We had a great time traveling to see family and were able to host family over for cards and games. The RV was meticulous and came equipped with everything we requested. This was a tester for our family, we were unsure if we wanted to buy an RV this year or not. Well, these guys made it so easy we will be RV more often, but why buy when these guys make it a breeze. No need to store, clean, maintain or carry insurance not to mention the cost. We will just lease it from these guys. Thanks so much for making a long road trip very pleasant. It might be good to note that we spent about a week trying to book with two other companies, who would just not respond. Their websites said they would reply within 24 hours. The only response we ever got from one is they charged our credit card $3500.00 without confirming the reservation. Absolutely a nightmare, you can call me directly if you want names, I am not willing to post on a public site. Oh, and by the way, we were leaving on Thursday and Tuesday is when we finally reached out to American Dream Vacation. We put in an online request and within 30 minutes we had received a text letting us know the RV we were inquiring about was already taken. But sent us two other options within that next text. He asked that we call so we could get things squared away and it was like 9 pm or so. We did secure a Beautiful RV and the rest is smooth sailing. David & Kelly Thate 512-750-5777

WTF Below is the full list of issues we had with the RV: - When we left Austin the glass window fell out on bedroom window onto the roadway - On our way back to Austin, we lost a second window on the dining slide out onto the roadway - Air conditioner not working in main room, E4 error code - 24/7 support not available, voicemail box full. - Roadside assistance said they couldn't help us with any of the problems - 7' broken wood board on slideout, fell and almost hit daughter in the head - The gauge on the freshwater tank doesn't work so can't tell if there's any water or not. Only discovered on the 3rd day the tank was full of water - Water fill hose leaking at connection, spraying water all over. We couldn't use the camp site water because of issue. - Hot water doesn't work on kitchen faucet - Back up camera not working - Various windows/mechanisms broken and taped on outside with shipping tape - Broken screen door handle - No key for outside storage locks - Leg on Queen bed is loose/broken - Door on bedroom doesn't stay closed or latch - Window shade in bedroom is broken - Right rear view mirror very loose - Kitchen drawers won't stay set - Slide out panel controls are reverse - Check engine light was on the whole trip. I called immediately after picking up the RV and was told it had to do with the catalytic converter

Although it was made law that we could not travel, they still charged me $600 for nothing. If I could give this company a negative rating, I would. I understand they are a small company; however, they are still making money off of hundreds of people es expressed in an email I received from their "Concierge Team." This should be illegal as I did not want to cancel, I was forced to due to the circumstances. All of their customers should get their money back if they were impacted by COVID19. As a small business, they can apply for money from the U.S. government. I have no recourse as an individual.

We will be appealing with Airbnb no doubt - just unfortunate as now there are extremely limited options available and everything has gone up immensely in price. Jackaroo Ranch cottage was all of these things! It was perfect. There is a Jackaroo Ranch house on the property as well for larger groups but the cottage was exactly what we wanted, very quaint, cozy, and comfortable. The place was well maintained and very well equipped with dishes, pans, utensils, blankets, etc. And the pillows were so nice, we wanted to take them home with us! Temperature was very pleasant when we were there so no need for heating or cooling but there was an AC unit and heaters as well as electric blankets. There were handy notes around to tell us where the dressings for the couch futon were and what to do with our trash. The owner lives just down the road and left her number in case we needed anything (everything was perfect so we never needed it!) We didn't look before we went to the store so we bought some charcoal but it turns out that there was already coal, lighter fluid, and a lighter in a bin under the grill. It was hard to tell from the limited pictures on the website (we booked through All Wimberely Lodging) exactly how close to the river it was but it was indeed very close and just a quick little stroll down there; there was a table and chairs set up down there where we enjoyed our breakfast and it also happens to be right at the bridge that crosses the river so we were able to easily walk across and hike around on the other side. And at night we'd just turn on the christmas lights and hang out on the porch, listening to the river and the frogs and just chill. I wish I was there right now! It's a little bit out of the town center which makes you feel nice and hidden away but it's just like a 7 minute drive into the cute little downtown area. There is a little parking spot for the cottage that is labeled; I wasn't sure where the parking was going to be and thought maybe we'd have to park by the house or something so this was good. The shower is really small which wasn't the best, I don't know how you're supposed to shave your legs in there! The only other very minor thing is that since you're sharing the grounds, there might be some back and forth with the gate; we would have just left it open for easy entry and exit but the people in the house had dogs so they would close it all the time which was just a tiny bit annoying but obviously not that big a deal. Overall, I highly recommend it and hope we get to come back sometime!

