My wife and I Have owned rental apartments in Redding for about 20 years. The first five years we had a lot of difficulty finding reliable, honest property managers that didn't nickel and dime owners into the dirt. We had an emergency management problem when the company we were using previously, Shasta properties, was ordered by the court to stop property management because they didn't have certain business aspects required by law. Since we live out of town, we were in a panic. We called Coldwell Banker and told them the scenario and they took us on as new clients immediately. They handled the transfer of contracts, deposits, tax work everything for us. Over the last 15 years, they have taken amazing care of our property and us. I'm not sure how long Tracey Young has been the Branch Manager, but she does an amazing job. Coldwell banker listens to our needs as owners and protects the value of our property. They stay within our spending limits when repairs are needed and if something comes up, they try to help us work through it. For example an air conditioner went out in one of the units this summer and the first bid was way out of our price range. They found a lower bid from a company that was willing to take payments over time. Then Tracey called letting me know the family that was renting the unit was having a difficult time with the heat. As it took so long to replace, she let me know the renters were valued and asked me if I could make some adjustments. With Tracey handling both the owners aspect and the renter aspect of the problem perfectly. If you are a property owner in need of good management, I recommend them highly. If you are a renter looking for well managed property, you will be hard pressed to find a better rental agency.

The following thoughts about a recent listing and sale should help understand why I think so highly of Skip. I found him to be exceptionally skillful and professional throughout a long, drawn-out (multi-month) negotiation that could have and probably would have failed if he hadn't been involved. There were many instances where the buyers were making unreasonable demands and we were prepared to end the negotiations. Fortunately, Skip convinced us that it would be better to counter their demands and stand our ground; a strategy that eventually paid-off in a sale. I also appreciated the advice he gave me on dealing with significant repairs. Of particular note, his proposal that we ask the buyers to adjust their offer price to offset the total cost of a repair saved us thousands of dollars and allowed the buyers to integrate the cost to them into their loan. I'm also certain he made the overall process much less stressful for us by setting clear guidelines about how we communicated with him and by maintaining a calming and positive demeanor throughout the process. I have also worked with Skip when looking for and buying a property and had an equally outstanding experience. I found Skip to be incredibly patient as we searched long and hard for a property that met some very specific criteria. During our search he provided excellent insights on many properties including their features and potential advantages and problems. He also helped us assess their value. Most important to me, he never tried to push or direct us toward a property. He simply pointed out properties that he thought might be of interest and discussed them with us in a very unbiased way, allowing us to make our own judgements based on what we valued. Because of these experiences, I have been telling everyone I can how lucky we were to have Skip as our realtor and what a great job you he does. He is by far the best realtor I have ever worked with.

We then looked at an apartment with them and ended up moving in. I notices that when I would plug things into the electric plugs, they would spark. I called the electrician and he said that all the wiring in the apartment and the insulation was melted and that it was a huge fire hazard!!! We had been living there for months with a new baby not knowing this. As soon as country properties found out, they gave us 3 days to find a whole new place to live. 3 days!!! And didn't even offer anything through their property management company (not that we would take it anyway). Also, the place had rats. I had the exterminator come out all the time to kill them. The places these people rent are dirty, disgusting, and so unsafe. Do not rent from them
