I have been a resident for almost 4 years and have consistently been impressed by this place! The Badger Canyon Apartments is the BEST apartment complex I've ever lived in! I love that each apartment complex has its own patio; this has greatly blessed the quality of our lives. The layouts are all incredibly open and functional; I can tell that Edward Rose & Sons have been in the industry for a long time. There is so much lawn space on this property which is kept artistically mowed by Integrity Landscaping. I have been able to use the lawn space for picnics, reading, and games with friends. Our friends with children have also really appreciated the lawn spaces and the walking paths. I love that the maintenance team does routine and preventative maintenance throughout the year! I've never had that before. Of course this isn't the time for them do other maintenance requests; but all of my other requests are responded to ASAP! The maintenance team is all so efficient, professional, and well-trained, they hardly ever have to call in other professionals! When they do, the professional relationships are impeccable. I really respect that. The office staff is also incredibly helpful and professional! Along with treats in the office throughout the year, they also host many parties and events. I loved our pool party last summer! I would say the most popular events are the food trucks. This summer we've had many different kinds of food and treats roll through - many nights a week! Other events may be smaller but much more meaningful. There is consistent attention towards the quality of life for the residents here, and it shows. I am grateful for our pool and clubhouse; I know in our desert area and family community, these are some of the best perks! I'm also grateful for both dogs parks! I hope that we can get bigger, clearer maps of this property, and letters on the front and sides of the buildings that can be seen at night. I will put that in my yearly questionnaire. Maintenance have to constantly fix everything. They don't update or do anything when the previous tenant moves out. Expect appliances not working like microwave, smelly fridge, dead flies everywhere, grimy HVAC system, dirty air filter, spiderwebs and dust everywhere especially in the carpet. All the issues you have to find for yourself so it's just one surprise after another. If you want to wash your face expect to run your water for at least 2 mins, shower too. Train is loud in the mornings. The thinnest walls of any apartment I've stayed in. Cold air just seeps through. Your neighbors are like roommates that you live with and can hear what they're doing. Currently I'm experiencing respiratory problems that I need to see a doctor for because their dusty and grimy vents and filter make the air unbreathable. The headaches and sore throat are awful too. A whole month of dealing with this and I'm exhausted. read more

Updating again. We moved out almost two years ago from this property . We had alot of issues and their solution was to let us out of the lease a few months early with no penalties. My husband and I left our forwarding address with Sarah who at the time was the manager . We never received a bill or are deposit the deposit was small and we assumed probably a cleaning fee honestly we didn't want to deal with them anymore. So now almost two years later we are trying to move and can't because they falsely reported to the credit bureau that we owe them money. So now we are waiting for proof on damaged carpet that they say we left which is also false. I will update if they make the situation right but currently since they changed managers they are acting like there is nothing they can do about what we were told. read more

Been living here in a 2B 2B and we love it. Maintenance is very good and they respond quickly and communicate effectively. It truly is one of the best bangs for your buck. We have a solid rent and a great beautiful apartment. Pros -good maintenance -good staff (they are always able to help out with what we need) -our place was nice and beautiful when we moved in -good area -neighbors have been amazing and quiet -very pet friendly!! Cons -people don't pick up trash (not to the fault of the staff and facility) - the paint quality in the units is much to be desired. And tiny bump or nick will put a mark on the wall easily. Their paint is cheap. -parking is sometimes a pain but I have a big truck so not a lot of room to talk from me. read more

Everything looks good before moving out. When I moved out, I only got about half of my deposit back. The check is directly mailed to my new place without any notifications before. They charge two items: 1. Extra cleaning. 2. Damaged carpet. Here are what happened: 1. Before I moved out, I went to the leasing office twice, to double check what I need to do. The staff told me that I just need to do a simple cleaning, somebody else will come to make additional cleaning after I moved out. So I believed them and did a simple cleaning. They charge $50 for the "extra cleaning fee". 2. When I moved in, I saw a stain on the carpet, and ignored it. When I moved out, the condition of the carpet is the same to what it looks like when I moved in. There is no additional damage. They charge $ 75 for the "damaged carpet". 3. A pre-check before moving out was conducted and I didn't receive any notifications said something was wrong. read more

