The employees never answer the phone for maintenance and are self centered, and have no urgency for anyone but themselves.

Your constantly told everything is a penalty and will be written up. Even for having to let your kids live with you do to illness and blindness. The place is extremely noisy, Management does nothing. I've experienced everything from being harassed by racist neighbors, poor management in office, door broken with visible gap, unaddressed maintenance issues, loud music, drug addicts, filthy trash/dumpster, rodent, and pest issues. My son is on the spectrum and hates it here. He gets overstimulated every time we walk through our front door. Management does drugs and drinks with tenants while ON the job. The roaches are SO bad. I've never lived in an apartment with roaches and I hate that I moved here thinking it'd be as clean as my last place. I've seen roaches in the bedrooms, trash can, sink, kitchen, bathrooms, cabinet, stove handle, dishwasher, and living room. It's been nothing but hell since living here. One of my racist neighbors smeared poop on my door, kicked my trash over, swept trash in front of my door, and has been nothing but nasty to me. Save yourself the headache and LOOK ELSEWHERE! To add, my apartment has been uninhabitable due to lizards getting in through the gap in my front door that hasn't been fixed or even thought about since April of this year. They temporarily changed the locks but never fixed the door which is a safety hazard considering my son is autistic. I've asked several times but nothing has been done so I flew home to stay with family. I had a death in my family while gone which resulted in me extending my stay. I came home to a notice on my door stating that I had court the very next day for an eviction as if I never gave them a rent payment. They lied in court stating they hand delivered the paperwork to me but I wasn't home at the time. I was gone for 3 weeks. They still have not applied the payment to my balance, stating they don't accept partial payments which is a lie because they've been accepting partial payments since I've moved in. They don't want to apply the payment but they also don't want to give it back. So PLEASE don't move here or they'll ignore your needs, steal your money, and evict you instead of fixing the problem!! And if you're BLACK, they really don't want you here.

Seeing roaches so soon after moving in makes me question the cleanliness and maintenance of the entire property. This situation has made me feel very uncomfortable in my own home. No one should have to deal with pests immediately after moving in, and it gives the impression that proper pest control measures were not taken before I arrived. I expected much better conditions, especially considering I just signed my lease. I strongly urge management to address this issue immediately and take proper steps to ensure the apartment is clean, sanitary, and livable. New residents deserve a fresh start--not to deal with ongoing problems from day one.

Unfortunately, since the new management company has taken over there have been a barrage of issues, and the latest reviews reflect it. They've discontinued service providers for basic upkeep and cleaning. Upon bringing my complaints to the front desk this evening, such as the lack of cleanliness that was once a part of this complex has become nonexistent. The bugs and dirt that has overtaken the halls is completely unacceptable. However, while management neglects the upkeep of the property, they are becoming obsessive over minor infractions by the tenants. While they remove the onus of expectations from themselves they point fingers at the occupants. Upon approaching staff today concerning the lowered standards, we were greeted with a nonchalant attitude and pure rudeness and disrespect. The staff member made it clear that he had no care to hear our complaints, he also snarked that we should pick up their slack. It is apparent that the management and staff are not concerned with the wellbeing and living conditions of their tenants. At the least, tenants should be respected and treated accordingly. If you're looking for basic expectations while paying inflated rent prices, this is not the place to be.

Do you love waking up at 5am on Saturday from your obnoxious upstairs neighbor?!? MOVE HERE! Do you love unsupervised, out of control kids living above you?? MOVE HERE!! They will NOT issue violations with all of this proof (think there's been ONE in FIVE months of living in complete HELL!) you can offer to move, but they will tell you they don't want that because they would only have the SAME issues... so guess what?!? YOU get to deal with it! Unless you can afford a lawyer to get out of HELL... OR you love all these things... DO NOT move here! They will run into "snags" l, they won't have enough "proof" to help you. They will tell you they are working on it. They will say it could be a sub flooring LMAOOOO!! Are you joking?!? These kids jump off whatever they can, making pictures fall off your walls... but it MIGHT be sub flooring. If you have to work from home... Please DO NOT move here! The bug issue at these apartments is ridiculous. We dealt with ants crawling into our apartment through cracks in the floor boards (literally coming right through the floor in our closet and living room), roaches, and gnats regularly, despite being clean and requesting pest control services multiple times. Their pest control was pretty useless.They don't treat their grounds at all, so we also were constantly stepping in ant hills or getting fire ants off of our dog. Other than bugs, the first issue was rain getting into our windows and through the back door; it took multiple requests to get this fixed. It caused damage that they then blamed us for at move out. There is also NO parking at all. Nobody uses their garages and the apartments tow vehicles nonstop. They allow people to do business out of their apartments, so we literally had to deal with people parking in our drive way on occasion. They towed my husband's work truck without any warning, and we had to pay nearly $300 to get it back.They also charges us a bogus water fee of $300 when we moved out and a threat to send us to collections for it.. Makes absolutely no sense. They're just trying to swindle people out of their money. The worst part was that the walls and ceilings are PAPER THIN. Our neighbors were so loud, and we could hear them like they were in our room. We asked multiple staff members multiple times to do something about how unreasonably loud our neighbors were, and they completely ignored every request. I feel so sorry for whoever ends up moving in our old apartment. Living their greatly diminished our quality of life. They call themselves a gated community, but the gates never work. They'll send 10 automated emails a week, but it is nearly impossible to get ahold of anyone at the office ever. They're constantly closing early, and they never answer the phone. I can't tell if they are understaffed, incompetent, or just don't care. If all of that isn't enough, the location is also terrible. You will be regretting living off of 380 immediately.

