I rented a townhome from this company from August 2021 to the end of February 2022. While I love…read morethe experience of them getting me into the home, I held off on writing the review (which they asked me for immediately), I knew better. You never know how someone's going to treat you once they have your money and you're leaving. Sadly, this was one of those times. Although it wasn't an absolutely horrible experience, please know that you should document absolutely everything with pictures and screenshots. From my experience, they will uphold you to the highest standard possible, but will not do the same for themselves. Examples are, I had a screen door that needed to be fixed and was not fixed, and I was told if any damaged happened from using the screen door, that already didn't work, I would be held accountable, even though I reported it. There were some things they did right, there were some things they didn't care about at all... Such as fixing a pretty dinged up garage door, which could have thrown it off track at anytime and they would've been held me accountable. It would be totally fine if they didn't want to fix things as long as they took ownership of any further damage happening due to improperly working equipment. They are not willing to do this. The final thing that made me feel this way about this company was upon my move out... I know that by law, they have to have the home professionally cleaned and shampooed carpets, because of this I have been recommended by most rental agencies to allow them to do it. They usually have a good deal worked out and it will save you money and time. That is not the case with this company. They hired a company (who I spoke with) to clean the home at the rate of $100 an hour (2 employees at $50/hr) for five hours. A job that is, at most, $35 to $40 an hour rate. In addition there was a $250 carpet cleaning fee for a home that is only half carpeted. After speaking with both companies, I was refunded $50 from the carpet company because of carpet stretching which was not supposed to be charged me. Upon speaking with a cleaning company, they were told to go back and clean more. With the pictures that I have and Mountain View property management has it is astonishing to me it would take five hours. More or less, charging $100 an hour, which is what I make as a software engineer, to clean a home. I spoke with them in emails after this and with no remorse they just justified everything they charged. Well, I can say, they are not wrong for what they charged, I can tell you that I feel taken advantage of by the amount. It did not need to be five hours and it definitely did not need to be $100 an hour. So while I may not get any of my deposit back, just be aware that you will be held to the extreme and they will hire an expensive company to clean when you move out. Still debating if I should post all the photos and screenshots I have or if that is overboard.

For example, there is another company in Bend, Oregon that shares similar ratings and that is Dollar Tree. You get what you pay for. With the townhome that I lived in, there were so many issues prior to move in. You may be paying cheaper rent (compared to the rest of Bend), but they do not prioritize maintenance or any sort of upkeep in between tenants. Their one and only goal is to maximize profit and pay little attention to the comfort of their tenants. If you do end up renting from this company, these are my recommendations: 1.) Document EVERYTHING in your own walk through. This saved me from being locked into a contract for a year. 2.) Lower your expectations. For MVPM. I am aware that the person in charge of your social media tends to respond positively to good ratings, and poorly to bad ratings. I will happily explain my reasoning and experience in further depth if you do respond.

I've been a loyal tenant since 2010 and have enjoyed living here. However, I have witnessed the…read moresteady DECLINE in maintenance, despite annual Rent Increases to cover "the cost of increasing maintenance costs." Christina and John Gist used to be receptive and friendly. Something changed. Now, it's become almost impossible to reach them! MULTIPLE TENANTS have complaints of unanswered emails, texts, and phone calls...myself included! Generally "we" cannot reach either of them. Don't be fooled by the "55 and OLDER" description...we're still expected to get up on ladders to change our own furnace filters, light bulbs, smoke alarm batteries, and clean out our own gutters if we want dry walkways. Also, I have witnessed at least FOUR women in their 70's and 80's, have to pack up and get out because of steady rent increases! They all emptied what was left in their savings accounts, and bought 20,000-$30,000 manufactured homes in the park behind "Jakes Diner". Apparently the "management" doesn't know what the term FIXED INCOME means! The rents as well as the increases are not done fairly. For instance, I've consistently paid MORE than other tenants who have been here as long as I have! My rent increase this year was $85, which will put me at $1340! In comparison, my neighbor who has also been here since 2010, will be paying $1300. He has a newer unit than I have, and his landscaping is kept up. It's not hard to understand, neighbors talk with each other! Since EVERYONE got hit with increases on April 1st which will take effect July 1st, it's been the talk of the complex! This past weekend I saw one of my 90 year old neighbors out trying to do some of her own yard "maintenance", so I stopped and talked. Then the neighbors next to her came out to actually help her. They all mentioned..."if we don't do it, nobody will!"
