REIS Property Management

REIS Property Management

It's hard to know how REIS is actually operating now. They merged with MKE Property Management and…read morethey are now WHMilwaukee (Welcome Home Milwaukee) Unfortunately, I can not recommend REIS at all as a Landlord or tenant. We hired REIS with very little time and ability to perform research due to a job relocation. Jacob Nelson pitched REIS as "all inclusive" and "transparent." They claimed repeatedly not to "nickel and dime people like the other guys." We went with them knowing we could switch property management companies later, which we did within a year. Jacob then showed our house to a couple relocating from out of state who needed to be in their rental property before we were scheduled to be out of our home. He said the couple loved our house and they were in the process of finalizing the paperwork with them. I called my relocation contact and told them that I needed the move team to be at my house earlier than our scheduled move to accommodate the renters. They scrambled to make this happen in the middle of winter. My husband, who was originally going to stay in our house longer, quit his job since we would no longer be supporting two housing payments as Jacob told us our home was rented. Days later we inquired about the paperwork and come to find out that they backed out and that REIS never had a signed lease from this family. At one of the most stressful times of our lives (cross country move, starting a new job) we hired a company who specializes in managing property, to mitigate our risk, and instead they dropped another bomb on us. Since my husband had already quit his job we went ahead and moved cross country anyway hoping the home would get rented quickly. Jacob did offer us a concession to make it right after we expressed extreme disappointment, however, the reality is a professional and knowledgable property management company would have never done this in the first place. Once they started showing our house they did end up renting it. The woman, Lindsay, who was showing it became a person we interacted with as well. Through these interactions we started asking her questions and she would respond and offer help to us. She inadvertently became our point of contact, but we found her interpersonal skills lacking in some cases. We asked her about lawn care, stopping by the property, and notifying the tenants. In the last situation we messaged her and told her that we would be stopping by the property inspect the yard, install some parts into an appliance, as well as access a locked cabinet in the property. We provided about a month of notice with a time frame of 2-5pm. I understand their job is to keep the tenant happy, but ultimately a property management company acts as an agent for the property owner, which means they work for us. The accusatory nature that Lindsay spoke to us in was ridiculous. Jacob handled this, notified the tenant, let them know that they were welcome to be there if they were able to, but that as the owners we were providing them with plenty of notice and legitimate reasoning. The last straw was when Wisconsin had heavy, extreme rains in August 2018. The communication log shows that the tenants reported streaming water into the finished basement on multiple occasions and that this was not addressed by REIS. We were also not notified of this in advance, we found out in the communication log on our Property Management report. We were unable to address this promptly for our tenants because we had no idea. Rather than notify us and let us get a window contractor to the house to replace the old basement windows, they sent their "best" at $68 an hour to put plastic window covers over the basement windows. Then they tried to charge us for "their best" to examine the foundation, which we declined. The issue was the old, original basement windows. We immediately started calling contractors and when we tried to ask them to coordinate a time with the tenant for the contractors to show up they said they would take 10 or 15% for coordinating a time the tenants would be home. What? It's literally coordinating an appointment. So much for not nickel and diming. After a full analysis of every question we asked, service we inquired about, and etc., we realized that they are going to default to a rate of $35-40 an hour for ANY service you ask and they're going to quote you a minimum of 4-5 hours for ANY service you ask for a "handful of guys." Need 4 flowerbeds weeded? $35 an hour for the morning for 3-5 people. Could be 3, could be 5. That's really the difference of $200 without any way to control the cost. After talking to our tenants we realized we did them a disservice by using REIS/Welcome Home Milwaukee. I absolutely do not recommend REIS/Welcome Home Milwaukee. We switched to World Property Management and Joe Mundo and his team have been great. We check in with our tenants and they're happy as well.