We went biking on some nearby streets and easily could have made it to the nearby state park had we had time. The only downfall is we didn't have a cable hookups, but we managed to get channels anyway. The WiFi was solid most times to work remote but a bit difficult to stream or zoom over at a few points. Here for 3 years now with no issues other than a bully mentality the staff often provides when you…read moreneed help but that's expected by now (aware this is backwards) you risk eviction. Isn't EVEN an issue compared to being placed into a lot# that gets directly attacked by a ARMY of rats the auto shop generously provides that's connected to this land during winter because they are in need of shelter. I report it and they attempted to stop it with bate stations. I hired my OWN pest control with absolutely no chance like you against a thousand rats with Chuck the Manager telling you to plug more holes and if you keep bringing attention to this matter you'll be evicted, mom was explained the same. Chuck believes I can't handle business (that guy is so close to being senile if he TRULY thinks this) typical response when you give him all the reasons he is wrong. Only this lot# because it's one trash can the rats occupy directly from the shop to the trash can and then they go to the nearest shelter, which is unfortunately MY place like a sacrificial lamb for the rest of the Park others nearby are at risk as well. Why now I don't know? Complained for 8 1/2 months explaining I would rather live in a homeless shelter (still paying rent btw) other times checking myself into the psyche hospital going crazy hearing rats in my walls and watching my trailer get demolished daily. If you're thinking, why didn't he just switch lot# I tried Chuck said I would be taking the rats the park itself gave to another lot (I know it's SO FRUSTRATING!). Changing parks would be a huge problem for I rely only on myself with disability and no help. 8 1/2 months later with 20+holes an unbelievably huge ARMY of rats taking OVER half of my fifth wheel (probably most of my faith in humanity, for SURE Chuck/OWNERS!) moving here to this PARK I've lost my housing, sanity, health, and now I guess Chuck is going for my SOUL as he has no ANSWERS for my trailer HE himself, this PARK along with an ARMY OF RATS occupying the auto shop DESTROYED with no insurance. Just got the trailer and immediately moved in that spot the next day! NOW I'm listening to him NOW tell me I must move because WELL THE TRAILER IS DONE... (ALL RATS... I LOST OBVIOUSLY, ITS COMPROMISED) while timidly trying to (GASLIGHT) me into thinking this is ALL my fault. Tossing me UNDER the bus so he looks good with Corporate other than doing the RIGHT THING (what is he gonna say to corporate I messed up!). Btw Corporate/Chuck and the Owners do nothing to help! It's all about business for THEM. I LOST what was supposed to be a trailer for the next 20 years in 8 1/2 months. Enjoy the "SUNNY SIDE" I must've took a wrong turn (PORTAL TO HELL). Where's that lady that corrects these complaints and tries to somehow convince you it is the tenants problem always to the reader? Good luck on that one lady let's see you make sense outta this?!? Another day in HELL staying outside as much as possible for the aroma of dead rats is overwhelming my trailer contemplating how a cat would've been better than my toy fox terrier right now (concerned with VET BILLS when RATS are eating my dogs food). Beginning to believe this is biblical myself being David with this whole Organization combined with Chuck being Goliath. In NO way do I think this was planned but the PARK along with Chuck couldn't do MORE to try to DESTROY one person I don't get it! Chuck says I can't handle my problems with securing the trailer from rats, OK that's fine! Why am I spending all my time over here in this lot# doing all of this anyway? Can I just move and try to ENJOY my stay when did I sign up for a bootcamp on how to stop an INVASION OF RATS? Chuck is worse than a slum lord because at least they devalue their property, you suffer than leave. In this case HE devalues their property destroying your housing then subtly tries to blame it on YOU while simultaneously kicking you out! Dear god it's raining RIGHT NOW and they (RATS) are just chilling eating my food right in front of me. Therapy is NOW on my list of things to do as well. Owners told me they treat people how they want to be treated. Did you lose your housing? Watch it get destroyed in front of you for 8 1/2 months? Told you are a liar for calling out the RATS! Sent into circles with corporate? Then kicked out on the streets with nothing?!? NO! THIS "RESORT" HAS DONE EVERYTHING BUT KILL ME AND WHO KNOWS 8 1/2 MONTHS OF INHALING RAT SHIT MIGHT PULL THAT OFF TOO ALONG WITH THE DOG. BIGGEST NIGHTMARE OTHER THAN IMAGINING YOUR GOING TO HELL. IN FACT THIS RIGHT HERE IS GREAT PREPARATION FOR IN CASE YOU DO. LOST EVERYTHING.... Whether it's them LYING about the RATS invading your trailer at lot# 17 (surrounding areas) and not letting you transfer to another. Turning the community against you for speaking up! Or Chuck saying you have the ONLY TRAILER that isn't equipped to repel rodents in THE WHOLE PARK! The whole EXPERIENCE was CUTTHROAT!

Instead of a welcoming response, we were told: "Get a smaller RV and less pets." This was not only rude, but dismissive of the RV lifestyle itself. A 35‑foot rig is standard, and pets are part of many travelers' families. For a park to suggest we change our home and give up our companions just to fit their narrow idea of who belongs is unacceptable. RV parks should provide space and hospitality, not judgment. If you value respect, inclusivity, and customer service, this is not the place to stay. We will not be recommending it to fellow travelers.