I really enjoyed living at Badger Canyon! Throughout my move in process I worked with Tasia, she was super sweet & helpful from start to finish. I lived in a Sapphire floor plan & it was the best, I loved the layout so much. The grounds of the apartments were always kept clean, maintenance always had a fast response time to work orders which was really nice. They have great amenities, I loved the Amazon package lockers so much. I really liked that my door system was all on my phone instead of having a house key, I never had any issues with it I either locked/unlocked with the app or my door code. The other reviews that talk about apartment noise are a bit ridiculous in my opinion, you choose to live in your apartment building you're going to hear your neighbors sometimes. In my opinion the buildings were very well built. I rarely heard my neighbors, but even if I did I chose to live in an apartment so how would I create a stink over that?! I definitely recommend living here, I really enjoyed my residency!! read more

Love this complex! The pool is kept very clean during season. If you have a balcony the view is beautiful! The insulation is pretty damn good too during winter months and the hot days. The neighbors are quiet, and this place is pet friendly that I love. Love the clubhouse as well and it is always kept clean as well as the landscaping. Have nothing negative to say about this place! Updating my review cause I love Rachael, but yeah, I can't wait to not live here. I have asthma & allergies (not just sniffles, like urgent care visits cause my head feels like it's going to explode) but apparently that's not a good enough reason have them enforce the no smoking policy. One of our neighbors smokes weed so often that OUR apartment smells like it constantly & every time they smoke on the balcony, it blows into our window & hotboxes our bedroom. Another smokes cigarets & we also smell cigars. This is a no smoking complex but since the apartment "can't find proof" & they "don't know where it's coming from" they said there's nothing that can be done & after months of trying to get them to help us (even after upper management confirmed we shouldn't have to live like this), a staff member actually told us the best resolution might be for US to move. So WE should uproot our lives & move so you don't have to do your jobs? We've been here for years & the main problem started when the neighbors recently moved in, but we're the problem? I am all for weed being legal & I never want to be rude but I am so frustrated by this & just want to be able to live comfortably in our non smoking (specifically chosen for health reasons) apartment. While I'm at it, there's a TON of "little things" that we have noticed since we moved in a couple years ago - they ALWAYS have to enter apartments for "preventative maintenance" (which btw, I feel like y'all can smell where the weed is coming from) they give you a date & time range & they'll knock like once & walk in, packages are frequently misdelivered (or not at all) in the Amazon Hub (also HelloFresh gets delivered to the hub which melts everything in the summer), water pressure jumps in the bathroom, every summer there's tons of beetles outside that crawl inside, the dishwasher isn't very powerful (maintenance didn't fix or replace), you'll blow a fuse if you use the kitchen disposal while the dishwasher is running, actually you'll blow a fuse often if you live on an end apartment & maintenance said it's cause of how it was built, also if you live on an end apartment you'll have an extra fire alarm (per maintenance) that goes off frequently even when there's no smoke, they don't offer lightbulb replacements (every other cheaper apt I've lived at offers them so that's the only reason I noticed), there were tiny sharp nails poking out of the carpet perimeter that we had to hammer down when we moved in, the ceiling are awkwardly low so if you're 5'7+/wear your hair up you'll hit the fans, no spray nozzle in the kitchen sink, you can hear every step the complex above you makes, if you live by the school is you'll hear their "you like to move it" song on the intercom, they "fixed" our loose toilet lid by putting on a seat that was bigger than the bowl (so there's a weird gap now & I'll let you imagine what that's like), you'll hear all the highway traffic (air breaks, kids on dirt bikes [who have parked on the lawn before], lifted trucks), the laundry room drain always has a weird smell (& yes, we've done the vinegar thing), we've been waiting on a new part for something in the laundry room but never heard back, sometimes maintenance requests are closed & we don't hear from anyone...there's more but you get it. This place is beautiful but the small things add up & when you call the office for help, you hope to get Racheal but you usually get the girl who is kinda rude & dismissive & the answer is always "there's nothing we can do" or "we will put up a flier" & rarely anything is ever resolved. original review: I specifically wanted to shoutout Rachael in this review because she is the one person here who ALWAYS makes me feel heard when we need help. Whether it's problems with packages, neighbors, something not working in our apartment, or anything really - I always hope to get her on the phone or in person when I need help. These apartments are the biggest in Tri-Cities. I have some pros and cons with these. Pros - beautiful pool! 24/7 workout room! Pretty walking paths! Pet friendly! Quiet. Never see neighbors. Spacious closets. I like the layouts of bedrooms. Cons - poor rushed construction. Molding and calk jobs in bathroom get worse daily. I hope I'm not charged for that at move out as it wasn't me. Tiny microwave. No community presence. At my old place we used to have community events to get to know the neighbors. This place does nothing like that. I renewed my lease. I'm comfy here. read more

