It's 2020: do not rent at 300 W 49th St. Elmsford Arms in Manhattan - the apartment I had there (#200) was completely infested by mice and rats and Abro Management Company did little to nothing to address the problem for 9 months. This company is dishonest. When I was viewing the place, I asked about problems with rats and the building Super said "maybe once or twice in the last 30 years. We've rarely had rodent problems". What I learned after moving in is that there's a sign-up sheet at the front desk because the exterminator comes every 2 weeks on Wednesday. Isn't there a law against blatantly lying about something like that? Oh yeah, it could be considered fraud. I caught so many mice while living here I lost count. I attached a picture of a glue trap with 3 dead mice on it alone, as well as a living mouse caught near my stove. These are just a few of the examples. We live in a pandemic world - as a renter, you've got a chance to get a good deal on an apartment in the city. Please go anywhere but here - you don't want to deal with these rodents. read more

Abro Management owns Ava Dearborn (previously Dorchester Apartments). They have NO EMERGENCY number for issues after hours. I don't understand how that is even legal. They are not responsive during the day either. My heat is broken. My apartment is in the nineties and I have no means to shut off the heat. They fixed this after I begged and pleaded for 58 days and did not get it fixed until I wrote them a letter indicating I would be hiring a repairman and deducting the cost out of the following month's rent. Though my complaint about this company is 8 years old, it's worth spending the time to review this lousy, uncompassionate, and greedy company. We lived in an apartment "managed" by Abro on the upper west side with our two young children. Long story short, we had mold problems due to an irresponsible neighbor above who would leave her bathtub running (or sometimes the kitchen sink) and then decide to take a nap while it filled up, flooding the walls numerous times. The super has absolutely no idea how to deal with this. We found out after we had to hire our own person to explore the problem and recommend solutions. Our mold person was shocked that they had opened holes in our walls and had fans blowing on them to dry them out when there was mold in there. So Abro had a company come in to fix the walls, but within days the paint was chipping off because it was all still wet in there and mold started growing on the outside pretty soon. We had the apartment tested, mold was confirmed, and the company outlined what needed to happen to remediste this problem, but Abro was not interested. After their first attempt to "fix" the walls, I never heard from Abro again. I called and wrote emails. I consulted 4 lawyers who all told me it was not worth suing them. I wasn't going to have my children continue to live in that shithole with a management company that obviously had no interest in my children's health. We moved and have never looked back. We're lucky we could afford our own place and (hopefully) never have to deal with such a company again. If I ever have to rent again, I would never rent from a building managed by this company. read more

