These people who work in the office completely forget they work to manage our property, I spoke to 3 different staff all of them are nasty and rude.. they get so frustrated upset with you if you continue to ask them questions for understanding. On March 30, 2023, I signed and paid a $1000 deposit on a rental contract for the community center at Stonehaven Neighborhood Association (SNA) with Blackstone Property Management (BS). On August 3, 2023, BS emailed me stating that I owed $1500 within the next 5 business days or my reservation would be canceled. I contacted BS to point out that my contract stated that fees were due no less than 3 weeks prior to the event date, which was September 2, 2023. BS initially said that they would need to get HOA approval for me to pay after their mandatory 5 business days, but on August 7, 2023, BS told me that they did not need HOA approval and that it was their decision to make. BS also said that they would not honor the contract that I had signed with SNA, and that it was industry standard to collect all funds within 5-7 business days of booking. Starting on September 14, 2023, I had repeated difficulty reaching BS to get information about the rental, including the access code and equipment usage information. I left multiple voicemails for the manager, Forrest, but never received a response. When I logged into the portal, it took me to Fieldside's rental portal, and I was unable to get any information about the Stonehaven community center. On September 19, 2023, BS finally responded to my online message and told me that I would receive the access code two hours prior to the event. They also told me that there were 50 chairs, 60 round tables, and 2 rectangle tables available at the community center. However, the website was updated to show Stonehaven Community, and the rental portal for Stonehaven said that the community center could hold 100 people and had 13 rectangle tables and 2 round tables. My husband went to the community center in person on September 20, 2023, and was told that there were 50 chairs, 6 round tables, and 2 rectangle tables. The front desk staff told my husband that access instructions would come on Wednesday, September 20, 2023. On September 20, 2023, I sent a message via the portal to check on the email with instructions. BS told me that the email would come within 24 hours of the event. I called BS multiple times throughout the day on September 20, 2023, but the phone went directly to voicemail. When I finally got through, I spoke to Andrew in the Virginia office who confirmed that he could tell that I had called multiple times. BS told me that they had spoken to 3 separate representatives about the situation, and that there was no additional information they could provide. I am extremely disappointed with the customer service that I received from Blackstone Property Management. They were unprofessional, unresponsive, and provided me with incorrect information at multiple points. I would not recommend their services to anyone. Conclusion My experience with Blackstone Property Management was a complete nightmare. They did not honor the contract that I had signed, changed the requirements for payment without informing me, were difficult to reach, and provided me with incorrect information at multiple points. I am so disappointed and frustrated with the way that I was treated by BS. I would not recommend their services to anyone. It is important to choose a property management company that is responsive to its customers and that honors its contracts. On June 5, 2024, I contacted Blackstone Management's maintenance department regarding the private drainage area next to my home, which has not been maintained at all this year. I made this call because my original online request was denied by Bethany Scaife. Historically, the HOA landscaping maintenance team has taken care of this area since I moved here in 2021. During the call, I was informed that Blackstone Management is not responsible for the upkeep of the private drainage area adjacent to my property. Instead, I was advised that if I wanted this area maintained, I would need to cut the "private property" myself or reach out to the HOA Board of Directors. This response is quite disappointing. Typically, HOA property management companies are responsible for maintaining private areas within the community. As a homeowner, I should not have to spend my personal time addressing maintenance issues that fall under the purview of the property management. I have had to waste time sending the request, calling them on the phone, and now contacting the Board of Directors. I wouldn't be surprised if it turns out they are indeed required to upkeep this area. What a horrible representation for an otherwise good company. Whoever answers the responses from the homeowner's portal, needs to give that job to someone else because they don't know the first thing about customer service. In the last two years I reached out twice for help, and both times I received rude, uncaring and very sarcastic responses. And little do they know, all that does is get the homeowner more and more upset! I have a pond directly behind my home that other homeowners in the neighborhood love to feed. All I wanted was for the association to send a simple message (in their next memo to the community) asking neighbors to be more considerate when feeding ducks and birds behind their neighbors' homes. While they think they're just feeding ducks and birds, it's also feeding and attracting raccoons, mice and who knows what else. I've already dealt with a mice problem for the first time in my life and I don't want it to come back. Instead of addressing the actual issue with a simple email message, their response was that they're not going to arrest or fine people--something I never asked for. And telling me to contact animal control. The ducks and birds are fine, it's