Their fee was reasonable, not the lowest nor the highest. We did not have to pay up to 10K for the designer fees as in other contractors' proposal. Tran, the Northwood designer, worked fast and diligently with all the drawings,dimensions,selections of cabinets,counter top,tiles,etc. We texted Tran very late in the evening or weekend with our concerns, questions. She always replied right away. To her, client's satisfaction is very important. Thumb up for her work. Charlie, the Northwood main staff for my basement project, is a conscientious, knowledgeable and hard worker. He meticulously put in all the needed wood blockings during the framing of the bathroom walls so he could install all the grab bars and the wall hung shower seat. So, as we get older and we must use the grab bars, we will feel safe because they were installed correctly to the blockings behind the walls. Our ALU passed all Fairfax county inspections. We truly appreciate Charlie's workmanship. Our basement project started and finished on time as planned. We are very please with the results.

Bob Benedict, the owner of Northwood, has an extensive background in construction and is thoughtful in his approach. Whitney Simons is an incredible designer and problem solver when it comes to designing around tricky spaces. She is super organized, has a great design eye, and very responsive to any questions/concerns during your project. Dan Clark was our dedicated project manager and contact throughout construction. You would be hard pressed to find a more conscientious, detail-oriented, thoughtful, and experienced project manager/carpenter. Our project was a kitchen remodel and reconstruction of our back kitchen stairs leading to our basement. The remodel involved removing a wall between our old kitchen and dining, replacing the entire kitchen floor and weaving it into existing hardwood, replacement of 90+ year old stairs and reconfiguring our stair landing, installation of a full-house generator, and full replacement of the kitchen cabinets and appliances. Bob and Whitney spent a lot of time at the beginning of process talking and listening to me and my husband about our needs and wants for the new space as well as our expectations for the experience. They were genuinely interested in learning what our priorities were to ensure that their design and budget met our needs. Once we had a working plan for the kitchen and stair designs, Whitney and I met regularly to make product selections and finishes. Following the selections, Bob and Whitney provided us with a final budget and plan. Northwood's over all approach and process make it stand out from other design build firms. Firstly, they do not start work until all of your materials are delivered and in their warehouse. As a result, there are no surprise work stoppages because an item is back ordered or was late in being ordered. Secondly, they have a dedicated project manager for your project during the entire build. From soup to nuts, the same PM will be at your house every day and communicating with you regarding the daily work and upcoming schedule. If a sub-contractor is on-site, your PM will be there facilitating the entire appointment. Thirdly, the quality and professionalism of their sub-contractors is bar none. The electrician is incredible--he is so knowledgeable and really works with the homeowner to troubleshoot potential issues and make sure the final electrical plan really fits the homeowners' needs. The tile installer is an artist. His attention to detail and meticulous cuts really made our backsplash shine. We installed wallpaper on our ceiling and the installers were so gifted. Our house is nearly 90 years old, and the ceilings are not close to being square, but the installers did an amazing job. Finally, the Northwood team are so friendly and genuine you will be sad when the job is finished. It is clear they take a ton of pride in their work and strive to make the remodeling process as smooth as possible. For instance, they provide an induction plate and pots/pans to use during your remodel. We are over the moon in love with the final work product and kitchen. While we are glad to have a new kitchen, we do miss seeing and talking to the Northwood team. Without any hesitation, I highly recommend for any remodeling project you may have.

In July/August, we experienced a ceiling leak that caused significant damage throughout our home, impacting two bathrooms, the playroom, entryway hallway, and laundry room. After water mitigation and demolition were completed, we were left needing extensive repairs and full remodels of the affected areas. This was our first time dealing with a major home issue, and navigating insurance, contractors, and conflicting opinions felt overwhelming and stressful. I spoke with several contractors and received multiple estimates, but Alan stood out immediately. He was the first to respond and the first to give clear, straightforward, and honest answers. Beyond that, Alan is genuinely such a fun and easygoing person to work with, which made a stressful situation feel much more manageable. He has a great eye for design and prioritizes top-notch materials while still being realistic and respectful of budget. He guided us through the design process, helped with material selection, and made thoughtful recommendations every step of the way. Marlon and Emmanuel are incredibly knowledgeable, respectful, and truly kind. They treated our home with care and always took the time to explain what they were doing, which made us feel confident and at ease throughout the process. Fast forward to today, we finally have our home back -- and we couldn't be happier with the results! Not having functional bathrooms and access to certain rooms for months took a toll on our family and our mental health. Had my laundry room finished and painting done throughout areas of my home. The team had really…read moregood attention to detail and made everything look so polished and clean. I was especially impressed with the molding and how polished everything looked, as well as the clean lines in the bedrooms. Only minor nits I would pick were that some of the furniture was not replaced and I had to move back myself, which is not a huge deal, and they left some dirty fingerprints and water bottles and such behind. Overall I felt I got a fair price out of the estimates I received and the owner was very responsive and easy to work with. I would use them again.

