In late 2016, I was presented with a real estate investment at one of their dinner seminars that…read moreturned out to be a REIT with a high commission paid to Bangerter. At the time, I was told it was a 5-8 year hold and because the investment involved real estate, once the properties were sold, I would be eligible to do a 1031 Tax Deferred Exchange. I did receive a 5% annual payment return on my $50000 investment. For a few years, Bangerter's name was on the statements in small print but they did not oversee the account. They basically got paid a commission. Over the years, the monthly statements would show a current value and that value was slowly going up. At the end of 2024, the value was about $67000. Then, about April 3, 2025, I get a letter explaining that the REIT had gone Public and 4400 shares had converted to 1115. The stock value was around $32 a share at that time, so now my account had a value of $35600 plus the annual dividend was reduced to 1.87%. On top of that, since we were considered an original investor, we could not sell our stock for 6 months. Now the 6 months is over and the value is $39,900, still well below my $50000 original investment nearly 9 years ago. Oh! I also transferred our retirement accounts back in 2016 to Bangerter and opened a brokerage account through them. The retirement accounts were put in Mutual Funds. After a year, the value of the retirement accounts did not move much. My brokerage account that I chose individual stocks was up nearly 60%. I transferred my accounts to another company where the financial planner and I talked the same talk about stocks. I am still there! So don't be fooled by fancy presentations and be satisfied with 7%-9% return.