the inconsiderate homeowners in my neighborhood I have a problem with. And the last time I look, I send the "Homeowners" Association a check--they don't send me one. I mean come on... a couple of sentences in a memo is asking for too much? Very poor, rude, inconsiderate and uncaring customer service I have ever had to deal with! ZERO STARS! Moved out of a unit managed by Blackstone, had it professionally cleaned and professionally carpet cleaned . Management is stating that there was bleach on the carpet and charged $600 . I let them know that bleach stains were on the carpet at move in and it was reported on the move in sheet showing previous damages. Now management is saying there is no move in sheet for my account reporting these damages. Which is an outright lie. I personally filled it out and submitted it to the office. They also stated the kitchen floors were dirty. Which is also a lie. I took pics of the place when we moved out after the professional cleaning, which I have receipt for. I unfortunately am going to have to escalate this legally if I dont get a response from the owner. Updated post: I have submitted receipts of professional cleaning. I have submitted the move in checklist 2 years ago when moved in. I was offered to be let out of the lease 1 month early because you had a waiting list and could fill the apartment. Today, July 23, 2018 my water was turned off due to nonpayment. I reside in Charles County, MD and if you are a renter, as I am; you have nothing to do with the transfer of water & sewer services. It is only your responsibility to have the gas, electric and trash services placed in your name, not water & sewer. That is done by either the Landlord or the Property Management firm. So wasn't I surprised when my daughter called me to share that the water had been turned off due to nonpayment as I had never received a bill. I called Blackstone Management to share the situation with them. I spoke with a Forrest Baggarly, Managing Director. He placed all the blame on the Water & Sewer company, alleging that they had neglected to transfer the water & sewer account even after 11 attempts. When I spoke with a representative from the Water & Sewer Company she shared with me that all transfers are done electronically and that no title company, landlord or other property management firm had ever had any issues with the transfer of service. She also stated that Blackstone Management had no prior conversations with them since 2016. Mr. Baggerly is a liar and had the audacity to share with me that because I left a review on Google, he would not refund me the monies that I had to pay for reconnection fees of water service per their mistake. * Blackstone didn't properly conduct quarterly inspections as stated in the management agreement. Sat., Dec. 17, 2016 I visited the property to oversee work being done to a burst pipe. While there, I noticed the refrigerator and oven handles had been completely broken off, & holes and a missing panel in the dining room blinds. I e-mailed pictures to Forrest Baggerly. Even after providing photo evidence of the damage Blackstone didn't follow up by providing the tenant with a formal notice of the observed damages & request for compliance as stated in the agreement. Sat., June 3rd a neighbor sent me a photo of damage to the rear of my home. Although it wasn't damage that the tenant was responsible for, it was something that would've easily been discovered through proper quarterly inspections. When I spoke with Mr. Baggerly & asked whether the property was being inspected quarterly he said, "We drive by there every three months." It's a fact that "driving by" a property & properly completing quarterly inspections are not one in the same. * Mon., June 5th I received an e-mail from Mr. Baggerly asking that I call him regarding the tenant moving out. I called Tues., June 6th expecting to hear that the tenant provided a 30-day written notice of intent to vacate. When I spoke with him he told me that the tenant had already returned the keys and moved out of the property. When I asked what my recourse was to recoup June's rent since proper notice wasn't given, his response confused me. He told me that I was responsible for paying June's rent. I was baffled as to why June's rent wouldn't be absorbed by the security deposit. Referring to the tenant he said, "In her mind, she did give proper notice" and he apologized for the "mistake." I challenged him by stating that if the tenant provided proper notice to Blackstone, Blackstone didn't in turn communicate that information to me. He said the tenant recently visited the office & told him she planned to move in 2-3 months. He said that Fri., 6/2 she returned the keys & had moved out. He said he was surprised. His explanation didn't justify why I would be liable. He kept repeating, "I understand your frustration" and tried to move the conversation along to discuss a possible "roll over from another property." When I kept pressing, he told me that she brought a letter by the office. I asked what did it say? He told me that he wasn't near his computer & he'd e-mail the letter to me in about two hours after he inspected the property. He didn't. * Wed., June 7th Mr. Baggerly e-mailed to give an update, but didn't mention the tenant's letter, or my concern about June's rent. I visited Blackstone's office, but he was unavailable. I e-mailed requesting a call. I didn't receive a call back. * Thurs., June 8th Mr. Baggerly called. I told him that I shouldn't be left holding the bag for a $1400 mistake that I wasn't legally responsible for. He never disclosed what the tenant's letter precisely stated, but said it wasn't technically proper notice. The tenant's first language is Spanish & he commented that there was a language barrier. Even still, I have evidence of communicating with her various times via text message using a translation app that proved