As someone who used to manage my property (from long distance), I knew the pain and efforts involved in dealing with tenants...and honestly..after a few years, I wanted nothing to do with managing a rental from far, far away. I remembered calling and leaving a voicemail message with Southpaw about my desire to find a property management company to help me rent out and manage my unit...and..to my surprise, I got a call the same day back..and all within several hours when I totally wasn't expecting it! Within a few days...I worked with Kyle to sign my rental agreement, provide him information and access to my rental unit...and the unit was already rented out...all within 24 hours of signing my agreement to have Kyle manage my property! Wow..I was impressed! What impressed me more was Kyle's ability to manage rental properties. He took great care of tenants and property owners alike. He's fair..and not just siding with either side. He is not hesitant to tell me as an owner what I needed to do to make sure my tenants are happy (and he's happy to do the same to keep me happy dealing withe thing from repair to HOA as well). I am also very happy to see that...with Southpaw...the need to manage my rental property or handhold anything..is pretty much nil! Kyle took care of everything! And..I just saw..that I recently gave a consent to continue renting out my unit/extend rental offers to my current tenants..and he already had them signed extending for another year of rental at my unit ahead of expiration of an existing lease! That's a testament to Kyle and Southpaw's competencies and proactive approach to management! I love it that..for once..I can really sit back and trust that Southpaw can handle my rental on my behalf! For a long while, I worry about having to sell my unit if the property couldn't be rented out..but with Southpaw...I didn't have to worry about sale of my property anymore..because true passive rental income from this property is now a reality for me!

My apartment building is in Malden but I live in Florida and it's been really difficult to handle the management of my property and tenants from out of state. Since I hired Ajan Management, I've had the pleasure to work with Sam for the past year as my property manager and I have been extremely satisfied with his work. Whenever there's an issue, he is very responsive, always prompt to resolving it and getting things done. I am very thankful for these guys. They're very professional and serious about what they do, and it gives me peace of mind to know they're there to take care of everything!! Highly recommended!!

    The founder has a certain charm and ability to appear understanding and very capable. AJAN created…read morean aesthetically pleasing presentation, about our property and its potential, yet it provided very little data for anyone who is not easily sold with incomplete numbers and figures as you would see in a business meeting in a movie. 1 Example: We will add washing machines and raise rent by $X. They put that in a table without any thought to infrastructure expense, break even date, proper ROI analysis etc. It was a purely marketing 101 presentation. Regardless due to this man's charm and our certain bias for younger entrepreneurs (as we are) we had some confidence that AJAN would be able to handle the job of managing our multifamily home. The founder told us he will be personally "committed" to handling our property due to their very dedicated small company with large focus on their clients. Prior to initiating a contract with Ajan, we discussed being provided 3 quotes from different vendors for major repairs. In my experience when a mgmt. company works with a specific contracting partner, it is setup in a way to benefit the both of them and not necessarily providing me the best pricing:quality of work. They agreed! WE SIGNED :) they sent someone soon after to go appraise the property and create a professional report on all required maintenance, aesthetic improvements etc. as well as meeting the tenants - they noted that it is nothing they cannot handle. The result was a text image of some items with prices on a notebook. That is a report in AJAN's quality system. AJAN suggested some improvements: I provided them the opportunity to try a contractor that I had worked with previously and had great service/price. He refused claiming I accepted a price he already quoted me, the funny thing is that the price he quoted me was pending a discount the next day. Instead the revised price increased. He noted that there is a large sense of urgency for this work to be done, those things included paint.. frame of a door... some front porch improvements etc... and mold which would have been covered by insurance anyway by different people... My partner and I tried to civilly hint that he should work with the contractor we had a good relation with and waited.. 2 days later the founder calls us and lets us know that he would like to terminate our contract, in the midst of an issue with the tenant, - more about this later 1st excuse: The extent of work it will take to manage the property and general scope of work is too much to handle apparently he spent 4 hours on the phone and that is too much.. ( remember they assessed/agreed with confidence after the inspection) 2nd excuse: Claims that my partner and I have differing/conflicting information and he can not work with such people. My partner and I were extremely easy going and the riskiest thing we did was ask him to just consider working with a different contractor that provided us with significantly cheaper quotes". 3rd excuse: to summarize, the tenant that the founder contacted was extremely offended with the way he was spoken to. This is a "professional tenant" that knows his rights, the tenant threatened to sue ajan and requested 5k. At this point the founder asked us to have 0 contact with the tenant (we did not know about any of the above). Next, the founder calls us and informs us that our best option is to pay this tenant 5k and "forget about" rent owed to us. He added he will be doing us a favor of finding him a different apartment in Cape Cod.. typing this right now just makes me laugh at my ignorance.... Here are some more things to consider: -The founder claims "trust" and "full disclosure" are HIS NUMBER ONE QUALITY. -The founder admitted that their main benefit is that they have a management software that streamlines maintenance requests and tenant management . (100's of software like this exist for small fees or free online). The reason we needed their service is to be on the field and manage when needed. -HE IS NOT IN THE SAME CITY EVEN. That is all ill say about that -AJAN will give you the illusion that they will handle everything like miracle workers to really put the owners at ease. UNTIL you sign their contract, at this point whatever they say is the way it has to be or else you will see a very different side of the personality traits I discussed earlier. -After all this damage they tried to get away with just stopping the contract immediately although there is a "60 day notice period" The smug reaction was ill charge you for the 60 days. I would recommend to anyone thinking about hiring this company to consider twice and maybe a few more times for good measure. Any sense of professionalism that they will market to you should be taken with a grain of salt.

