Kim Edwards in the leasing…read moreoffice, with whom we met via FaceTime and via voice and email, was personable, professional, and expedient in processing our paperwork etc. We actually rented sight unseen but were happy with our building upon arrival. It was clean, odor free, and well appointed. The seating area on the ground floor is currently closed due to COVID. We are hoping that within the near future it will be re-opened. Unfortunately, the roof top deck access available for all the residents is also closed. This is disappointing but I'm sure that they're complying with the governors directives and it will be made available again soon. Our 8th floor flat in this circa 1904 building was as expected. Nicely laid out and spic and span. Dimensions not exactly what we had calculated but we were able to move our furniture around a bit and made it work. Since we've been here we've a couple of minor issues. We were extremely impressed by the way they were dealt with. Literally, within hours which was greatly appreciated. The system that the leasing company use has a multitude of capabilities from submitting work orders, to paying for rent and utilities. Since COVID-19, and until recently, the gym was shut due comply with the governors recommendations. The gym is now open, albeit at a smaller capacity, the leasing company is making a concerted effort to re-open it. It's necessary to book a gym session for the moment and that can be accomplished via the app. So, thanks to KimEdwards and her colleagues, so far, we're happy with our little flat. We hope that the roof top desk on the Virginia Building will be open soon so we can see the sites offered by this lovely city. The location of this building is incredible. Surrounded by water, parks, shops, restaurants....Who could ask for anything more. As I said above, we've only been here 6 weeks and hope that things continue to be very satisfactory.

WHERE DO I BEGIN? 1. New management is a real estate…read moredevelopment firm in New York City (Lightwell Development, led by Tim Foley) 2. These hot shot NYC'ers are raising the rent by $500. Yes, $500 at ONE TIME. Converting these old apartments into luxury apartments, of course. Because this area DEFINITELY needs MORE luxury apartments. Q: If big real estate takes root and buys up a lot of cheaper residential properties and "renovates" them, how do you think that'll affect the housing market? A: Per Princeton's Journal of Public and International Affairs, " Institutional investors, particularly large ones, raise rents- likely using their scale to extract markups-and disproportionately target neighborhoods with declining incomes and high minority shares." "Risk is offloaded to low- and middle-income households, while returns are concentrated to investors." "Nearly half of renters in the U.S. are rent-burdened." "When households devote an unsustainable share of income to rent, wealth accumulation becomes impossible, and unexpected cash shortfall leaves them vulnerable to eviction." "Research finds that institutional investors and large-scale landlords are more likely to file for eviction for non-paying tenants." (Not sure if links work on Google Reviews but here ya go. There are citations throughout this article.) https://jpia.princeton.edu/news/rise-institutional-investors-us-rental-housing-market 3. Lightwell Development is forcing most of its tenants out because of the property being severely neglected by the last management team. I'm talking mushrooms growing on the walls type of water damage) 4. Lightwell Development talks poorly about the current tenants, who they are forcing out, whenever those tenants apply elsewhere and list Pelham Place as their previous residence. Thank you Tim Foley!!!

I have lived at Pelham Place Apartments since July 2018 and I have loved it here. When I initially…read morebegan looking into the complex I was shown several different units - studio, 1 bedroom, 1 bedroom split, and 2 bedroom (all very well priced). I fell in love with a couple units but couldn't make up my mind. The manager let me swing by several times and was so kind about letting me repeatedly view the apartments until I decided. Since then, I have spoken with her many times and no matter how busy she is she is always very friendly and has gone above and beyond - giving me tons of helpful advice for living in the Norfolk area, and being a general pleasure to chat with whenever I step into the front office. I moved in in the Summer so I did initially have a few flies come in due to the hot weather but when I reported it to the front office, maintenance was immediate in coming over to repair any windows that might have had small holes and I didn't have that problem again. Speaking of maintenance, Pelham has one of the handiest and sweetest you will ever meet. He is so quick to fix any problem and extremely respectful about your space and privacy. He also loves to answer questions so I ended up learning a lot of useful tricks from him about general apartment care! Honestly, I do not have enough nice things to say about maintenance at Pelham. During the winter my radiator would make noises when the cycle would switch from on to off and he worked so hard to make sure I'd get a full nights sleep. Other than the occasional radiator sound, the general area is very quiet. The grounds are well maintained and when he found out that I liked to take my cat out for walks near the back alley area, he stopped using harmful pesticides on the grassy areas so my cat wouldn't get sick! We ended up starting a little cat walking/fostering community within the complex and I have made some very good friends just by living here. Parking (as well as heat, water, and sewage - a seriously good deal) is included with rent and the lot is well maintained. Street parking is also free and easily available. Trash is deposited in a dumpster in the parking lot. One change I'd love to see Pelham work towards would be getting a recycle bin put in the parking lot as well, but even without, its still pretty easy to find places to properly discard my recyclables. I have felt very safe the entire time I've lived here - there is a large gate closing off the alley and the cameras on-site definitely help contribute to feeling safe. When I first moved in I had a security system in place through Cox but I cancelled that after a few months because of how safe I felt at Pelham. I work at the hospital down the road so I walk there every day and have never felt scared walking back, even when its been late at night. The neighborhood is beautiful with a lovely courtyard in the middle of the complex and a park, small pond/river, and open field surrounding the complex. The staff here truly care about their resident's well being and its evident in how tirelessly they work. I highly recommend Pelham Place Apartments. It has been a pleasure to live here.

PLEASE LOOK TO LIVE ELSEWHERE. I don't even know where to start with this review, so let me start…read moreby saying that yes the layout in the large apartments are nice, and the appliances all worked and looked good. But there's a lot of negatives to living here. To start the manager here is extremely stand offish and not welcoming at all. Not sure if rude or just mean is the right word. All the way to the moment we moved out she just made me and my wife feel like a problem to her. Now small problems are the roaches that kept crawling out of vents and the windows. Our bedroom window would not fully seal closed so water would get in. The toilet is INSANELY close to the counter so there is very little room. Now when we moved in immediately there was a very obvious smell in the apartment. And the closets smelled even worse. We were told that there was a bad smell in the fridge so bad they had to bomb the fridge, which would make you think they would bomb smell the apartment? Nope. So they told us they would use a small ozone treatment which did absolutely nothing so they offered to paint in the closet which made the smell stick to the walls and made it worse. And we turned down the paint in the first place but they begged us to. And then when it didn't work we asked for another transfer which we asked for, for months. We asked again and we were basically told that we already cost them enough money. The smell stuck to MOST of our stuff. We had to throw out all of our furniture, collectibles, clothing, posters. So much of our stuff is now thrown out. And months of storage unit we had to pay for, for stuff that we got out immediately. So she offered us to just move out within 30 days and gave us no specific date to get out and then would say "this offer will not last forever" and we did damage the carpet with a small amount of bleach because that is the measures we had to go to to try and get the smell out (which didn't work) we had multiple family, and friends, to smell in the apartment and they all smelled it. So all in all this was an extremely bad experience. So if you're looking for an apartment I would suggest looking elsewhere. If you want more specifics about this experience you can definitely reach out to me on Facebook under the same name.