very successful in maintaining effective communication. Therefore, his explanation wasn't justification for delivering poor customer service. Whether the content of the letter was proper notice or not, Blackstone never made me aware that a letter even existed until the tenant was gone. Likewise, the tenant wasn't informed that her letter didn't qualify as wasn't proper notice. Mr. Baggerly finally took responsibility by stating that he'd cut me a check for June's rent & that the tenant would receive her security deposit minus damages she was responsible for. I was gravely disappointed in the undue stress Blackstone's "mistake" caused & that I had to persist & pressure Mr. Baggerly to do what was ethical. * Thurs., June 8th I also told Mr. Baggerly that I would have a contractor visit the home to give me a quote on damages the tenant wasn't responsible for. He said, "I'll have a lockbox placed on the door today." Fri., June 9th the contractor arrived at the property while I was still at work. There was no lockbox on the door & I had to reschedule with the contractor. It's important to note that Blackstone's office is located less than 1 mile away from the property. * Tues., June 13th I e-mailed Mr. Baggerly regarding the work Blackstone's contractors were responsible for completing. He replied & asked if I was available to speak by phone at 3:30 p.m. I told him yes. I didn't receive a call. * Tues., June 20th Mr. Baggerly e-mailed confirming that the contract work was done. We used Blackstone as property manager for our home. During that time, we requested status of the house after a significant rainstorm and received no reply. We also contacted them twice about increasing their service (and with a willingness to compensate for this), again no response. Since we were paying them to manage the property, we expected some level of communication, but it really appeared they could not care less about our property. I had to move for work, and they gave me hell. They would not help me at all. Previous tenant destroyed the apt, including cigarette burns on the carpet that they held me accountable for. I found a tenant to move in so that I could move out. That still wasn't good enough. They won't refund me me the amount for when the new tenant moved in, which is ILLEGAL. Blackstone mgmt is a scam. Case search proves it. They charged a $750 transfer fee for the new tenant to take over. For what? Because I did all of the work for someone else to move in. I HIGHLY recommend not signing anything with these people. When I tried to contact them about these issues, I was hung up on twice and then belittled by the owner. DO NOT RECOMMEND. read more

The office has had staff changes since my original review and is doing a much better job with my development. I look forward to more positive changes! Firstly, Id like to state that my initial review in 2014 was edited after my HOA president personally visited my home asking....pleading really, that I remove my initial review of Blackstone after I had a less than positive experience with them. Needless to say, they were willing to correct the issues I had with them when I agreed to do so. I'm all about second chances, and I try to be fair in any given situation. Fast forward to this calendar year. HOA dues for the entire calendar year are due on 4/15, and you get a notice stating this at the first of the year. Shortly before the 4/15 (Wed) deadline, I get a reminder flyer in the mail from Blackstone (mass mailing) stating that any dues received after 4/24 (Fri) will result in trash service suspension beginning 4/28 (Tues) which is one of the penalties for non-payment. The flyer does not indicate that there is a late fee even if you pay prior by the deadline for trash suspension. So, I misinterpret the reminder as 4/24 being a grace period from the due date, and I pay before the office opens on 4/20 Mon). On May 5th I receive a letter stating that my payment was late with a late fee assessed and it is stamped with a 30 DAY LATE stamp which it clearly was not. I send an email through their website as HOA members are told implicitly not to contact the board but go through BM. No response. The Property Manager is curt and defensive when I call today (5/13) inquiring about the status of my email request, stating first that they didn't receive an email, but then later acknowledges it, stating that there has been a transition of employees and she's not sure why it wasn't answered. Then she informs me that the late fee wont be reversed and I ask to speak to Mr. Baggerly regarding the lack of response. She tells me she will give him the message, but he may not call back. Huh? I ask why wouldn't he call back if I leave a message???? She just says the call would be referred back to her. I infer to her that I will pay the fee, but will update my review regarding their cust. serv and lack of response on Yelp. Three minutes after we hang up Mr. Baggerly calls and states that my email was referred to the board for approval of the late fee reversal and that is why I never received a response. Oh....ok. I ask why I wasn't informed of such if that is the case, and inform him that the PM indicated that the message hadn't been checked before today. He asks what he can do to rectify the situation and I tell him its fine at this point because I'm over it. Its now about customer service, it goes beyond a late fee. He gives me his personal contact information, but I am still here writing this review because I believe I only was given the time of day because I mentioned Yelp....I could be wrong...I certainly hope I am not targeted as a result of this review. read more

