This is your classical 70's mall with a concrete exterior and a low-key interior. It doesn't appear to have changed much over the years. You can still see the fountain where the famous YouTube video was taken. Not a lot of super high end stores, but it matches the area nicely. All it needs is an attached cinema to complete the feel of the pet rock era. I hope this place will endure. Unlike the Plymouth Meeting Mall, the exterior stores aren't doing as well as the interior. The Firehouse Subs place just closed. Security is present but not intrusive read more

With new ownership looking to close and redevelop most of the mall, Berkshire Mall's time is sadly getting short. What is sad, is while Berkshire Mall is no longer in it's prime, a large portion of the mall's interior remains filled with a mix of national and local tenants. It even has one fully functional fountain, in front of the Boscov's, with the fountain in front of the Sears not being operable for several years. Foot traffic on the weekends is excellent, with a portion of the community still supporting Berkshire. Unfortunately, this malls downturn largely started with the closing of Bon-Ton and Sears within a year of each other. The sale to Namdar Realty Group bought Berkshire into less reputable ownership, with their usual deferred maintenance leading to the mall almost being condemned in 2024 and a large portion of the parking lot being blocked off due to sinkhole issues. The food court upstairs is down to only three stands. What makes Berkshire worth stopping into despite all these problems? While the interior is dated, it is nice and kept clean. There is a fully functional mall retro arcade, Challenge Arcade. Berkshire Mall has one of the few full size FYE's left in the state. Various small businesses add charm and other shopping options. It's a shame that Abrams Realty Group, the malls future new owners, want to close Berkshire. Unlike Exton Square Mall, which they are also redeveloping, Berkshire Mall is not dead and it's far from it. Shame how it's going to end. read more

Berkshire mall used to be great but the lack of food choices limit the enjoyment of the mall. The other problem is all the best stores are gone. Used to be a five and below , a pet store , a book store , a toy store - all long gone. Just not what it used to be. Sad Boscovs is still there and that's always a good place to go read more

This seems like it was once a very nice mall, but now it seems to be suffering from neglect from its owner. The beautiful fountain in front of Boscov's doesn't work, the mall doesn't have a decent toy store, and the owner didn't even put forth the bare minimum effort to turn the former Sears into an arcade. But that is not to say that the property does not have potential. I mean, it could be worse. I think if possible the former Lit Brothers/Bon Ton should be replaced with a hotel or apartment building, the former Sears & Roebuck should become a Dave & Busters or possibly a Round One or maybe even a Tilted 10, and the mall should have a toy store similar to that of Amazing Toys at Plymouth Meeting Mall. read more

Very nostalgic mall on an upswing recently. Nice balance of local businesses and bigger name brand stores. Absolutely in love with the architecture, especially the neon and the glass elevator. I love this mall!!! read more

A decent size mall, most spaces were occupied. Nice selection of stores. Not to many concession stands and the main bathroom is on the upper floor. Location is convenient being right off 222. read more

The Berkshire Mall is a nice diversion on a rainy day and does offer some great options such as Gertrude Hawk's candy shoppe where you can purchase delicious honey roasted nuts and an array of other candies, chocolate covered strawberries... . Hot Topic's customer service is always welcoming and knowledgeable offering a huge variety of items which are seemingly perfect for anyone on your gift list. (I just wish they had a bigger sales floor.) Boscov's always has wonderful sales for high quality products which can't be matched. FYE also has a great number of sales and a wide selection in its spacious sales floor. Hallmark, Rue 21, Bath & Body Works, American Eagle, Journeys, Victoria's Secret.... 5 Below is located outside of the mall and boasts a good selection and is always busy..... There's a few places to eat in the upstairs food court, but I prefer the sit down ambiance of Ruby Tuesday. I can go on and on with the positives of sales and selections in other stores as well; however the quality of the mall atmosphere is significantly declining. There are an over abundance of vacant spaces, cell phone stores, a strangely placed convenience store, and a number of other stores which do not boast quality products which should be in a mall environment. (Strip mall, yes. This type of mall, no.) The physical condition of the mall, bathrooms, decor, etc. demonstrates a declining interest in upkeep/cleanliness. It is unfortunate, but should this location keep heading in its current direction, I foresee it following the same fate of the Fairgrounds Mall. (Hence the 3 star rating. Should the quality and atmosphere improve, I'd be happy to readjust my review accordingly.) In conclusion, if you're local and looking for great sales at a specific store within the mall or are seeking a diversion to get out of the house for a change of scenery- this is a great start. However, if you're looking for a more uplifting and fulfilling mall experience with a wider store selection and/or a more aesthetically pleasing environment it might be a better option to make the drive to King of Prussia or research other options. I do hope however that this review leads management to begin making some significant improvements to positively impact the mall itself and the community it serves for it does have great potential! read more

It's one of the biggest collections of stores in the area, however if you're spoiled like me and grew up with stores like KOP Plaza, this mall is only a drop in the bucket. Plus no matter what time of day you stop by, there are always groups of people in the area below the food court (out in front of Bon-ton). This is a heavy reminder of the fact that there is nothing else to do in Reading since people are constantly sitting around the mall! Other than that, it's just a typical mall with the regular stores: Boscov's, Sears, Claires, Wet Seal, Victoria's Secret, Spencer's, Bath and Body Works, etc. Nothing to write home about. read more

A once beloved mall is now a morgue. The big department stores that were the draw, are all but extinct. The Bon-Ton is done, with Sears right behind. Sure, there are mall shops, but the employees are denying the sad truth, that they will soon be out of a job. It really is a shame. read more

