We are buying a home in Kaysville and contacted Troy at Behind the Scenes Home Inspections. He gave us pricing information and set a time that was convenient. He didn't charge us extra for coming to Davis county even though his business is listed in Utah county. Oscar was our inspector. He arrived on time and contacted me because the home owner wasn't there (due to a misunderstanding). He stayed and inspected the exterior until the owner arrived. Oscar was very thorough. We are so glad we purchased the infrared scan because he found a leak and more importantly, the home had the wrong wiring in the electrical box, which was a fire hazard. The safety of our family is paramount and it put our minds at ease. We have been looking for a home for a while and have used several inspection companies. This was the best experience we've had. Oscar Carrillo recently performed our house inspection and I can't say enough great things about him. The company was easy to work with and scheduling was flexible. They were able to get our inspection done on short notice, but didn't skimp on service. My dad was a mechanic/builder for most of his career, so he gave me a huge list of things to ask them to check for. Oscar did all of them and more before I even had a chance to bring them up during our buyer walk-through. Oscar has an extensive knowledge and background in most areas of the construction process, and was willing to explain and show me every aspect of his report. The BTS Team were very professional and quick to respond from my call on Friday to my scheduled inspection on Tuesday. JayCee in the office was wonderful to work and schedule with and Mike was very thorough on our inspection. He went over everything he found with me (the good and concerning) at the end of his inspection as well as had the report typed up and sent to me via email within 5 hours. After reviewing the Seller's Property Disclosure, we agreed to do additional Mold and Radon Testing. Mike was able to complete those tests on the spot, without re-scheduling to a different day. I received the results of these additional tests within 2 days. I certainly appreciated his knowledge, expertise, extra time and professionalism. I had this company do an 11 month home warranty inspection and the owner Troy was fantastic. His website was super helpful and easy to use/navigate. I saw the high ratings on here, so I decided to give them a call to inspect a home we had an offer on. Oscar was incredibly thorough, and found a couple of leaks using his infrared scanner that saved us several thousand dollars in repairs that might otherwise have gone unnoticed. We were very appreciative, so asked Oscar to inspect another house, and he was equally as thorough, letting us know about some issues that he ultimately thought were cosmetic, but wanted to note them anyway. Both Troy and Oscar were very pleasant to deal with, the appointments were very easy to make, with service in just a couple days, at most. Paying for a home inspection has truly not felt like a cost at all but rather an investment. The inspection turned up over $5000 of hidden damages that we could not see ourselves. The inspection even uncovered that there was an unhealthy presence of mold and faulty wiring of a few circuits. A few circuits used aluminum wiring and we were informed that this could cause a potential for arc flashing where the wire lands on a light switch of fixture, potentially causing a fire. Troy and Oscar came to the home my family is buying and did a very thorough review. I came in the middle of the review, expecting them to be nearly finished and they were only about half of the way done. It made me feel like they were looking over every square inch of my property. After their inspection, they walked me through the interior and exterior of the house, pointing out everything they noticed and providing recommendations on things that needed repair, how to do the repair, and suggestions on companies who could help with the repair. Oscar is hands down the best home inspector I've ever used in Utah. I really appreciate his attention to detail and going above and beyond to make sure everything was inspected. He took time at the end of the inspection to point out everything he found, explained what it meant, showed me where every GFI was located, where every shut-off was located, and took as much time as I needed to answer questions. Oscar was our home inspector! He did an outstanding job. Very friendly and did an excellent job. He explained everything that he found and spent close to an hour going through the house and explaining the issues he found. Troy was awesome! I got a very detailed report on my house with pictures. His website allowed me to go through each item and decide whether to accept as is, request monetary value, or request to have it repaired. After I select my options, I can sent this directly to my realtor for negotiating purposes. It makes a stronger argument for a price reduction when we have pictures and documentation.
