He would warn us that even if we lose out on a house, in the end it always works out (and SPOILER ALERT he's right). But he still commiserated with us when we were outbid and he really went above and beyond when we were searching for the right home. And he really does want to find you the right home. He will be honest with you about any negatives he sees and he will steer you away from any bad decisions. Sometimes we were so keen to just get a house that we were willing to settle or make hasty decisions. But Billy makes sure that whatever house you get is a great house and whatever you do is sound and smart. And I'm so glad that he was there with us helping make all our decisions. He would give us daily updates of his endeavors going door to door and networking with other agents. In the end it was a note of his he left on the door of a house that was off the market that did the trick. We were able to buy a house that was miles better than any of the other houses we put offers on with basically no other competition. In the crazy housing market right now you need someone like Billy who is willing to go the extra mile. I went through a terrible experience with a previous realtor and after 4 months my property didn't have 1 offer so I took it off the market. Many months later, I searched Google and found Morgan after reading a review on here (Yelp) and browsing her website. After reviewing her "buyer/seller guide" (which I highly recommend you ask her for), it literally answered every question I had as a seller. And in my case, I started to question after living in 4 states and working with countless realtors, why this was my first time seeing such a guide? It speaks to Morgan's ability to truly understand her market and clients. I went from no sell after 4 months to hiring Morgan and had an offer in 10 DAYS!!! You can't get any better than that. What I love about Morgan is that she's a straight-shooter. She won't B.S. you and she delivers. She also pays attention to details. I lived out of state from my property so she did all of the legwork for me. My condo needed some work with painting, staging (which I HIGHLY recommend her staging services), and minor maintenance. Her pricing was reasonable, she got it done in a timely manner, and she found ways to save (to the point that she went and actually swapped an item purchased for a less expensive one). She has a great eye for design, and most importantly, she's trustworthy. I can't recommend this woman enough. No shade to male realtors, but my experience personally has been that woman realtors pay more attention to details. I gave Morgan my timeline and budget and she completely exceeded my expectations. I don't even think this review does her justice as I'm beyond thankful for her services. She's phenomenal. If you're in search of a realtor or have a realtor already but you have a hunch they aren't meeting your needs, before you sign any papers, I'd make the switch or at minimum hear what she has to say. UPDATE (approximately 1.5 years later): We recently used Cari Ann Carter again for the purchase of a lot. This was a bit spontaneous and Cari Ann is a pit bull when it comes to advocating for you. We were able to put in an offer Sunday, get a counteroffer Monday and secure the property on Tuesday. She was INSTRUMENTAL in making this happen quickly and is the best negotiator ever! She set reasonable expectations for us, which we really appreciated, and was very open in feedback along the entire way. More importantly, she is a DO-er! He helped us buy and sell, but this review is focused on the sale of our house. This was our first time selling a house, and we were dreading the process, especially the preparations and the evaluation of (hopefully) multiple offers. Once we started the sale process, Tim walked us through all the what-if scenarios of the entire process, including prep, pre-inspection, listing, and talking through the key details that we'd look for in each offer. He suggested that we do a pre-inspection of the house, which initially seemed odd, but after discussing it a bit we thought it was a good idea. And it turns out it was a great idea, as it really enabled buyers to have confidence in the quality and lack-of-surprises in the home, enabling them to write higher offers and/or waive their inspection period. Our house received multiple offers above list price, including some with waived inspections, and we believe that was due to Tim's great suggestion to do a pre-inspection. Overall we had a good time working with Tim, he was very professional and is a reliable communicator.

My partner and I are first time homebuyers, and were also living out of state and across the country when we first contacted Tim. We chose him because he was very good with technology that allowed us to look while not physically present. Tim continued to impress with his virtual home review videos and his expert eye to see the costly flaws in a house. He was always available and eager to help! He also helped us through complex circumstances of home buying. There were a few external mishaps and Tim helped us pivot and come up with a strategy for next steps. We extended multiple offers and he made sure we weren't overpaying for anything through back and forth bartering. Some sellers didn't want to work with us or convey the full details of the house and he cut through the unwritten rules of real estate and held other realtors accountable. Tim was very knowledgeable from a contracting perspective too. He had estimated costs for repairs and a great eye to spot flaws in any house. He has a contact list for every repair under the sun and was able to get quotes quickly during the inspection period. Which saved us after a house came back with a terrible inspection! Our home buying process was complex since we initially wanted an investment property then transitioned to making it a primary residence. Tim was very patient with us. I never felt pressure to buy a house I didn't like, or extend an offer higher than I felt comfortable with. He was on our side for the 10 months we spent looking. He also responded very quickly and we were able to extend offers on a quick turnaround which is very important.