This is a pretty tiny mall anchored by Sears, Boscovs and The Bon-Ton. These stores are alright but certainly leave something to be desired. They have several stores that I enjoy visiting, but for the most part it's not really worth the trip unless you are desperate for something and need it ASAP! Also, the food court is a little under whelming, which usually winds up with me getting Chick Fil A. I don't mind this, but if I go on a Sunday I'm SOL. I prefer to travel farther away to better malls if I have the time. read more

The Berkshire Mall (or the BM, as my friends and I used to call it) is a decent mall. There are 3 anchor stores: Sears, Bon-Ton, and Boscov's and the usual other mall stores. The food court is average but it seems like places are constantly leaving and new ones moving in. Many Friday and Saturday nights were spent here, since it was pretty much the only thing to do in Reading back in the day; I also worked at the mall for about 3 years, so I have to give it a fairly decent review. There is nothing really to write home about at this mall, but it suffices its purpose. read more

This mall has been barren long before the Covid epidemic and hasn't changed much at all since the pandemic has started. There are more cell phone providers than retailers and the food court has about three options left. The fountains are now empty there is no attempt to even make the building look like it's being maintained anymore. I appreciate the hard workers in the stores that spend their days and nights listening to the haunting 80s music echo throughout the barren halls, the dim flickering lights and the random out-of-place plants used to disguise the decay of four decades past. Management, I can't speak for- I know it's been a very rough few years trying to keep businesses in. I don't wish to see this mall fail, but over the past four to five years it has been nothing like it used to be. I remember you couldn't find a parking spot at one time, now you wonder if the building is abandoned. The only way this mall is going to survive is if it is bought by new owners and overhauled with new flooring, roofing, furniture, and decor. read more

It used to be a great shopping mall. Now it's basically barren. Not much to eat. Wish there was more variety in the food court and a better variety of stores. They need to clean the restroom much better. They were not clean. read more

ONLY GOOD MALL IN READING AREA!!!!! Fairgrounds went under and this mall has everything you need. It has all the stores every other mall in America basically has. Its a little on the small side, but it has the essential store you need. read more

Berkshire Mall is the typical suburban mall you'll find in any decently-sized city in America. Stores come and go, the mall itself plows on... It had basically everything you need in a mall, a modest food court plus a Sears, Bon-Ton and Boscov's acting as the main anchor stores. A Cricket Wireless just opened up near the Boscov's side. I signed up with Cricket back in January, but I went to the Lehigh Valley Mall Cricket Wireless kiosk -- I didn't even know there was one in Berkshire. read more

Much better than the Fairgrounds mall ! Has lost alot over the years. Used to be a movie theater at the Berkshire Mall and a book store. Most stores are clothing stores now. Has a great pet store and a five and below. Sears will soon be gone. read more

I remember the Berkshire mall in the 70's and 80's when there was a Woolworths and a Wanamaker's. As a kid I sat in the white molded plastic circular benches at center court and I remember that the seating faced the Donut Hole donut stand. I liked the main fountains at center court. They were always pretty. Today I still visit the mall occasionally and I admire the fact that it's been able to stay in business when so many other complexes have failed miserably and closed. The Berkshire mall sure beats Walmart and all the other stores that lack class and longevity. read more

Berkshire Mall - Bridge over fountain at Berkshire mall - Shopping Centers Near Me - Reading, Pennsylvania

You will find a decent amount of stores with honest, helpful service and the kiosks used to be pushy but they seemed to tone down now. My favorite is probably the Enerjuice juice stand in the Sears wing of the mall. It's a nice surprise but its not worth going out of your way for...I would just save your gas money into a fund for your own immersion blender someday. read more

Berkshire is still nice to go to occasionally. The mall has changed and I've grown up. Seems to be on a long, downhill slide. Unfortunately, times change. I really wish they would still have the fountain at center court. I wish they would fix the skylights which were boarded up in May 2014. Looks pretty shabby. The main hallways sometimes make me feel like I'm in a street market in some third world countries with the vendors going out of their way to make sure they cross my path to peddle their wares. Like vultures waiting to strike. All in all still a decent place. read more

I like the mall but don't come here very often. We went up to the food court for a bite to eat. I used the restroom while we were there. Ladies room was horrible ! It stank terribly and there was toilet paper everywhere. I know it's a busy time of year but someone needs to check on them. read more

We used to do a large amount of shopping here, but over the years I have started to worry about the declining economics of big-box shopping aggregators. Growing up we used to stop here a lot, and I am not sure if the issue is purely the decline or perhaps King of Prussia has simply gotten so awesome that no one needs to go here when the turnpike gets on to KoP so fast. read more

I only go here for sears and usually don't go in the mall. The courtyard is beat and it seems like every time I go there to eat another place closes. I prefer the other stores in the area. read more

I love this mall. I got my first kitten at the pet shop here. Some days it's crowded, some days not. My favorite part is when they decorate the mall for the holiday/Christmas season. I just don't like being attacked by perfume sales people while walking past a kiosk. Lol read more

This mall is pretty cool, I love the water fountains and its already a famous mall cause it was the site of that woman texting who fell in the water fountain, I've always loved the water fountains in the mall, used to have it at Lehigh Valley Mall but they got rid of it. The second floor only has a food court and not much else, still a pretty good mall, good stores and this mall is really clean. read more

Good mall filled in here once as a cellphone repair tech.
