On August 3, 2023, BS emailed me stating that I owed $1500 within the next 5 business days or my reservation would be canceled. I contacted BS to point out that my contract stated that fees were due no less than 3 weeks prior to the event date, which was September 2, 2023. BS initially said that they would need to get HOA approval for me to pay after their mandatory 5 business days, but on August 7, 2023, BS told me that they did not need HOA approval and that it was their decision to make. BS also said that they would not honor the contract that I had signed with SNA, and that it was industry standard to collect all funds within 5-7 business days of booking. Starting on September 14, 2023, I had repeated difficulty reaching BS to get information about the rental, including the access code and equipment usage information. I left multiple voicemails for the manager, Forrest, but never received a response. When I logged into the portal, it took me to Fieldside's rental portal, and I was unable to get any information about the Stonehaven community center. On September 19, 2023, BS finally responded to my online message and told me that I would receive the access code two hours prior to the event. They also told me that there were 50 chairs, 60 round tables, and 2 rectangle tables available at the community center. However, the website was updated to show Stonehaven Community, and the rental portal for Stonehaven said that the community center could hold 100 people and had 13 rectangle tables and 2 round tables. My husband went to the community center in person on September 20, 2023, and was told that there were 50 chairs, 6 round tables, and 2 rectangle tables. The front desk staff told my husband that access instructions would come on Wednesday, September 20, 2023. On September 20, 2023, I sent a message via the portal to check on the email with instructions. BS told me that the email would come within 24 hours of the event. I called BS multiple times throughout the day on September 20, 2023, but the phone went directly to voicemail. When I finally got through, I spoke to Andrew in the Virginia office who confirmed that he could tell that I had called multiple times. BS told me that they had spoken to 3 separate representatives about the situation, and that there was no additional information they could provide. I am extremely disappointed with the customer service that I received from Blackstone Property Management. They were unprofessional, unresponsive, and provided me with incorrect information at multiple points. I would not recommend their services to anyone. Conclusion My experience with Blackstone Property Management was a complete nightmare. They did not honor the contract that I had signed, changed the requirements for payment without informing me, were difficult to reach, and provided me with incorrect information at multiple points. I am so disappointed and frustrated with the way that I was treated by BS. I would not recommend their services to anyone. It is important to choose a property management company that is responsive to its customers and that honors its contracts. I hope that others can learn from my experience and avoid using BS at all costs.

    This review has been written 6 months after our deposit was partially returned--still waiting…read more 1) Mrs Huseman will charm you in the beginning and then drop off the planet to leave her son, Mr Huseman to handle all aspects of the business but is usually in landlord court. You will be stuck with their secretary. 2) All communication will be done via email. Good luck with a phone call. Keep all emails, they might be useful. Almost all maintenance requests will be denied. 3) We were charged in excess of $300 to have repairs done to paint throughout the house we rented. We submitted a cd with pictures of the house, a letter specially regarding the condition of the house and that we would not pay for paint damage and our move in checklist. All were disregarded in terms of the paint. 4) We were not afforded a final walkthrough, which is 100% illegal according to the Maryland Code and they forfeit any and all portions of our deposit even if we trashed the place. They claimed that because we moved out of state there couldn't be one. They still have to offer. We can't go to small claims because we are in another state. Gotcha! 5) Request, rather demand a copy of the lease ahead of time. It's shady. Unless you absolutely need a place, look for another property management company. 6) Filed a Better Business Bureau complaint and they refused to answer claiming they just got the notice. I've had to call and notify them to pick up certified letters because they sat in their PO Box for several days. 7) These people are crooks and operate at their own discretion. I could literally go on and on and we lived there less than 2 years.

    Hands down the best property management company in the DC/ Baltimore Area! They go above and beyond…read morewhat we have seen from any other company. We tried three different companies before we found them and I wish I would have heard of them sooner! Not only did they manage our property, but they also helped us sell our house! Gregg Kantak personally walked us through the sale process while we were stationed in Germany! He is amazing! Thank you Gregg! They ensured that the renter paid on time, checked on the house to ensure it was not being abused, ordered and supervised maintenance, and sent us detailed statements each month AND annual tax statements. He made himself available to talk or video chat with us, even when we were stationed in Japan and the time zones were the most inconvenient. Communication with the entire company was superb! Emails were always answered in the shortest amount of time. When the renters moved out, they got quotes from several contractors for all the repairs needed to sell the house, let us choose, and ensured that it progressed to standard and on time! When it came time to sell, it took less than 30 days till we entered an agreement! Gregg & his team really went out of their way to ensure we had a good experience.