So I read the other reviews and thought it was funny that all of the 1 star reviews are from people who have not even lived here. I have been living here for 7 months. This property is one of (if not) the newest in Kennewick/Tri-Cities area. They still have a bunch of construction ongoing with a couple more buildings. Construction noise is not a thing to worry about here. I might have been inconvenienced once by construction noise (It was 1 PM on a Thursday). This is as good as apartment living gets in Kennewick. Apartments are right off I-82, so you get the proximity to the highway and Clearwater Ave. Nice quiet neighborhood with friendly neighbors. The apartments are managed by their owners so they take good care of the property and the grounds. The staff has been very friendly and welcoming, I would say they go above and beyond when handling maintenance requests and always appreciate feedback. The most I had to wait for with a maintenance request was a day, they usually get back on the same day. I am excited for the clubhouse and the extra amenities being constructed. For new tenants, your patience will be rewarded with new construction ;) read more

Alright I'm not saying this is the worst place in the world to live. But based on the price that they are now leasing these apartments for they are by far not worth it. when I moved in everything looked nice, then I started using the apartment and this is what i found. all the door knobs jiggle, they cannot be closed quietly to not wake someone up to save your life. all the drawers in the kitchen are loose and feel like they are coming off the tracks. my microwave doesn't make any noise to let you know it's done cooking doesn't have a light that works and doesn't rotate which they are supposed to. my windows were not clean upon move in neither the cabinets which 2 shelves were missasempled and crooked which I had to fix on my own. there is paint drips on all the lamannt floor from when they touched up paint but didn't put floor protection down. my filter in the ac unit wasnt even cleaned before i moved in. i checked it 2 weeks after and it was CAKED with dust and animal hair. my garbage disposal/dishwasher fuze has blown twice. once they didnt even fill out the work order and left us without it working for 4 days til i called back and they said they didnt know what i was talking about. then came and fixed it the next day. my fridge fuze has blow 4 times which they did not consider and emergency even though my food thawed out. now here's the thing that bothers me the most. buyer beware. they paint the walls with a grease absorbing paint. that no matter what you do, magic eraser, baking soda ect, you can not get the spot off the wall. I have lived in many apartments and have cleaned the walls plenty of times. but they do this on purpose to not give you your deposit back. it also just looks bad and like you don't clean when you have tried to clean it off! I have had multiple people that I have known well and saw the inside of their apartment here. that have all said you will not get your deposit back. that no matter how much you fill out the form of what is wrong prior to move in they will never give you your deposit back. the people I knew, their house was not trashed either, not at all. the maintenence people are in general really nice and helpful. front desk not so much. I reported my upstairs neighbors and their children throwing toys, trash, and cigarettes down onto my balcony. and I don't mean a small amount. hundreds of cigarettes. not over exaggerating I picked up by the time they moved out over half a wallmart bag of cigarettes. and the horrible part is I have potted plants on my porch which is FLAMMABLE. the whole complex could have gone up in flames. I've litterally seen the aftermath of one of those fire from a simple potted plant. I told them 3 times and they did NOTHING. the fourth call they said of the tenant above you is moving out I think they were the problem so it should be fine now. I have reported that I can smell when the people above me smoke weed in the house because it litterally comes through the vents into my bathroom because they think turning the fan on works. they did nothing. the apartments are up on a hill and it is the windiest place in tricites hands down. don't expect to take nice walks or carry things easily 80% of your time here will have wind. the view is amazing. it's not worth 1600$ for a 2 bedroom. none of it is. also be ready to have the fire department set of an industrial volume fire alarm in your house twice a year. and the smoke detectors go off when you boil water no joke, seriously. the front door locks need batteries changed and the apartments leave notices multiple times a year saying they need access to your apartments. over all everything is cheaply made. paper thin walls and ceilings. be ready to have giant crashing sounds from above unless your on the top floor. seriously it's bad. I only have negative things to say. I would never rent here again especially at the price. read more

I lived at Badger Canyon for 10 months and had a decent experience. The first manager who helped us sign our lease was great, and is no longer with the property unfortunately. Honestly, if you're fine being left alone by management and keep to yourself, this complex would be a good fit for you. Pros: New apartments, open rooms and nice location in Kennewick Cons: More expensive on 2nd and 3rd floors, you can hear most noises above you (we lived on 2nd floor), poor communication from management, parking at Building C is not ideal, maintenance requests take a while But wait there's more - One of the managers verbally agreed to me I would not be charged for my 30-day notice as the office was closed on the 1st of the month. Instead of recommending I document my last day be extended 1 or 2 days to complete a full 30-day notice, I took verbal commitment at face value. Corporate informed me I would not receive reimbursement for a mistake on managements part. I also attempted two different times to follow procedure of management and report when lease rules were broken. Zero action was taken and my concerns went unattended (marijuana smell coming through vents from apartments below and cars with flat tire or not operational parked on the premises for as long as 3 months). My lease information was inaccurate when I terminated my agreement and I wouldn't trust verbal agreements from management. Lesson learned. Best of luck with Sarah and Nicole. read more