The team from M&D Home Repairs & Remodeling came in to replace the drywall, insulation, flooring, and paint. This was not a small project. They worked with me on my availability and were responsive to my queries for small modifications to the project. They restored the drywall & insulation in my garage. Found a potentially costly leak in my washer/dryer hook-up and were able to repair it. They replaced walls, installed ceramic tile floors, cabinets, and painted everything! I was super impressed with their attention to detail with regard to a number of small things. I will definitely hire them again for future projects -- in fact already have a few in mind!

GPI came to install new flooring in my townhome, 3 bidders came by, and they were the cheapest by…read morefar and thus were chosen for this project. What ensued over the next 3-4 weeks made me regret the decision and have almost 0 confidence in the management company who chose them. Please keep in mind GPI stated that this would take no more than 3 days to complete, had they been honest about the job taking 5 days to complete (like the other 2 bidders stated) they would have not been chosen. One day one Giovanni's assistant came and asked if "we can install the new floor on the old one." The floor is bubbling, and damaged...does installing a new floor on top of this sound like a good idea? They began working throughout the day using special machines to remove the engineered hardwood from the foundation. Towards the middle of the week, I realized these were causing large gashes in the cement foundation, they assured me this would be filled in. At the end of the week, I came by to check everything out, it had already been 4 days at this point, and they had just started filling in the gashes with cement, I came back half-way through the day after work and noticed they began laying the floor on top of the wet cement. Around 5pm I came back again, and everything was installed. I called them and they assured me the job was completed. There was no paperwork for me to look at, not even a note telling me they were finished. I did a quick walkthrough and noticed several issues. A significant amount of damage to my door frames, unpainted shoe molding, a large streak of paint on my kitchen counter, wet cement splattered on my bathroom floor, and a quarter sized chunk of drywall missing on the kitchen wall. I called them, they were closed as it was after 5pm. I sent out an email immediately and included pictures. Keep in mind they stated they had completed the project...I guess no one did a walk through to check. Pretty standard in most lines of work. They came back about a week later to make some "fixes," and were there for roughly 2 hours. When they left, they didn't say they were done, and there was no walkthrough done. The bathroom door frame was poorly refinished. The coat closet door frame was not refinished properly, the gash towards the bottom of the frame was simply peeled, leaving exposed rough wood, and was not painted over, or sanded. The bottom of the frame still has a chip taken from the wood. The shoe molding has been poorly installed with the ends not cut to an angle and sticking out by the door frames. When I talked to GPI about this I was told, "We would have to rip them out, and put in a new bid." One coat of paint was used to cover the unpainted areas, the paint does not match the rest of the molding because of this, and there is now paint on the floor. I sent an email to GPI and the property management company and got a response about a week later. GPI came back to do a walkthrough with the property management company and was full of excuses from the beginning. He blamed the machines they used to remove the flooring for the gashes in the door frames. When I asked why they didn't do it manually to reduce damage he was quiet. When I told him about the cement, he told me that cement splatters; I asked why they didn't clean it initially and he was silent. After that day GPI and I scheduled yet another day for them to come out and fix their errors. They came back, the third time in 3 weeks, and did a decent job on the frames, oh wait they got paint on the floor, why...they didn't use any drop clothes to prevent this. This is something else that could have been noticed had someone done a walkthrough. Please do not use them, I am still considering having a professional look over the flooring to ensure it was done correctly, if they made so many obvious errors, who knows what the foundation looks like. Note: This was paid for through my condo fees due to flooding.