On multiple occasions I have sent multiple emails and letters with basic requests and they've gone unanswered. I have spoken to multiple employees for common requests and my requests have gone ignored. I have even spoken with Forrest Baggerly directly and although cordial, his follow up is LACKING. I've lived in this apartment for 3 years and never had a problem with management until Blackstone management took over. I've told them multiple times what needs to be fixed in my apartment and they continuously work on the apartment upstairs. They start at 6-7am , wake my 1 year old up every morning and while they are banging on the floors upstairs my ceiling is falling to pieces on my floor . There is black mold in the bathroom in the caulking and instead of taking the old caulking out he just covered it with new caulking and made a bigger mess of it and didn't even cover the mold up all the way . And when I tell them other problems in the house like the door fram around the front door coming off . They told me it's not their job to fix it ....... this management is horrible I suggest you don't even get involved with the company as a tenant or an employee! read more

This place treats the homeowners like we should thank them for the attitude they dish out. They play games like charging late fees for non payment but they never send a bill, after several requests for a bill. They stop garbage collection because they say dues have not been paid, they claim they never received the payment. But the day after I call to complain about trash service being stopped my payment is found but they won't turn the service on until the late fee is paid. I mailed my check a week before it was due, 2 and half weeks later the just get it in the mail - their office is less than 10 miles away. Do I think they purposely lost it on someones desk - yep. Every year we don't get a bill, we ask several times, they spell our name wrong, the check is never cashed. They mow the whole neighborhood but not the common area on our street. They put down much on all the houses except our street. After the dues are paid for the year they randomly stop garbage collection for weeks on end for no reason, the garbage company swore at me & said we had yard clippings in the bin, she said this without knowing the address. Blackstone refused to issue a refund for 3 weeks - 6 pickups this was just our house they do this to others on our street as well probably throughout the neighborhood. Mr. Baggarly said this was a lie but I have photos & video of the landscaping & garbage company skipping our house (garbage company in August after the assessment was paid) as they mow & lay down mulch down the street and we & all our neighbors have mowed the common area behind our houses for the past 4 years. They initially sent out really sad excuse of a newsletter that was just a printout of the website and hardly anything new - the newsletter was at cost to the residents. They became very defensive when we asked them to stop it was a waste of money. They took down reviews on Facebook, there were many negative comments there too. Their customer service people are condescending and hostile. Stephanie was the worst, her response to any question was to just argue and be as unhelpful as possible. Forrest Baggarly the community manager was very upset over my review on Google but seeing other people with the same problems tells me I'm not the only one they have treated like this. This company does not work for the homeowners it acts like a collection company. **I bet they reply to this review with some disparaging information about us/our account that is sensitive and violate privacy laws, like they have done to other reviewers. Take the review and change how you treat people instead of arguing with the homeowners. People don't post negative reviews when they are treated fairly. Hi, I was selling a home that used BlackStone Management. I needed a Re-sale Package for the Town Home Association Rules. Mind the fact that I have been paying the association fees for over 28 years and never received an addendum or update to my original package of association rules. Never the less, they demanded $150.00 for a current copy. Then they required a fee to send it FEDEX. Okay, they want to bend me over and they know they got me. I pay all of their fees and wait - for weeks! With the closing date for the sale approaching and still no paper work from BlackStone, I search my email account to see if I missed something and I do find a letter from them where they attached the documents to the email. I call them up and asked why I was charged FEDEX fees - no explaination offered. Just another commitment to try it again. So I wait a few more days and still nothing. I call them up again and they tell me they put it in the USPS and have no tracking number of the package. In any case, I call my title company to tell them what is going on and that I might not have the paper work required to do the closing. Then they tell me their story of how BlackStone Management jacked them up for $50.00 to give them an application form for them to fill out. This is a lousy company in my opinion. read more

Worst management company I have ever dealt with. I have monthly dues but yet they refuse to send me monthly bills. I just received in the mail today a collection letter from the company's attorney. I contacted the attorney and even the staff member I spoke to at this office stated that Blackstone should be sending me monthly bills for monthly statements. Sadly, the attorney couldn't do anything and gave me the number to contact Blackstone directly. The lady who answered the phone was useless. I asked that a bill be sent monthly but her comment was that they send quarterly statements and that's it. Quarterly statements is three months!!! So by the time I receive the statement it's technically already two payments past due. Kicker, if this were true, I would have received a "quarterly statement" around June/July which never happened!!! I am more than willing to pay my bills but I would appreciate a bill!! Now I have to pay attorney fees and late fees on top of my dues. read more