They've since terminated their old vendor and contracted a new professional pool service that handles both chemical treatment and physical cleaning three times a week. I've already noticed visible improvements. While I've removed the original photos, I'm leaving this review up in the interest of transparency--residents should know that feedback can lead to change. I appreciate the responsiveness and hope communication and standards continue to improve going forward. We do love it here.

Been here a good 8 months so this review is pretty accurate…read more I'll begin with the interior of the townhome. Average appliances. My dishwasher took quite a bit of time to get fixed. Bathroom in bedroom got stocked up the first week I was here. Overall the corners of the floors tiles are lifting not sure why. Very.....very thin walls. While this place is unbelievably spacious I wish I would have met my neighbors and got their names during the day. Not at 1 in the morning with their headboard banging against my wall. I can hear when their alarm goes off in the morning and when's he's singing playing his guitar. Since I don't live in the actual apartments but in the townhome in the back of the complex I don't really go to the leasing center, mailroom or gym. But I will say this about Frisco specifically this area all the way to the Issac apts down the street. RACISM is alive and well. If you are not the color of Clorox in powered form prepare to encounter people like this who are rude. I've been cursed out by a man while in a car on my walk, a women nearly let her yorkies bite my foot and the people that live across library street will give you the dirtiest looks. I have to be on guard with pepper spray walking around here. For the most part outside, it's quiet so I can appreciate that coming from Addison area. Still debating if I want to renew my lease. We'll see how the year goes.

While doing the walk thru I asked about needing to fill out a move in form for damages. She said if I wanted to but stated the only 3 things we found were normal wear & tear items & I couldn't be charged for them later, those items being rust on the bottom of the tub, a discolored guest bathroom sink, & old discolored stove drip pans. I asked about roach problems (I don't do bugs) & she reassured there wasn't any, which was true by all appearance, only to find out about 3 years later by a couple staff members that my apartment had been over run with them before they cleaned up for my walk thru. Fortunately, the only times I saw them was after they sprayed units next to mine, then I'd find an occasional slow moving or dead one. What I didn't realize until my first night trying to sleep was how loud it was from 288 traffic. I got a lot of sound proofing foam for my window, which helped just a little, but I had to use a couple fans for white noise to cover up the traffic noise. I can't use earplugs due to my tinnitus. About 3 to 4 months later a vertical slat broke out of the blue, & I noticed it had been previously broken but someone had taped then stapled the top broken top part then hung it back up. I also noted then that it was missing the far end vertical slat, so because I hadn't found those and put them on a move in form, I was responsible. I would never have thought to have checked the top of the vertical blinds, yet Lauren saw it & said I would still need to pay for the replacements. The neighbors for the most part were nice but kept to themselves. Only a couple problems with noise from one above. The complex was usually quiet except some kids playing, but that didn't bother me. Once I heard a slight noise at the door, then saw someone slowly turning the handle down then slowly back up, then a kid in dark clothes run past my window view down the sidewalk. After a min I opened the door but didn't see anyone, leaving me shaken. I went right over to the on-site care taker & told him, but there wasn't more I could do since I didn't get a good look at who did it. It appeared they were quietly checking to see if the door was unlocked. No outside cameras allowed here. The other problems I've had is when it rained hard hitting the door it would leak water into the apartment, no good sealant around the door so cold or hot depending on the season, workorders were usually pretty timely except a couple were a few months. As of the time I moved out the kitchen sink sprayer hadn't worked for months & still mold in the AC unit they wouldn't fix. There's also a very high turnover in office staff, 6 different managers and assistant managers so far this year. ××Now for the move out, which is mostly why I'm only giving them 2 stars. Everything was clean except the stove pans which I overlooked, in part because I rarely used the stove & the guest bath & sink were cleaned TWICE. I did it, then when my son came over to help with move out cleanup, while I was mopping a room, he cleaned the guest bath again after seeing the tub rust and discolored sink. I had always used a tub mat when bathing because of the rust & some parts were slippery. So I called once asking to speak to the manager about getting my refund back, being told by the assistant manager that she would leave a message for the new manager to call me back, which never happened. They also got a new AI answering service, so now you're lucky to speak to anyone w/o going there in person, which I can't because I no longer have a car because they went up so much on rent. After many attempts to contact, I received partial deposit reimbursement, discounting the tub, the sink, the washing machine, a couple blind slats, a "stained microwave" & for cleaning stove pans & a , cupboards they say were dirty, which weren't, & I have video taping for proof. I've checked & all but the slats & stove pans are normal wear & tear, & they can't charge me more than the $13 replacements value for the drip pans. I will report this to HUD. For anyone with doubt, I've made MANY reviews and I'm always fair. You can look it up.

Maintenance issues are handled promptly but what I love most about the complex is that it's an open structure and not a large apartment complex
