Great renting process kudos to Nicole Young from the rental team. Love the apt and what the property has to offer.

I've spent thousands of dollars living here over the past two years, and unfortunately, the experience has gone downhill--especially over the last six months due to the concierge service. The current concierge team is unprofessional and lacks basic customer service. They no longer go out of their way to assist residents, even though that's a core part of their role. I'm a low-maintenance tenant, yet even simple requests feel like a burden to them. In particular, Tim, one of the concierges, is rude and selective about who he helps. Whether or not you receive assistance seems to depend on his mood, which is unacceptable in a building where residents are paying a premium. There are also ongoing issues with the Amazon locker system. Packages often don't come with access codes, forcing residents to rely on the concierge to retrieve them. However, staff frequently refuse or respond with attitude when asked for help. Meanwhile, residents are charged $5 per day for uncollected packages--even when the delay is caused by staff being unavailable. That's completely unfair. I've had no issues regarding my actual unit. The maintenance team is phenomenal! Very attentive and fast with their service. Overall, the new concierge team has made what used to be a positive living experience frustrating and disappointing. For the amount residents are paying, a higher level of professionalism and consistency should be expected. We miss stravros & Travis! I would NOT suggest moving here. See Below, I don'y believe any of the good reviews AT ALL! Hi Nicole, After careful consideration, I have decided not to move forward with the apartment. Unfortunately, the leasing experience did not meet the standard of professionalism and service I would expect particularly for an apartment priced at $4,000 + per month. This decision is based on the following: * Lack of Hospitality During Tour * We were given a sheet and instructed to tour the apartment ourselves. * There was no meaningful engagement or follow-up after the visit. * Even accessing the building upon arrival was unnecessarily difficult. * Poor Communication Throughout the Application Process * When our application was initially declined, no one contacted us, I discovered it by checking the website. * We had to call to determine the issue ourselves. * When the hold was lifted, again, no one notified us, I found out by checking online. * Lack of Transparency Around Costs * I had to call to ask what total fees would be due upon approval. * I received vague or one-word responses rather than clear financial breakdowns. * I was told the prorated rent could not be calculated until after the deposit was paid, which is not accurate. * I ultimately had to calculate everything myself to prepare financially within an 11-day window. * Failure to Deliver Lease as Promised * I was told I would receive the lease within 24 hours of paying the deposit. * It was not sent within that timeframe. * Calls and emails went unanswered, and I had to physically come into the office for clarity. * Inability to View the Actual Unit * I requested to see the specific unit I am expected to move into (which is different from the model we toured). * I was told I could not see it until move-in day. * That is unacceptable, especially when moving within such a short timeline. While I do need additional space, which is why I planned to move from 57 Alexander after selling my home, this experience confirmed that this is not the right fit for my family. My suggestion would be to significantly elevate the level of professionalism and hospitality within the leasing process. This is a hospitality-based business. There are several competing apartment communities in the immediate area whose service standards exceed this experience. I've been a long-term resident at Avalon Yonkers, and the decline in quality has been disappointing. Management has clearly reduced maintenance staff, and it shows. Routine issues take far longer to address than they used to, and common areas are often neglected. While new tenants are offered lease incentives, existing residents who have renewed multiple times are not--management wouldn't even offer something as basic as a paint job at renewal. Security and access are ongoing problems. Entry doors are frequently broken, which is unacceptable for a building at this price point. Garage access is poorly governed--some residents pay for parking while others seem to park for free, with no enforcement or consistency. It's frustrating to pay for a service that isn't managed fairly. Cleanliness throughout the building has become a serious issue. There is dog urine and feces regularly left in the hallways, and the garbage room is filthy virtually every single day. The hallway carpets are stained, smell, and appear moldy in places. Walls throughout the building are scuffed and damaged and clearly overdue for repair. Even the common room--which residents are charged an additional fee for as part of rent--is in poor condition. The furniture is old, dusty, and appears moldy, making the space uninviting and poorly maintained despite the extra cost. Avalon Yonkers markets itself as a premium property, but the reality no longer matches the price. Long-term residents are being taken for granted, and unless management addresses staffing, cleanliness, and basic upkeep, I would not recommend this building. read more