I have been told on more than one instance that the snow would be taken care of that day, and it does not happen. Group homes of handicapped people in wheelchairs and scooters cannot get by this property, and they do NOT clear the handicap ramp on the corner either. I will be contacting the city to ask for their occupancy permit to be suspended! They are not doing anything for the community! The tenants do not dispose of their trash properly and it blows everywhere. This property is becoming an eye sore!

She was happy to explain anything and everything, and show a wide range of homes - like every style that exists. She responded extremely fast to all my questions via email and text, which is SO helpful and had excellent business recommendations for things we needed. We will be going back to Beth when we sell and buy again!

Beth was recommended to us by everyone that we asked - we were hesitant to contact her because she seemed extraordinarily popular, and therefore, she must be busy. We never once felt as though we were being rushed, or like we were wasting Beth's time. Beth was super knowledgable and always available. We were very interested in buying a "charming" (old) house. Beth was incredibly knowledgeable from everything to weird electrical outlets, to ancient windows and wood floors. Each home we walked through, she was sure to point out small things that we could admire or question. Once we found a house, Beth was kind enough to give up a few hours of her afternoon to discuss the charm of the house, bringing up a few things we should watch out for on the home inspection. She helped us fill out the paperwork, and within 24 hours the house was ours! Beth recommended a home inspector, and also gave us a list of contractors that she trusts. She made the entire home buying process, and the home owning process so much easier than we anticipated. Over the holidays, we received a small box on the front porch. We opened it to find an adorable custom wooden ornament to remember our first home. How sweet! We will never buy or sell a home in the Milwaukee area without Beth's assistance - and we recommend you do the same!

I am filing a complaint regarding The Reserve at Wauwatosa Village Apartments due to concerns of…read moredisability-related housing discrimination and failure to comply with Fair Housing Act requirements. During the application/approval process, management and/or their third-party screening provider refused to appropriately accept and process valid Emotional Support Animal (ESA) documentation, despite ESA accommodation letters being legally protected under the Fair Housing Act. I provided additional supporting documentation as requested; however, the documentation continued to be questioned and improperly rejected in a manner that appears discriminatory and is not backed in a scope based as the fair housing law states. I contacted the company directly to address the issue, but they stated that the matter was not their responsibility because the process was outsourced to a third-party provider. This response is unacceptable, as the property remains responsible for the actions of any third-party vendors they hire to act on their behalf. Additionally, I attempted to follow up with office staff, including Taylor Gaw, but no meaningful assistance or resolution was provided. Due to the continued refusal to comply with legal accommodation standards and the discriminatory handling of the ESA request, we were ultimately forced to withdraw. I am requesting that this matter be formally reviewed and that The Reserve at Wauwatosa Village Apartments be held accountable for discriminatory practices and failure to follow Fair Housing Act accommodation requirements

Unfortunately, the issues have not improved after 6 months. This complex has a vast number of dogs and the amount of dog waste littered throughout the grounds and dog park is frankly disgusting. They advertise taking DNA swabs from dogs so offenders who don't pick up after them are fined, but that does absolutely no good when you charge tenants $50 for the service and then never collect samples to register them. A community email was sent out months ago letting tenants know that they would be using a new company for testing dog DNA and this has yet to be implemented. If you enjoy never knowing when you'll step on a dog waste landmine then this is the complex for you! Do you enjoy having your dog contract giardia and other communicable health issues? If so, this is the complex for you! The pet waste stations throughout the property are nice but they are consistently overflowing with dog waste and often times there are no dog waste bags at the stations either. In the summer months you can enjoy trash scattered throughout the property which typically doesn't get picked up for months. The turnover of maintenance technicians and staff is absolutely incredible. You'll get to see a new face every few months when you walk into the leasing office or submit a work order that often takes weeks to complete. Good luck trying to have a respectful conversation with Hayden the property manager who will continually talk over you, make promises he can't deliver, and placate and minimize your concerns. If you enjoy being talked to like a child and feeling like none of your concerns matter, you'll love living here.
