Beech Tree is the most unethical and unprofessional company I have ever delt with. Once they have you trapped in a lease, they believe they can treat you however they like. They make no attempt to reconcile any issues you are having and only care about maximizing their profits. As long as they continue to benefit from the surge of people moving into the area, you and your family are expendable because "The market value has gone up and we can get more for this property" (President, Cory Tanner). If you are a good tenant, rent is always paid on time, have a family and kids, it doesn't matter because you are not their priority. You are not their concern and you and your family don't matter to them.
I'll provide an example for you. Christmas of 2020 was spent trying to figure out how we could either come up with an additional $300 per month for rent, or how we can come up with money to move in the middle of winter. This was also right after surgery at the Veterans hospital along with a pending surgery for my 4-year-old daughter. It was a rough time of the year and the stress only increased by the rent increase and quote above from Cory Tanner about the market value and our choice to have our rent increase or move. Two months was not feasible to make this happen so we decided to go to a 6-month lease in hopes that despite our current setbacks, we could find something towards summer.
As summer approached and our lease end was coming up again, we were thinking that we can continue to make the increased rent work and stay. We love the house and neighborhood and were planning to sign another 12-month lease. That is when we were told that because our lease was up for renewal, that they were going to increase our rent again by another $200. We were initially told by Holly Diem that we could do another six-month lease at the new rate. After several calls and voicemails over a couple of weeks, we finally got a hold of Holly right before the lease automatically renewed. Holly informed me that Cory Tanner no longer wanted to do a six-month lease. Cory now prefers that leases end in the summer and would need to sign a 12-month lease. When asked if this was a preference or if they were refusing a 6-month lease, we were told that all they would do is a 12-month lease. We were lied to and then coaxed into a 12-month lease and that Cory would at least remove the $50 per month "Term Fee". In six months, our rent was going up by over $500. While the market value is increasing, Beech Tree has no moral decency and has no intentions of conducting business ethically. As long as Cory Tanner was getting his extra $500 per month from us, he could care less.
To add insult to injury when talking or trying to talk with someone if you could get a hold of them, Cory's property coordinator Holly Diem is rude and disrespectful and only encouraged by the example set from Cory himself. Holly is incapable of working to resolve conflict and takes her displeasure out through rude, condescending emails and phone calls. Another example. Holly Diem sent us an email telling us that the homeowner received a HOA violation and we needed to "move the red truck". I responded by telling her that there was not a HOA violation attached in the email and that she should update my wife's contact info with her new phone number (included) as well as her updated email. Holly Diems response, and I quote was "Here you go". If this was the first time dealing with her rude and condescending attitude, I wouldn't have thought anything of it, but she has continued to be rude and disrespectful to us for going on 2 years now. I asked Holly, why she wouldn't call or email us about the "red truck" and get any details regarding the claim? Beech Tree is a property management company and make money to manage the property and to be the "middleman" between the owner, tenants as well as any Homeowners Association. Holly's response to my question was "If you read the letter it is from the HOA not us". She is so pleasant to deal with and love that when you do get her on the phone, she just huffs and puffs and hangs up as soon as she feels. I asked Holly for the HOA CCR's as we were not provided them at move in and our lease states that street parking is authorized as to which Holly responded that she does not have the HOA CCR's but that I am welcome to call them.
So, what do they do? They don't know the HOA CCR's, they don't even have a digital copy of them anywhere, which is weird, they won't attempt to resolve any problems that arise and yet they collect a percentage of the rent as well as being paid by the property owner? Why? Why go through Beech Tree when all they do is collect rent and treat their tenants like garbage?