Management is unable to manage this building. Rules are not enforced. The paid parking lot is basically a free parking lot for half the cars. Waste is left throughout the property. Another long time resident recently voiced the same issues I am voicing here. Avalon is the worst amongst corporate landlords. As a long time former resident at this property, it has followed the same pathway most corporations pursue these days which is maximum extraction from residents and minimum resources to keep the building functioning. read more

I'm honestly heartbroken and disgusted by how Avalon Yonkers treated me. This was supposed to be my fresh start -- a safe, clean, beautiful home for me and my baby. I did everything right. I submitted my voucher, showed proof of income, followed every instruction, and was fully ready to move in. All I needed was a small rent adjustment that they absolutely had the power to do -- but instead of compassion or communication, I was met with cold attitudes, empty replies, and outright avoidance. What hurts the most is how dismissive they were. It felt like the moment they saw I had a voucher, I was no longer worth their time. Like my child and I didn't deserve to live somewhere nice. That's not just bad customer service -- that's discrimination, and it's inhumane. Avalon claims to be luxury, but luxury is more than granite countertops -- it's how you treat people. Especially people trying to better their lives. I've never felt so dehumanized in my search for housing. And I'll make sure everyone I know hears about it. Do better. read more

The apartments are very thinned walled. Our previous apartment, we didn't hear anyone. Unfortunately, we are underneath the loudest family with uncontrollable children. Management is aware of the situation but no solution so far at this point. It has to say the least been very stressful with no one day of relief. Beautiful place. Great views. Management is a mess. Total lack of security. On weekends there are more people visiting and abusing the common areas and amenities that tenants. We all have to lock ourselves in and watch the circus from afar. Security? Non existent. Countless people/autos get to drive up behind us as we enter the parking. To make things worse, there are probably 10 ways for ANYONE to have access to the hallways. Just walk up to a stairwell, go up one floor and then walk to an elevator if you don't feel like going any higher using the stairs. We see this happening almost in a daily basis. You'll find people from outside roaming the halls although we have told management multiple times. Trash management?? Unfortunately staff does try to address this, but tenants drag wet, open bags through the halls, dropping trash and liquids all over and then just throw things all over the floor in the trash room instead of throwing it in the compactor chute. The solution would be placing cameras and holding people accountable. Yet I suspect management is not interested because it would add more work for them to perform lease enforcement. More things happening but not even worth spending more time. You should get the idea of the mess this place with these few items. I have a bed bug infestion and the mangement team entered into my apartment and told me that I do not have bed bugs. That the bite marks all over my body do not come from bed bugs. I took the pictures to a pest control company and was told yes that is a bed bug. Because the maintenence dept decided that I do not have bed bugs no help or treatment will be given to solve the problem. I have a heavy infestation throughout the apartment. Including in the crevices of the carpet . I have been here for 2 months but I will break my lease because they offer no help to resolve the problem. read more

