Update: 10/29/23:
MEB is using a bot and/or algorithm to remove my review. This is extremely unethical. No real changes. Maria, new manager does not return calls or follow through. No manager on site about 70 percent of the time. Water, trash and sewer charges have doubled in one month, while resident usage remains the same.
Update 10/19/23:
Little improvement. Gate fixed after many attempts. No landscaping. No phone calls returned. No response regarding BBB. Sad.
Update 10/2/23:
Management has once again vanished. The complex is approaching slum-like conditions. Multiple code violations, dangerous common areas with block walls failing and dog feces EVERYWHERE. No landscaping service. Trash and debris regularly accumulate leading to rodent and insect problems. There is a stench that hangs over this property and has remained for the last 3-5 months, no doubt due to lack of maintenance and accumulation of refuse. In the nearly 3 years that I've been a resident, the entry security gate has been inoperable for almost half of that time. This is an amenity that MEB advertises, but hasn't been able to deliver on, at least consistently. When the gate does work, it is only for a few days at a time, and even then, you must enter the access code multiple times to gain access. Handheld key fobs for entry are old, need replacing, and never work because of the constant repairs and subsequent delays related to servicing the entry gate. Open access to the complex via two gated entries, one on the south side of the complex, one on the north. These gates should be locked with access available only to residents with a key. Empty lot adjacent to the property is routinely used for buffoonery that is dangerous to the surrounding properties/residents. This includes reckless drivers doing donuts at 3 am, people firing weapons and the destruction of property(For Sale sign demolished). These outside issues are not the fault of MEB, but they certainly distract from the attractiveness of the property. Mouse infestation of multiple common areas(and my backyard). I have woken up every morning for the last 60 days to mouse feces on the exterior entry areas of my unit. In August, my AC failed. I was left with no AC for almost 16 hours. Management unable to locate portable AC units, and many excuses from maintenance. Drive by shooting in June, with bullets hitting my unit. Reported to police, report available upon request. Representative on property 10/2, 10/3, 10/4, seemingly only visited the property to take residents money, not to help. If she is with corporate, the first thing she should have done was take a walk around the complex. Last week of September, representative sent an email to residents prior to being on property stating that she would be in the office to collect rent payments for October. This email also stated that a contact number would be provided in a forthcoming email, so that residents would have a direct line to a manager, as the usual office number is never answered, up until today, 10/4/23. All of this and my experiences here have been duly noted. I am fighting for those residents that live in the complex who have no say. This fight is for the elderly woman who lives across from me. What happens to her should her AC go out, with no one to reach? What would have happened if I had pets and my AC went out? MEB must be held responsible for their past failures in order to improve. MEB must honor their residents with the very minimum, which is fair housing standards. Further, MEB advertises amenities that they have never been able to actually deliver. I renewed my lease in August. What a mistake that was.
Additionally, each time Avilla Tanque Verde finds a decent, focused individual to run the complex, it's only a matter of weeks/months before that person quits or is fired. The turnover rate is astounding. It's clear that not only does MEB disregard their residents rights, but they likely do they same to their employees. read more