Horrible, horrible, horrible. Single mother trying to make life work and how is it that the apartment suddenly is no longer rent stabilized? In my first year I had an intruder playing dress up. I had to run him out into the roof - no security cameras all this time???!! the world can come into this building even now - solicitors every hour of the day. The same year I was burgled and so was my next door neighbor; our Macs .......gone. I called them asking if they could help out in any way when my apartment was broken into TWICE in one year. Unapologetic person said he ran a business. - finally security cams but questionable. Never call the office - bitter, bitter angered and very rude. By the way - the window guard that was installed don't even work. Ain't that some shiiiiiiii. UPDATE: 10/10/18 have residents of 4915 Broadway questioned why there are three powerful antennas up there. 5 times as powerful as a SINGLE New York City Transit cell antenna. Abro has leased the rooftop to a company called Northrop Gumman Systems - along with Verizon and AT&T. What do you think Abro is using that money for? It's definitely not to pay the super enough money for the extensive labor of a building that requires an overhaul of work. How many of you had a ceiling collapse in your bathroom or kitchen? Never rent ANYTHING managed by this company !!!!! Before we moved in the apartment, we were told that the floor would be repaired. It's been 6 months and nothing has happened yet ! Every time you called the office a very rude lady picks up the phone, cuts you off, send you to a voicemail. Not to mention they never call back when they say they will. Meanwhile our bedroom is flooded with water but they don't care. On multiple instances I was told that they were putting in a work order and EVERY single time I called back to check on the status of it that same lady told me there was no work order. Not to mention there offer to relocate us temporarily during the repairs consisted in a dusty studio apartment where they said they can only move a bed in. So we are supposed to spend a week in dust, with no appliances, living our life on a bed ABRO MANAGEMENT ?? And you have the audacity to say that rent is due during our time out of our apartment ? I've never had issues in any apartment the way I have in this building. What makes it most frustrating is that like others have mentioned, the company is so unresponsive. You'd think they'd want to address repeated, serious leaks from the roof or apartment above the lobby that leaves a giant hole every few months. Not to mention roof leaks into the same apartments every rain storm. It took several people letting them know about a roach issue to finally send someone but NO ONE acknowledged the emails. The lack of communication is appalling. I only found out about the management from detailed conversations with neighbors after I moved in. Take their advice. I live at 115 East 82nd street. I beg and implore you to reconsider renting at this building. Despite the great location and nice apartments, this building has been a DANGEROUS NIGHTMARE to live in. Abro Management "manages" this building if that means allowing it to decay, exhibiting gross negligence resulting in hazardous living conditions, being completely unreachable, never repairing major problems with building. There is currently no cooking gas and there hasn't been for over 6 weeks as there was a gas leak in the building because of gross negligence on the part of "management". I just moved from there in a hurry. I froze my buns off last winter. They advertise luxury where there are none. Their gym reeks of mold / sweat because there is NO VENTILATION. Their garbage chute is always backing up all year long causing subsequent roach infestation. There is a high turnover rate. They are getting funds from DHCR for rent stabilized apartments but not rendering services. Rents are upwards in $2300 - 2500 range and these greedy vultures are just lining their pockets without thinking of hard-working tenants. They want tenants to move out so they can take advantage of rent regulation laws. With each vacancy turnover, they can increase the new rent by 17-20%. I have been a tenant at an Abro building going on 3 years. Every year they raise the rent while making no improvements to the building or apt. I just called and spoke with a manager about the possibility of getting a 2 year lease. He said he's unable to do so... When i asked him if they could wash the windows at least he said "we don't do that". I asked what he could do for me then, as an excellent tenant, to renew my lease FOR THE INCREASED RATE and he started SCREAMING at me that i was being rude and that this is a business not a charity and he didn't have to take it. Like an honest to g-d screaming tirade of a crazy person or a toddler because i asked to have my windows cleaned after 3 years. And if you want to talk about BUSINESS 1) I worked in real estate mgt office for almost 10 years. IT IS NOT NORMAL OR ACCEPTABLE FOR A MGR TO SCREAM AT A TENANT. (this may just seem logical to some people but apparently it's not to my manager). If a mgr in my office had done this he would have been fired on the spot. 2) My lease is up in Jan...when no one in NY is moving...when we rented it it had been on the market for MONTHS and they had to lower the price several times. If we move out it will once again be on the market for MONTHS and they will be losing thousands of dollars! So instead of trying to make a good business decision and keep me slightly happy by spending a tiny amount of money to clean the filth on the outside of my windows he chooses to yell and call me names. I currently live in a building "managed" by Abro. The "super" is absolutely useless and every time I contact her about an issue, it is unaddressed. I had made several calls to management hoping that would expedite my issues being resolved but when I called it was clear I was interrupting a social conversation and the receptionist was rude and rushed me off the phone. I ended up calling 3-1-1 to report them and immediately the city followed up, fined them and my issue was fixed... Now I have a pest control issue. For months. The super is completely unhelpful and unresponsive when I call or text. I loved Abro. I lived on 77th & York for 3 years and they were amazing. They always updated the apartment (new elevators, new rugs & paint in the hallways, new laundry machines, etc). The super and doormen were amazing, they always helped us out above and beyond what their job was. We paid no fee because the management company said they didn't want to charge a fee to people. During my time in this unit, I suffered, was harassed, monitored, and followed by the resident in the unit above me. He has lived there for 30 years and is not going anywhere. If you call them, they do not call you back, even if they say something that leads you to believe they will, such as, "we will call you back today." Similarly, if any conflicts arise, they will not call you, write to you, or have any local employees get in touch, but immediately engage in legal mediation. These are not occasional "hiccups," but standard company policy at Abro. You are actually signing up with Buffalo Bill from the Silence of the Lambs. "It fixes the problems itself. It puts the money in the envelope." There's a chance you might get a pretty good overworked superintendent who, if you make friends, occasionally handles things that the larger company consistently fails to (since we're on movies, think "Brazil"). I second all the negative reviews and then some. Abro Management Corp. is disgusting. I currently live in their building, 505 Columbus Avenue (in Manhattan), and we had no heat or hot water for two weeks in the dead of winter. While the initial cause of the no heat/hot water may not have been the management company's fault, their subsequent response has been unbelievable. We have had no cooking gas since the end of January and no information for over a month regarding repairs or updates. I will move out of this building the first minute I can. I would move out sooner if I wouldn't have to pay a one month penalty in order to break my lease. read more