Honestly I love this place ! Move in process was super smooth especially with starvos help!! He is soo amazing and made everything so much smoother. Avalon takes care of all the amenities. I moved in November 2022 & at first everything was fine minus some fire alarm issues where the alarm would go off at all hours of the night. Besides that anytime I had a problem in the apartment I would open a ticket on the Residence app & maintenance quickly responded & took care of it. They were super helpful & friendly. The amenities were great & always kept clean. They held ice cream socials & events for your pets. I work from home so the noise because of the construction next door was a bit much at times. Late at night we would hear people congregating outside on the street - loud music & talking. People would also sneak in behind us when we entered the parking garage. The major problem came 8/18/2023 when a main pipe on the 2nd floor of the building burst at 2AM & it started raining everywhere in my apartment minus the bedroom. It took 30 mins before the water was finally shut off once firefighters showed up. I'm told by neighbors that the concierge was told but didn't seem very concerned. I was also told that something similar happened last year but just not as bad as this time. The ceiling in my kitchen looked like it was going to come down. I had to quickly grab what I could & leave b/c it was not safe or livable to stay there. 70 apartments in total were damaged to varying degrees. Coincidentally on that same day, almost like a bad joke, I received my lease renewal (my lease was up December 2023) where they were increasing my 1 BR apartment by $400 to $3,100. I stayed at a hotel for 2 weeks (paid for by my renters insurance b/c Avalon has a nice loop hole where they are not required to pay for your lodging despite being forced to leave due to no fault of my own). I was going back to the apartment to collect what I could & found that my apartment door would be left unlocked (even after hours when work was not be being done & on Sundays). I had to bring this up to the leasing department & maintenance 3-4 times before something was done. Essentially anyone could have walked into my apartment & taken anything b/c there was no security or care being taken with my property. My furniture (that wasn't damaged) that remained in the apartment was not treated with care. Despite me seeing plastic coverings everything was covered in soot. They piled dirty items on my couch, scratched my desk, etc. The emailed updates they were sending were general & not always accurate. They would claim work was being done & I would go to the apartment & it looked exactly the same. At one point I got a call from concierge telling me that maintenance wanted to go into my apartment to make repairs but that there was furniture still in the apartment. I left at 2AM b/c of a massive flood of water did you expect me to take my furniture with me?! I made sure to take pictures & document everything & was emailing them expressing my frustration. I would get phone calls to apologize but continued to have problems with them. I was still being contacted by their lease renewal team. I asked if they would be willing to leave my rent as is (not even decrease it) as an incentive for me to renew for another year & they were not willing to. They kept referencing the price is based on fair market value. What about just doing the right thing? It was clear that this was not where I wanted to continue to live. They agreed to let me out of my lease early w/o penalty (the least they could do). We agreed that my move out date was going to be 10/01/2023. They said they would make sure work was stopped so I could move my stuff out (the apartment was still not livable even then). They said they would have professional cleaners go to the apartment to clean it (including my desk & couch) the Friday right before my move date so that I wouldn't be wrapping & storing dirty/smelly furniture. I went the next day (Saturday) & there were painters in the apartment & soot everywhere!!! Please tell me where this makes sense to be painting & making a mess the day after cleaners were there when you knew I was moving the following day?!! I sent numerous emails & no one really had anything to say. You would think by now 3 weeks later I should be done with them but no I continue to fight with them over the refund I am due. They tell me one thing over email & then I receive a check for an entirely different amount ($1k less than I was told I'm owed). I have continued to follow up. I get an explanation & their math doesn't even add up. If I was paid in full August 1st why should I have a balance for September or October when I wasn't able to live there. They had the audacity to say they were giving me a refund for parking, pet, amenities, etc. as a customer service gesture!! Is that a joke?! I can't live there b/c you clearly made this building cheaply (3 year old building - 2nd pipe bursting) despite the expensive prices & they're acting like they're doing me a favor by crediting items I shouldn't be billed for in the first place. My wife and I have lived at Avalon Yonkers for a little over 3 years. Every building has their quirks and issues along with their own respective positives. Let's start with the positives. The maintenance team is amazing. We've lived in multiple complex style buildings over the years and I do not believe we've ever had a team as good as Avalon's. Their response times, efficiency and working knowledge is incredible. I cannot speak highly enough about their work! Leasing staff and concierge are great. They are respectful, in person (this will be important in a bit), and answer emails in a timely manner. The regional sales team is also very good and is welcome to criticisms. If you like to workout at a facility, you will absolutely love the gym at Avalon Yonkers. The view of the Hudson, quality equipment, space and variety of equipment make for a luxury experience. In general, amenities are great and the views are very nice. The negatives. The price point for certain units is a bit high, but what can you expect in the NY-Metro area. The increases at renewal are really what make the price challenging. We've had to negotiate at each renewal as to not get an absurd increase. The build quality is a bit questionable as there have been fire alarm issues, flooding issues and other issues that have come up over the years. Again, the maintenance team are phenomenal, but the initial build may not have been up to par. As noted earlier, the leasing team is great, but some of the general community emails can be poorly worded. Sometimes they come accross more as angry text messages than formal community bulletins. Unfortunately, for our residence here there has been non-stop construction around the building and/or next door. Avalon cannot control this, but it should be considered when renewals came up and other concessions. The noise for remote workers can be unbearable at times. If you have a car be prepared to battle through Alexander Street and downtown Yonkers. There is a lot of development coming up in the area and I do not believe it's going to be sustainable on the current infrastructure; not really an Avalon problem, but if someone is about to rent they should know what they're getting. Alternatively, If you will mainly commute with Metro-North you could not pick a better spot. Who's the building for? If you are an urbanite who really enjoys being near the city, doesn't mind noise and you want to get out of the absolutely overpriced NYC boroughs, this is a great option. Great location, solid amenities and an overall decent community. Who is it not for? If you are a young family, taking your first steps out of the city and mainly work from home this will likely not be a great option for you. A better option would likely be a unit in Hastings, or one of the other Avalon buildings in Westchester County. read more

