Avoid any property owned by this company! Absolutely slum lords. In the middle of covid winter they wouldn't turn on the heat. Tried calling the company and only got an automated message saying they're only in office on Wednesdays. ONE day out of the week. Tried calling back on that day and still no answer nor any follow ups to voice messages or emails sent. Got to the point where half the building were calling the Housing Authority and reps were knocking on the door every day in response to all the complaints. To avoid being fined, the building turned the heat on for a week then shut it off again despite it still being frigid. They also shut the hot water off. Were reported to Housing Authority for that as well and then they switched to shutting the hot water off at NIGHT. So when Housing Authority comes to verify the violations during normal daytime hours the hot water works fine, but between about 11pm to 6am the water is FRIGID. My roommate is a construction worker who has to be on site by 6am and is unable to shower when they get up in the morning because there's no hot water. We've also had numerous problems with clogging and backed up plumbing. According to one of the Housing Authority reps its because a shoddy job was done when these greedy people renovated by turning what was once the kitchen into a third bedroom and rerouting the piping to make the livingroom a livingroom/kitchen. We also had a broken toilet which the super tried to charge us to repair. Do not rent from this company! Our lease is up soon and we're getting out of here immediately. read more

If I could give this company no stars I would. I have had NO GAS since i moved in and its been over a year despite the company promising to be in the process of getting this taken care of. I continuously ask about the status and management just cant seem to be bothered with questions from their tenants. You will email, call and even send mail but to get a response is like pulling teeth. MANAGEMENT SUCKS AND NEEDS A SEVERE RESET ON CUSTOMER SERVICE! RUDE AND THEY BLATANLY DON'T CARE! The gas isn't the only issue. There is a huge rodent and bug issue that you cannot ignore. I have OCD and need cleanliness and order to function. Predatory Equity at its finest. My bathroom ceiling caved in over a year and a half ago, my radiator is collapsing into the floor, window locks are broken and they just installed a new door on our apartment that isn't flush, and could be knocked down with a strong breath. We were not allowed to keep our personally purchased secondary lock. I can fit my fingers in between the gaps. Yet the lobby is getting new windows, new floors, new paint and lighting fixtures. They're trying to force the brown folk out and sell the building, while repairs inside the apartments are not being dealt with. Never reach a property manager, no matter how much I call. I keep calling 311....maybe that will help with the fact they're trying to raise our rents for the unnecessary replacement of an elevator. The landlord is absolutely terrible!!!! They do not keep proper books so they will claim that you did not pay rent. Even when you show them proof, they will still make you jump through hoops to say you didn't pay! This company DOES NOT respond to tenant complaints unless you threaten them. They will leave you without heat, hot water, leaking ceilings until it falls completely down. The buildings are infested with mice and rodents. There is proof of that on New York City Housing Department website. DO NOT RENT HERE OR YOUR FUTURE WILL BE IN SMALL CLAIMS COURT!!!!!!!!!!! PS. I had a "brand new" apartment where I had no heat for 30 days, washer and dryer was not working for three months, dishwasher wasn't working for three months, water damages on the ceiling and walls from the apartment upstairs. Same time they don't do any repairs, walls caving in, and floors with big gaps and huge holes in bathrooms where rodents can come in. But what do they do my wife's mother lived there with her kids for 40years. She moved out ten years ago, her brother moved out last year. She died suddenly, this year and they wouldn't give succession rights, to her son or daughter and forced them out. PLEASE DO NOT RENT FROM THIS COMPANY! Barberry Rose is literally the definition of predatory real estate in NYC. We have lived in one of their apartment for almost two years and not only is the building completely infested with mice and roaches, but we have never had working cooking gas. When you try to get in touch with the management company for anything at all, the phone rings and rings with no response and emails are left unanswered for months. There are a number of safety and cleanliness issues throughout the property and Chris and Asti, when they do finally get back to you (it took me over 20 emails and 100 phone calls to finally get a response) don't care and literally tell you there is nothing they can do and that you're on your own. I have the emails to prove it! This company has over 200 active violations with the city of New York yet they do nothing to fix the situation for their renters. If you want your mail stolen, to share your apartment with creatures of all sorts, and to be ignored when asking for repairs or to have serious safety issues addressed, Barberry Rose is the management company for you! read more

This company is terrible to put it lightly. The security cameras in the building, which are mentioned when you view the apartment as a safety feature, do not work which is an issue because mail is stolen from the building. Asti, the property manager, is aware of the issues and makes no effort to correct anything much less respond to emails or calls. The superintendent does not fix anything and can usually be found sitting on his lawn chair on the side of the building meanwhile their is tremendous work to be done. FYI - If I could give 0 stars, then I would but you cannot post a review without clicking 1 star. This company is absolutely ridiculous! We have not had gas our whole time during our two-year lease thus far. The realtor told us upon move-in that there was no gas in the apartment (after he showed another apartment that had a similar problem and we said no to that apartment due to the gas issue). Because of this shadiness from the realtor, we received a 10% reduction in rent and was provided 2 hotplates. We had to buy an oven (Breville Smart Oven Air for $250). We moved in May 2019 and to this date, 10/23/2020, there is still no gas. Shotty workmanship upon move-in with painting...discolorations and very cheap paint (I had the super come and paint but he didn't match the color). 6 roaches were found and I put my name on the wall for them to come (they never did and never called me to spray). multiple leaking recessed lighting (never been fixed). The number of leaks in our apartment has been absolutely RIDICULOUS! The super has been unresponsive and comes to look at it days later and then makes an excuse to state that it is fixed so he doesn't have to come anymore (March in the spare bedroom, October in the bathroom excessively). The elevator was out of order 2 months after the date it was to be fixed (mind you, I moved to this building to have access to an elevator and not walk up 5 flights of stairs). My husband has had random hives that show up throughout the time that we have lived here and my wife has had general malaise. The water takes minutes to warm up and major grout issues in the bathroom. This company just wants your money. They do not care about you at all. read more

I tried to reach them non stop for five weeks and could get none of my messages returned. The receptionist is a witch. They couldn't be bothered to lift a finger for their tenants. read more

Such an incompetent company. We have now been living in our apartment for a month and a half. The oven and microwave do not work, and have not worked since we moved in. Our super tried to fix it but didn't know how. I have literally spent the last 6 weeks calling their office EVERY DAY trying to get them to send someone over to fix the kitchen. This happened after about 4-5 weeks (only for the oven) but the oven was missing a piece so now we need them to come back again, so now I have to call them every day AGAIN. Our property manager Asti cannot be bothered to answer emails or phone calls apparently. I tell the people in the office and they say "oh hes really busy, he gets a lot of emails". Its 2018, thats not an excuse anymore, everyone gets a lot of emails at work, this is your JOB. IF our kitchen is ever repaired, I hope nothing else ever breaks since it'll be another 2 months of having to call them every day. read more

Run Run as fast as you can! Unless you like sleeping in the cold and eating out for all three meals for long durations of time. I wouldn't suggest this place to my worst enemy. They will take you on a tour and show you a freshly renovated apartment but that is just a bait and switch. This management company has done nothing to resolve the major issues to their properties. They think that if you put duck tape on an old boiler that should do the trick, but it does not. Their lack of reinvesting back into their buildings some of the monies they collect in rents has caused severe pain and suffering to their tenants. Mothers and their children, the elderly and those with chronic illnesses have had to go days without heat or hot water in these extremely cold temperatures. If you think that is horrible, that only scratches the surface of the long list of problems associated with Barberry Rose Management. If you want to be taken advantage of, disrespected and mistreated then I guess this is the place for you! read more
