I now use them for every deal I do.  At the end of the day I know when I give them a deal I don't have to worry about it.  I get an email update every step of the way and I mean every step.  I think Caroline sent me one when the Survey was ordered.  I never got that from my old title company.   Every title company I know now markets the whole Close anywhere anytime thing, so to me thats not as big a deal anymore.   And for the record their office is AMAZING but like the rest they can also come to you to close.   Which don't get me wrong is awesome and saves time in traffic.  But what I like is when their closers came to meet my clients at the home to close it, its an actual closer in a suit and tie.  Call me old school but I LOVED the impression that gave.  i also love that the guy explained every page.  My old title company, used to send notaries (Not closers big difference) that couldn't explain the pages and never dressed well.  As a realtor I wish companies I do business get that you are an extension of me and what I believe in and what I stand for.  I feel these guys do that and go above and beyond to make sure things get done.  And they also have so many languages covered its not even funny.  I know Spanish, English, Portuguese, Russian and Mandarin for sure.  Which once again helps allot. And recently they added Isabella to their team and she handles contract to close for free.  I wasn't sure if I really wanted to give up control...but it really helps and kinda freed up allot of time.  As a KW agent we are pushed to go the route of working on our business and adding assistants.  This took care of that for me...granted they only handle the contracts once they are executed it still helped. Okay I've written a book...hopefully you get the point.  If your a real estate agent or even a buyer looking for a great title company in Miami I would recommend Isabella and the rest of the team at Artesian Title.

She was determined to find the perfect fit for me, taking the time to listen to my needs and preferences, and then facetiming me as she toured apartments for me. What truly set her apart was her patience and willingness to go the extra mile, as I am very particular, and was unwilling to settle on an apartment. She even surprised me with a bottle of wine and a handwritten welcome note when I moved in--such a thoughtful gesture that really speaks to her character. To this day, she continues to check in on me, which speaks volumes about her genuine care for her clients. I can confidently say that I will continue to use her services and refer her to anyone in need of a dedicated and talented realtor in the Miami area. I never had an agent who worked as hard as John did on this purchase! We were doing this long distance and during the crazy hours I worked which included nights and weekends; he was amazing! John followed up with us continually, volunteered to call the respective point of contact whenever we had a question on the HOA, VA loan procedures, titles, inspections and even got quotes on repairs that we needed after our inspection. John and Jenny were great mentors through the whole process. Whatever it took to get the deal done, they were on it especially since we were on a short timeline for closing. We had some very specific requirements that other realtors tried forcing us away from but all the while, John and Jenny never pushed us to buy something we weren't happy with or weren't ready to decide upon. This included walking out on developer deal gone bad. He kept our spirits up when the times got a bit trying after this bad deal and was always there to lend an ear. John & Jenny are quite frankly, the perfect agent team!

After deciding not to move forward with him, he recorded a Notice of Interest (NOI) against our property even though only one of the owners had signed. His own contract clearly referenced another "owner of record," and he was also in communication with our probate attorney, so he knew full well that another signature was required. Even after the NOI was recorded, our family continued to communicate with him, and he was reminded that there was an additional owner; yet, he still refused to release it. This was nothing more than an attempt to hold our property hostage and keep it under his control. At one point, he even tried to renegotiate the price down by $120,000, using the NOI as leverage. He then ignored calls from us, from the title company, and from other agents, dragging the process out and creating unnecessary hardship. To make matters worse, he did not make it clear up front that he was a licensed Realtor®. By presenting himself as simply an "investor," he positioned himself to take advantage of sellers without the transparency and standards expected of licensed professionals.