Since we have moved in the fire alarms have gone off NON STOP (over 12 times in 3 months). We have had to evacuate multiple times due to structural failures (water sprinklers and fans breaking) so it wasn't residents fault it's faulty construction on a new building. They have been repeatedly testing the alarms on OUR time when even the fire department has told me (on video) the building was responsible for getting this done BEFORE residents moved in. My dogs have such bad panic attacks from these alarms that I fear for their health. This is bordering on animal cruelty and I have good mind to send all the videos and pictures I have of my animals needlessly being sent into a state of panic due to this to the human society and ASPCA. My oldest is 17 and has a heart condition and can't be dealing with this. They pant for hours and drool all over and I can't leave the house or get anything done every time they do this. It really seems like the construction on Avalon Yonkers is faulty and they can't get their act together. The office never answers the phone when this happens s either and we can't get answers. It's the general feeling here now that it happens so often we never know what is real and what isn't. I won't go into the valet service forced on us to park our cars. We were told would only be a couple months and the valet tells us it'll be a year so not sure if it's miscommunication or dishonesty. There are other minor issues here as well and I think corporate needs to take a closer look at what's going on here. I'm actively looking to end my lease here after two years. At the time of writing it is 12:28 a.m on a Tuesday and the water in my building has been shut off for more than 12 hours with no ETA for restoration. This is the third time in a few weeks water has been turned off but we at least had notice before. This time, it was just shut off. In addition to the noise concerns, trash all over the property, smoke, stolen mail, alarms constantly going off, lack of parking and squatters in my reserved space, dog waste throughout the community and more, this water issue has been maddening. For as much as residents pay here, the value is lacking. The view's great though and staff is for the most part nice but that's about it. read more

Can't wait for my lease to end. Not a place for families - or anyone looking for a quiet home. Disappointed in this place. Amenities are very nice, setting is great, with unbeatable views. But it is also like living in a frat house, one non-stop party. Everyone is always blasting music, or trying to outdo their neighbor by upping the volume of their music. I would HIGHLY advise against living off the courtyard because it is always extra loud and it is like an echo chamber with music bouncing off the walls. Awful for those trying to work from home, or enjoy a quiet apartment at any hour. Community quiet hours are not recognized. Neighbors also frequently let their pets piss or shit in the hallways/elevators/garages. It's embarrassing to have guests over, or to even pay this much in rent just in order to not get any sleep because of the disrespectful neighbors. The only good thing about this place is the friendly staff, but they need to work on enforcing the community rules. read more

It's been a smooth transition into the building and it's all due to the staff. It's been nice getting to know them. In specific William Balsavage who helped me find my ideal floor plan. Since we were in lockdown he went above and beyond to help me find my ideal and very specific floor plan request all virtually. In addition he's been so prompt and helpful with any requests I've had since I moved in. He's always friendly and ready to help. Another person who has been a dream post move is Melissa Morales who sits in the front desk. She's gone out of her way to help me with certain questions I've had and has very happily printed things for me after my printer broke. I Never felt like I was a bother and she always has a smile on her face. I highly recommend living here they have cleaners around the clock in the gym and within the entire property ensuring the safety of us all during this pandemic. There's nuances to every complex, but the Pros here definitely outweigh the Cons. Avalon has top notch amenities & the details are built into every corner... the place is so brand new, you could smell the freshness all around. New constructions throughout for improvement on parking / expansion & Mgmt excelled at their efforts to make their guests feel @home / @ease with quick turn-around maintenance calls to customized requests approved. The icing on the cake was the welcoming package with local brews & a bottle of sweet wine with a handwritten signature note. I couldn't ask for more :) read more

