I can't say enough good things about this team! First, Scott goes above and beyond for his clients and is super knowledgeable about the mortgage industry. Contacting him and his team was the best thing I have done and I will be a customer for life. My boyfriend and I were looking at purchasing a home together. He owns a home already and I rent. My lease renewal was coming up and my landlord is a....I won't use cuss words. Anyway, I opted to buy something as renting as really changed over the past few years and it's really enjoyable anymore. My boyfriend was nervous and didn't want to sell his place without having a place lined up, which is understandable...and given the low inventory right now, it's difficult to wait for something to be listed and go under contract when you finally find a priority. Scott found a way around that for us. He also shared his recommendations, which we went with. His whole team is amazing...Emily is SUPER nice. Ranking Arizona is going to get a very strongly-worded letter from me. If this company is the #1 rated lender in Arizona--for even one year, let alone several--the Arizona housing market is doomed. This company does not communicate with buyers AT ALL. You will be completely in the dark from start to finish. When something is not done properly and you find out at the last minute, you will be in breach and lose your home. You absolutely 100% do NOT want Rich Simon working on your loan. He DOES. NOT. COMMUNICATE. --AT ALL. I sent a copy of my trust document at the very beginning of our loan process. No response from him or the lender regarding anything wrong with the intended trust. At literally the very last minute (couple of days) before we were supposed to close, I get a message that the version I sent "won't work." No guidance on what WILL work, mind you, just that this draft won't. I redraft. I submit that draft. AGAIN get a message that it's no good. I contact my realtor and express the utter ridiculousness of being told what won't work without being told what will. Imagine someone asking you to make a wedding dress, with no guidance on what it should look like, only a "nope, that's not it" every time you present a finished garment, and you will begin to understand my frustration. My realtor sent a three-way group text to include myself and Rich Simon, directing Simon to communicate with me about the requirements of the trust document. Rich Simon "thumbs-up"s that text message, but never sent the needed information. Finally, ON the day we were initially supposed to close, his assistant sends the information needed; information that could and should have been provided way back at the start of the loan process when I submitted the original version. Keep in mind that without this being approved, I still have not signed, and could not have signed, the 3-day loan disclosures in order to complete closing on time, so I am now IN BREACH with my seller, due solely to Rich Simon's failure to communicate. And this was just to highlight the most negatively-affected part of the transaction. It was crickets from Simon the entire time. Because we now can't close on time, we had no choice but to get a hotel room for the week (Simon knew we were flying in from the east coast to purchase this home, so these would be foreseeable damages). We also wasted two extra days and incurred additional costs for two completely unnecessary additional trips to Las Vegas on two different days to handle the trust, when this could have been prevented with some simple communication on his part early on. Any offer from AZlendingexperts to cover those costs, since they/their agent were, unquestioningly, the proximate cause, and since they are supposedly the #1 lender in AZ? You'd think so wouldn't you? You'd be wrong. I'm half hoping the seller cancels the sale for breach so that I can sue AZlending for the value of the home plus special and exemplary damages due to real estate being particularly subject. Except that we really do want this property. Which is why the actions (read: negligent inaction) of AZlending in this transaction are so egregious. Also, WATCH your loan quote/documents closely for hidden "updates." This company will give you a great quote with no origination fee up front to get your business, then the next day add several thousand dollars in "points" as an origination fee, without ever bringing it to your attention, at a time when you still would have had the opportunity to go with another lender's better rate. Their goal is for you to miss this "update" until it's too late. You've been warned. I will be filing complaints with AMLA and the AAG regarding the way this company conducts it's business. Initially things were great, friendly and helpful, but things went downhill rapidly. Started out dealing with Scott who turned things over to Kristine at which time the confusion began. Not sure if it was lack of communication or what, but documents were requested repeatedly and when they were told they had been sent, we were told we apparently did not sent them and would have to resend, finding out later that they actually did have the documents. Finally, we were told they had everything and were ready to close, when we again hear they need more information before they could close. On the day to close, finishing with the title transfer, we find out the title could not be transferred because AZ lending "forgot" to send the wire transfer. Maybe it was just a bad week, but I would recommend finding a different lending company unless you really like to deal with one issue after another. read more