I'm a little baffled by the one star reviews.. I've lived here over a year now and couldn't be happier. Aside from a smaller-than-normal microwave, I have no critiques. The two women at the office are helpful and receptive. The maintenance crews is stellar as well, practically killing themselves to maintain the sidewalks in this nightmare of a snowstorm. There's construction still, as they are still expanding. That being said, I've never been disturbed by the sound. I get that not everyone can have an amazing experience.. But if you're going to gamble on an apartment, this place is a good bet. read more

I love living at Badger Canyon! The apartments are very spacious and have a ton of storage. The water pressure is amazing and having a nice central AC unit is a hugeee plus. They have several dumpsters around the entire complex (no more long night walks to take out the trash) and they are well maintained. We have been living here for two years and have never seen the trash over-flowing. The complex itself is really pretty and well kept as well. There really isn't any "eye sores" or tenants who have stuff overflowing out of their apartments. Ive seen maintenance workers walking around picking up dog poop and trash. The combination of people who care about where they work and tenants who love where they live, makes for a pretty clean environment. The office ladies are really sweet especially Rachael! The only negative thing I have to say is the walls are a little thin and we do hear our neighbors in all directions, but nothing crazy or bad enough we are unhappy. read more

Especially Sarah. Also, y'all really need to inform all your tenants that their rents will be raising after the proclamation is lifted. How slimy and slumlord-like. Why would a manager (Nicole) tell me that I was assured no problems with month to month rent and in no need to renew but then be told that my rent will be raising because I didn't renew. How heartless can you be to milk tenants when this pandemic is already hard financially. Yes, they gave me a payment plan option but that's only due to COVID and the proclamation but without the proclamation you guys don't defer payment plans. I have told them I can't afford my rent to be raised as I am unemployed due to the pandemic repetitively and starting to hear the annoyance through the phone I put my guard down and trusted that the management had their best intention at heart, just to be told that IF the proclamation extends then I should be fine. Now, I'm stuck with no choice to renew since they redacted my lease and I do feel as though that it is out of spite. This place truly makes me disappointed and the only managers that were genuine were Taisha and Shauna. I am a new renter. I had to get an apartment on short notice, and the staff were more than earnest in accommodating my needs. Nicole and Sarah are absolute professionals in what they do. I'm glad I met them. They are building more, and I am sure that they will be occupied in no time. This is shaping to be a great fun place. I can't wait for the amenities center to open! Wish they would put in a gate at the entrance after the construction is all over. A word about construction noise - none whatsoever. Apartments sure aren't what they used to be. You are able to hear way too much noise from the side neighbors and neighbors above. I am on the bottom floor. My neighbors above me leave their bathroom fan on for hours sometimes. It is really loud, so loud I have to turn up my TV just to cover the sound. I have complained numerous times and management just says they have checked the fan it is normal and they can't enforce how they use their fan. It is true the microwaves are small and the edges of the carpeting have the sharp nails you can feel when you step on them. Management has let them know about the noise, so now I think they leave it on just to piss me off. I have complained to many times i have lost count. I work from home and so i have to endure the noise all day long!!! Granted I cannot blame Badger Canyon for these inconsiderate people, but it would sure be nice if they enforced some noise complaints. they need to be charged for being so rude!!!!!! read more

This place needs to get it together. Construction keeps setting back their availability. When you call the property manager she never answers and half the time the mailbox is full so you cannot leave a message. They are not accommodating to your needs. We applied for an apartement that said would be available by 8/19 and after we applied and paid the 80$ app fee they said the unit would not be ready until 8/22. Very dissapointed! read more

All the light bulbs went out a couple months in. Everything was built cheap and in a hurry. The breaker doesnt use high enough amp switches so you have to be strategic where you plug things in or it will trip the breaker. The electric furnace had a stuck heating element and as a result I got charged an insane energy bill but because I fixed it myself in the middle of the night they said they weren't accountable and I had to foot the bill. Had to buy my own air filters and light bulbs. Long story short...not worth the price they are asking for. You'll regret staying here. read more
