After discussing my requirements for a South Beach apartment, Marcela sent over select listings via an online portal, which also gives access to all of the listings for the area. I was thankful for the listings she selected but decided to look through the 214 available listings to ensure I found the absolute best option. Having the freedom to leave no stone unturned, creating notes viewable by Marcela via the portal, and feeling informed of every possibility was an empowering experience. With lofty goals, of the 214 listings, only 1 listing fit my criteria. Discovering the unicorn listing was a blessing, but I knew we had to act quickly. Anyway, I passed by earlier this week to do a remote training for Microsoft Excel. It was either this office or one downtown, and well, this one was closer. The course lasted the majority of a workday, with three breaks (the largest one being when we broke for lunch). In terms of the class, I felt it was very productive. I did find the set-up strange though as I imagined I would share my class in person with more people. Turns out I was alone in a room with a hook-up to speak to my teacher and 20+ other students from around the US. The setting was comfortable. Chair made it easy to focus, as did the equipment. I would definitely tell people to take a course here if it's with the ONLC. My only thing is that I wish I had gone on a day when the staff at the reception desk were more friendly. Don't mistake me - the woman was nice, yes, but when I filled out my course evaluation and realized that most people point you to the bathroom from the beginning, my opinion changed. Truth is I had to ask where the bathroom was rather than being shown upon arrival. That just seemed lazy to me. Funny thing about the bathroom, too... you need a code to get in. Regardless, it was a good day, so I wouldn't be opposed to returning if need be.

We are informed at all times on special assessments, inspections and such. My only concern is people putting furniture outside. When our previous President Trujillo who was retired walked around that didn't happen. Yes I would love to be able to make my payments online but that is costly folks - ask any IT guy. That cost has to be transferred to the homeowner because it is a convenience. That is my opinion and no I don't have friends or family members working there. I'm just a homeowner of La Arboleda II.

The proof lies in the fact that the swimming pool at the Soleil Lake condominium complex has been closed for two years. Acting on this company's unprofessional advice, two members of the Board of Directors carried out repairs without obtaining the necessary permits from the City of Sweetwater or licenses from the DBPR and with the Department of Health shut down the pool due to unauthorized modifications previously. With three violations on record, Excel Management has committed numerous negligent errors at our complex; it is highly probable that they will face lawsuits so that we may recover the Association's funds--especially given that the fines imposed by the DBPR will have to be paid by the directors involved. In fact, one of those directors was precisely the person who recommended Excel Management: truly, the worst company in Miami.

Calls often go unanswered. When you do try to call, no one answers, or you are left on hold for hours sometimes up to two hours only for someone to finally pick up and then hang up the call. Even when you manage to speak with someone, it quickly becomes clear that no one in the office is actually able or willing to resolve the issue. You are passed around or left without any real solution. What is even more concerning is that this company withdrew an association payment directly from my bank account without my authorization. I do not have automatic payments set up, and the payment was not even close to being due. There is absolutely no justification for taking money from someone's account under these circumstances. This is a serious breach of trust and raises major concerns about how they handle residents' financial information. the staff shows little to no empathy or professionalism when addressing concerns. Instead of feeling supported as a resident, I feel ignored, disrespected, and taken advantage of. Overall, the level of service provided is unacceptable and far below basic standards for property management. I would strongly caution others against doing business with this company.