Where to begin!! The super is a nasty, lazy misogynist and rude to everyone- the neighbors not even in the building constantly complain about him. He doesn't know how to fix a damn thing, thinks a mask is OPTIONAL and the building has been consistently dirty all during covid. A DEAD BODY was removed from an apt in the summer and they never CLEANED THE ELEVATOR afterward stunk for a whole day/nite. (This is not to be confused with the porter who is lovely) The elevator breaks down almost weekly, The manager NEVER knows wtf is happening in his building- had a guy walking on my fire escape a few days ago, unannounced - and you're to just take these things as "Normal". The super will (and has! As late as 9:30pm) show up at anyone's door anytime day or nite if he wants to say something but don't ask him for help or you'll get barked at, ignored or he sends his son to deal with you. I would've given them zero stars if I could. I can echo everything the previous reviewers said. So where do I start? I've lived in this apartment for 11 years always paying my rent on time and was completely satisfied with the quality of life there until some time last year the building was sold to Abro Management. My lease was due for renewal at the end of June, so they sent me my new lease with the rent increased by an exorbitant amount. This prompted me to seek a property to purchase, so I asked the building manager to allow me to stay in my apartment for another three months while I close on and renovate the property I'd found. This is when the gates of hell got opened: the building manager was extremely mean, rude and disrespectful to me on the phone and said that I can either sign the lease for one full year or leave by the end of my current lease. Next thing I know I receive a letter from their attorney demanding that I vacate the apartment. Lucky for me, I enjoy free attorney services as a benefit from the company I work for, so a very knowledgeable and experienced tenant-landlord relationship attorney helped me stay in my apartment for the three months I needed to close on and renovate my new home at the same rent rate I was paying while my last lease was still in effect, and I am finally out of there for good. I live in a building managed by Abro and we absolutely love the building. The rent is fair, the people who work there are helpful and kind, and we can usually get our concerns addressed quickly. Another review mentioned negative experiences with people at the management company, which I can echo - usually the people in the office at Abro are very unhelpful. However, the poor service in the office doesn't necessarily transfer to the quality of life in their buildings. If they could fix the service problem and respond to issues more quickly and reliably, I would have no reservations whatsoever. read more

They illegally try and make you pay them for building modifications that they are responsible for due to the alarming amounts of violations. They have violations for centuries to come! We had no heat or hot water in the dead of snowy winter this year (January 2013) and we haven't received so much as a call to see if tenants are OK. We have not had cooking gas for over a month and today learned that it will be at least another month only because the plumbers came through and provided information. Abro Management is a horrible company. We call for repairs and either nothing is done and our requests are ignored or they patch things up and call it a repair. Be careful with lease renewals. They will increase the rent double or more what is legally allowed, which is the problem I'm having with them now. Their attorney, a Mr. Mariano from Sontag Hyman, uses intimidation with the tenants to avoid seing judges in court. ABRO Management and their attorneys they do all they can to force a tenant out of an apartment when the tenant exercises their rights. We've had the same experience as other reviewers with the staff at ABRO. When we call to ask for services we can barely form a sentence when we are transfered to another extention. I left my apartment because I did not feel safe there and I blame the management company. It was a doorman building and I still felt this way. People were entering my apartment without telling me. I was not the only tenant who complained of this. The spare key given to our doormen went missing twice meaning someone was using it without my knowledge. I then had to change our locks twice which came out to cost me $900 dollars which I was not reimbursed. I was robbed in a doorman building and there was not a single camera in the lobby or hallways to help with the investigation. The doormen had not written any thing in the log so there was no way to tell who even walked in and out of the building that day. The only person with access to a key was a doorman so I can only assume it was a doorman who stole from me. I reached out to them repeatedly about these issues and never heard a response. Not to mention they broke the law by not keeping our security deposit in an interest bearing account. It is the management companies responsibility to provide basic rights like privacy and safety and security. They failed. read more

Glad (and not surprised) to see the other reviews here. Abro took over management of our building on West End Avenue/90th (I've since moved). At the time ('07 or so) we had NO gas service (all our stoves used gas) because Con Ed had damaged a line, but then repaired it, so it was up to our previous "managers" (who were just as bad as Abro turned out to be) to fix that & get us service again. When Abro came in they had NO idea we had no gas (apparently that never came up when talking with the previous managers/owners), but we did get it back, EIGHT MONTHS after we lost it. That was the last nice thing they did. I'd call their office to get them to fix my sink, or repair a large hole in my bedroom wall that the previous company's "plumbers" had left after repairing a leak in the downstairs apartment. The person in the office would take a message and I'd NEVER hear back. After a year or 2 of this I managed to directly call a guy (instead of Abro) who did repairs in our building; he told me he never got any messages from me. When I finally moved out I had to amend my agreement so that I wasn't responsible for all the stuff in my apartment they never fixed: crumbling plaster, windows, etc. What's even more inexplicable is that if they were trying to get tenants to move out (it's a rent-stabilized building & some people have been there for decades) they then leave the apartments vacant & don't rent them for double/triple what they got before. They're negligent and criminal and if I could leave half a star I would. read more
