    If you wanna come on a website and say bad things about Ben Witherspoon (aka my dad) (aka the best…read moredude on this planet) just do not do it because he has been doing this for almost 20 years and he knows what he is doing because he is very very hardworking.

    On 7/17/18 Ben Witherspoon of Southern Home Inspectors in Jackson, TN inspected a house I was going…read moreto buy. I met him there & he was already finished w/inspection. I specifically asked about knob & tube (k&t) wiring since house was built in 1931. He stated no sign of it & breaker box updated and all looked ok. He then asked me to sign contract. Since inspection complete, I just signed w/out reading which I shouldn't have done but it wouldn't have made difference then. When report rec'd later that day, again stated electrical ok but said no attic access? I didn't worry b/c he had confirmed wiring was ok. When moved in house in 08/2018, discovered k&t all through house. Also found other issues such as soft/rotten bath floor, rot on window sill & floor beneath, spliced wiring in breaker box, 5 support posts holding up back porch were so rotten at bottom that porch in danger of collapsing, lighting in basement connected by extension cords, and other issues not as serious. I went into upstairs room & saw the attic access w/in 10' of a window a/c that he inspected. The k&t wiring was visible right inside the access. I called Mr Witherspoon who brought an electrician with him (I've asked for his name twice & he didn't respond) and at first acted like access wasn't there during inspection but finally admitted he missed it, apologized saying he didn't want me to think he didn't know how to do his job and that it had been a long time since he missed anything, and said he'd take care of it but to give him couple of days to come up with plan. After couple of texts with him telling me not to worry I rec'd letter citing limitation of amt paid for inspection w/check enclosed for $375. He quit responding to me then. I retained atty who reviewed contract & said not only was there limited liab clause but limitations after every section which basically made him responsible for nothing but that to fight E&O attorneys could exceed repair costs. which will likely exceed $30,000. And he has claimed no responsibility! Since this, realtor has learned of others that have had issues with him. I have all documentation...report, letter, emails, texts, photos, etc. He should have pointed out the limitations when I signed the contract & not told me he would take care of it if he wasn't. In my opinion his actions are very unethical.
