ATTENTION INDIAN BUYERS!! One very commonly known practice is that all the home sites which have an East or North East orientation in a predominantly Indian area, county or location will be given a very high lot premium.This specific orientation of which way a home faces is of the utmost importance to the Indian population who practice Vastu. I have first hand experience with Indian prospects that I worked with in a new home community in Ellicott City who would FIRST askabout availability of E or NE facing home sites and if there were none, they would no longer consider the community as an option to purchase because of this reason alone. Also, if there were home sites with the needed orientation, they had exceptionally highlot premiums because builders know that home site orientation is an absolute requirement for East Indians who practice Vastu. This is never spoken of "out loud", however, working on the inside, I have watched and learned a great deal about the way the Indian community is targeted.
For the buyer who does not practice Vastu, orientation is not important therefore they have several other home sites to choose from many with no premiums. Some people would ask whether or not the lot premiumapplies to ALL prospective buyers regardless of religious or spiritual practices and the answer is ... yes.
For the buyer who does practice Vastu, their options are limited to just a few home sites which all have high lot premiums. Some people would ask why they can't choose another home site if they feel the premium is too high and the answer is ...no. Their spiritual practices are not a "choice" - it's their belief system and way of life.
Nationally, this is a multi-million dollar scam that new home builders are able to "get away" with because no one has looked into this discriminatory practice. I've seen and heard of ridiculous home site premiums based on orientation that exceed $50,000.00. Whether or not this is the legal definitionof discrimination, I feel the Indian people need to know that they are being unfairly treated. read more