Avalon Yonkers Waterfront has given us Excellent customer/guest service since the moment we met with our tour guide/leasing agent Melissa. She welcomed us with coffee, tea, water, and snacks as she handed us a folder containing information about the available units, which included a map of the community, available floor plans with promotional pricing, and the list of amenities and services that Avalon Yonkers Waterfront had to offer. We were immediately sold. The pleasant hospitality of the staff, the well-designed apartments, and the structure of the community which included amazing views of the Hudson River and the George Washington Bridge highly influenced our decision to apply for our dream apartment. Within 48 hours, we were notified by Dahlia, another leasing agent, that we were approved for the apartment. She walked us through the entire leasing process until the day before our move-in date. The transition from the application process to move-in day was very simple with the help of Jeremy Brown (leasing manager), Melissa (leasing agent), Dahlia (leasing agent), Diego (Valet Parking Clerk), Ryan and Jonathan (Concierge). On move-in day, we walked into our apartment and received a Welcome Package, which included a bottle of wine, coupons to local restaurants and services, and a folder with any information related to the Avalon community. We have now been here for about 4 days and have experienced nothing but VIP service from the staff members of this community. The residents are very friendly and diverse as well. Since we been here, we have submitted two maintenance tickets, and were both completed that same day! I highly recommend the Avalon Yonkers Waterfront community to anyone looking for this type of environment with astonishing views, state-of-the-art amenities, and top of the line VIP guest service. I have been here for 9 months and am happy! I just cannot wait to all of the amenities open (Club lounge, rooftops, WAG spa for pets, infinity pool and 2nd gym in building 2. We have yet to experience these amenities due to COVID-19. Let's hope management can speed up the process so that we can actually experience these amenities before our lease is up. The building and view itself it great however the management doesn't take put adequate and reasonable effort in addressing residents concerns. Persistent noise complaints for going on four months now, nothing has changed. In addition they are raising the rent on renewals at least 20% that they claim are non negotiable. They should do a better job at enforcing quiet hours why do you have procedures and policies if you don't enforce them? If nothing will change I can't see why people would be inclined to renew. Many residents moving out because of these issues and way more and they gladly welcome it so they can get more money for the units. read more

I've been here since June building 3 is the worse . Bums sleeping in lobby like it's their home , parties in lobby no security. Cars being stolen out the parking lot you pay for . My sensor was stolen off my car that is now going to cost me $2000,00.People lined up waiting for someone to let them in so they can park for free.Stripped cars on upper landings which are worked on 3-4 o'clock in the morning.So they steal them and bring them here. Management calls you back hours later to tell you they already know the situation exsist . Not worth it read more

I was a tenant at Yonkers Avalon for almost two years. The entire staff there were absolute professionals. Starting with the management, the leasing agents, the concierge staff, and the maintenance were always, without fail, courteous and clearly motivated to assist you with any issues you needed addressed. A special shout-out goes to Ms. Suzanne Cestone, who made my departure from Yonkers (job relocation) incredibly easy. I suspect that she had a lot to do with the consistent service oriented atmosphere at Yonkers Avalon. Going forward, if available, I will very likely lease with another Avalon property. I've leased luxury property all over the world and I must say, the staff at Avalon Yonkers have set the bar for friendly, courteous, knowledgeable and responsive service. I live in Downtown Yonkers and like the neighborhood, so I wanted to see another building option in the area. Setting up an appointment for a tour was easy via text message. I was asked for my name and address and was able to schedule a same day appointment. She said that they didn't have any apartments to show us. This was confusing because the text message stated that there was a model apartment available for viewing. This was such a waste of time. They need to train representatives better regarding disseminating information. read more