From day one, they pushed and pressured my Agent to obtain keys *****earlier to avoid obtaining prior****** to the Long holiday weekend The priority shifted to convenience on behalf of the NEW prospective tenants, vs the existent occupants- and the landlord needs The focus was to Get Keys as Promptly as possible, BY pass any essential details in between in a very highly dysfunctional approach Laurent Had a Nerve to ASK for the *****Commission check PRIOR to even having his clients move in***** He figured to obtain keys fast, and get Paid RAPIDLY prior to the 1st of September which he knows is (((((Prohibitive and also UN lawful)))) Above all, he was aggressive on the phone when I informed him, his boss would be briefed on the subject matter and valid warranted feedback would be posted on Google, Yelp and Zillow Laurent created a NIGHTMARE experience to the old occupants, and to my broker who had an awful experience with Laurent as well

One more thing I need to remind you guys is that the 5 stars reviews are published by the pressure of managers by 50 bucks so be careful. Actually my move-in date should be August 15th last year and the real move-in date is September 23rd. That was a miserable time,we take our luggages from place to place searching for short rents because of the 5 times of delay.That really sucks. After I moved in,things are getting a little bit better.The apartments are new and the facilities are okay.But we didn't get our compensation after several hard meetings with the manager which should be all set already but ignored by the managers. The price is going higher and higher and it's totally not worthy to live there. There are tons of apartments which are better than this. This apartment just trick new coming international students and trust me, I've lived there. What's more, good services cannot be the reason to ignore people after they moved out. They didn't return my security deposit after I moved out, even don't return my emails so be careful of the irresponsible managers. After been here for this long, choosing Residence@MaldenCenter is the worst decision I've made because I not only met awful managers but also suffered from serious arrogant and naive&disgusting roommates. I'll never made that mistake ever again. If I can't get my security deposit back, I think it's my obligation to let everyone around here to know, be careful about this apartment. Some things are not what they seem to be.

When I moved in early July 2018, I was told that the garage I've already paid for was still under construction. I waited for two months parking in the public garage across the street. In September, the garage was finished and I was assigned a parking space which can barely park my car in. I talked to the leasing office and they said they would let me switch when another spot becomes available.
