They have an excellent website and the staff are always welcoming and non intrusive whether you are in the shop or out viewing a property. Me and my friends viewed a few properties with these guys when we were students and I always found them to be helpful, polite and honest. They did not want to oversell to us or pressure us. I found this relaxing and refreshing. It was maybe because they sell lots of flats to students due to their Ormeau Road location but I found the service to be excellent.

I've been on the hunt for a slightly larger city centre apartment for myself and my girlfriend, currently living a fantastic building on Ormeau Avenue and it's hard to beat for the comfort, quality and more importantly the location. The Custom House apartments have always drawn my attention, after a viewing about a year ago I was overwhelmed by the level of detail and quality of the fixtures and fittings inside. The price of course is the main stumbling block. I'm in the market for a two bed, spacious and well fitted. Prices here start at around 600 for a box of a small one bed and at least 700 for a half decent sized two bed. It's still on the cards though - we'll see how work goes in the coming months. You just never know.

We went into the office which was seemingly deserted, a strange sign for an estate agents that specialises in students. We were greeted by a little girl who did not know what houses were for rent and what houses weren't. So instead of finding out what we could have rented, we instead left with a card and a bit confused. We didn't get a house with University Properties. And we didn't keep the card. Like I said... Like any estate agents if you ring ahead they will are more than accommodating to find you a suitable house/ flat. The flats we live in currently ( 8 friends live in two separate flats in the one house, 4 to each flat) are a bit smaller than most houses you will find in the Holy Lands, however the kitchen fittings are modern and clean compared to most kitchens I've viewed.. and we have went to over 15 viewings in the past. The flat is big enough for what we need and makes it easier to heat. Rent is a bit pricy for the size of the flat but the location of most of their flats/ houses are perfect as they are just off Botanic Avenue which is VERY close to the Botanic Train Station and Uni Link to Belfast and Jordanstown campus. Lots of shops, cafes, fast food outlets and restaurants around these flats. We come into contact with three members of Staff at University properties, Paul, Margaret and 'the handyman' (Think his name is Brian?) all of whom are very friendly and down to earth. If there is any problem they usually get back to us very quickly, even out of hours.

The Lucas Building is based on an existing red-bricked building which was renovated into apartments a few years back. It mostly comprises of one and two bed apartments of varying size, of which approximately half of which have an allocated car park space (as I do) The building is bright, airy and modern inside. It has an open core in the middle of the building, akin to something you'd find on a Spanish beach holiday. it's managed by Black Dog property management who specialise in block management. They are always on the ball and Jeff who runs the company is more than helpful regarding any problems. Certainly one of the best locations in the city. A five minute walk to the city centre, ten minutes or so from Queens University.

(See my review on Northern Property NI, I added the company on here as it conveniently seemed to avoid Yelp somehow). We told them what we went through and they wanted to help us straight away. We went for a viewing of an apartment right round the corner from the place we were meant to move in to with those Northern Property glipes and this place was in immaculate condition! Every fraction of the place was sparkling. There was a brand new mattress on the bed, sofas etc as advertised. It was massive and £25 cheaper for better quality (see my other review on that). We had our own furniture though but because the guy who owned the place was now living abroad he couldn't take the things away so we put them in the spare bedroom and my partner used it as a man cave lol the only thing was we had a few insignificant faults that we contacted them about and a guy came out to have a look and log them but nothing was ever done about them in the year we were there no matter how many times they came out to look at them. The maintenance manager is a lovely guy and the girl Sinead we were dealing with was brilliant, they're all so friendly you could happily talk to them all day! The only reason why we left was we were expecting our first baby and there wasn't the room for the nursery because of the owners furniture but I would recommend this company to everyone!

Having viewed other places with other agents and feeling uncomfortable and almost forced to make decisions, McGranaghans was the complete opposite. I dealt with them a couple of years ago when I needed to rent a property. I found them extremely helpful as they spent a couple of full days showing me around a range of houses and apartments. I found a property through them and they sorted out the administrative work quickly and efficiently. After I found the property I didn't have any further dealings with Belvoir, as I then dealt directly with the landlord. However Belvoir were refreshingly professional, friendly and helpful and would be my first choice if I needed an estate agent again.

This Quarter consist of 1) the Titanic museum, which is probably the main attraction and gives the area its name 2) Film Studios - where Game of Thrones is filmed. On the tour bus, when we went past the studio, our guide pointed out the castle turrets, so I got to see a bit of King's Landing set 3) an Arena - our Belfast Black Cab Tour guide talked about how the Arena hosts a lot of musical acts and also is the home to a local ice-hockey team. The ice-hockey team was a way to reconcile Northern Ireland Protestants and Catholics via sport, but it's mostly American, Canadian & Russian players on the team. He also mentioned how when a name was being chosen for the team, there was a lot of suggestions for them to be called the Belfast Bombers!! (That Northern Ireland ironic wit slays me!!!) note - the teams official name was ultimately chosen to be Belfast Giants after Finn McCool 4) historic maritime landmarks like the only other surviving ship built by the same company that built the Titanic 5) my fave landmark in this area however are the Harland and Wolff shipyard's giant yellow cranes! The local name for these is Samson & Goliath. Also the H & W symbols on them, the locals would say those stood for Hate & War in the pre-troubles area. Now they are called Hope & (I cant remember with the W stood for, but again just another great example of the ironic local sense of humor) One tip - if u need loo facilities while visiting the area, the Bathrooms are on the lower level of the Titanic Museum! I made a mistake on an online booking and booked right dates in the wrong month. Could not be fixed from the web site. Called immediately. Guest Services were closed at 5:30 pm. Called the next day, waited 45 minutes on hold, talked to Ann. Told I had to talk to Guest Relations but they were closed. The next day, waited 35 minutes on hold, got Guest Services who put me on hold for 25 minutes, to put me through to Guest Relations. Told that nothing could be done until it became a "Past Booking". The day it became a "Past Booking" I called, and was on hold for 40 minutes, spoke with Robert who said: "you can not receive a refund, nothing can be done". Spoke to Mega, one of the managers who said: "the terms of our online agreement do not allow us to refund you. Asked to speak to her manager. Said her manager was "Ellen but she's not really my manager, she just sort of oversees what I do. She's not available to speak to you." I spent almost as much, on long distance hold, US to Ireland, than the reservation cost. I travel for my living. Have never had worse customer service.

I can only comment on the service I have received as a tenant but not the other services. This office is located on Woodstock Road, close to the city centre. Campbell and Co does not restrict their sales and lettings on particular areas but offer properties from all over Belfast and even from beyond. Their website is very informative and easy to navigate. I have come across their ads on one of the major property sites and I have been their client for 2.5 years now. I am pleased with their customer service as they are very flexible when it comes to property viewings, all the correspondence and contracts are very clear and understandable, and they conduct business very quickly. Highly recommended.

I have been a tenant in a property "run" by Martin and Co. for a number of years. Had it not been…read morefor the property itself, that we love, we would be with another letting agent a long time ago. Starting with the staff - In their defense there is one nice member of staff who is always helpful and friendly. The rest of the staff who I have had dealings with are quite the opposite and are very rude, unhelpful and often tell you lies like "Yes of course he will be at your property today to fix your shower" or "yes this property is the only one in the street fitted with an alarm" - a blatant lie when you hear other neighbours alarms going off at 3am. Regarding inspections which are contractually mean't to be carried out every 3 months, they seem to come every 2 months if not less. They will not re-arrange your inspection, even if you have exceptional circumstances. ie: your family is staying. Their inspectors don't check all the rooms, don't even peer over to see the garden, do not check for damage and rarely even check the kitchen area. ps: if I was a landlord, paying them good money for their services (ie: to inspect the house to make sure the tenants aren't doing damage) I would ask for a refund. I have often toyed with the idea of ringing the landlord directly to advise her to get a new letting agent. Lastly, repairs - You could have no hot water, no shower and no electric and you would ring them to get an electrican/plumber round straight away. How quickly do you think they will help you? Well first of all they will send their sales guy round to make sure you are a) not lying about your problem and b) not so stupid you forgot to turn the shower on or your tap off. Then you will be promised action straight away, they won't return your calls or they will straight up lie to you and you will be left out of the picture with a leaky tap or a broken shower, for days. In a nutshell, they couldn't care less about your property or your tenants. They will lie to you, ignore you, talk down to you and walk all over you. I found the only thing that works when dealing with them is to not bother - because it really won't make a blind bit of diffference. Avoid at all costs.
