The location is close enough to the beach. that said, do your research before you go because the staff is completely unhelpful. there are no amenities, but don't expect them to suggest nearby restaurants-- they won't. There's no housekeeping during your stay so hopefully your ice maker and coffee pot works, ours didn't.. overall worth the price but don't expect resort-like service, that it is not. Kids running, chairs scraping, raised voices and music. Also, for a no pets allowed facility, 3 dogs were on our floor. Not service animals either. The biggest dealbreaker by far was the absolute nastiness of the floors, counters, baseboards, toilet seats/lids, shower floors, dining table, chairs. Every single surface was nasty. If I could have left all the stars blank I would have. We recently stayed there Aug 31- Sept 7th 2024. We stayed in building 25C. Everything seemed nice when we got there. In the middle of the night and went in the kitchen. When I turned on the lights the kitchen was filled with roaches. On the stove there were over 60 tiny roaches crawling on the stove , and bigger ones on the floor. My husband and I complained 3 times and nothing was done. We had to cut our vacation short. There was no way could stay there an entire week. Our maintenance fees are over 3000.00 a year and they would not even come and spray for us. Like I said they did absolutely nothing. I would like to make a note that my family and I have been to the peppertree resort for the past couple of years because the area is close to the beach and it is quiet. We have seen a tremendous let down over the years. The cleanliness of the area and the security is horrible. I can't recommend this location because of these issues. I had 2 of my daughters get pink eye from swimming in the covered outdoor pool on the premises. Previously, you had security walking around ensuring that unregistered people didn't have access to the pool and other facilities. In June 2023, there were unregistered people in the pool without swim wear and with their walk around clothes on jumping in the pool which i contribute to my daughters receiving eye infections. Once the guys saw me coming to the pool, they left immediately. The pool wasn't clean and I didn't get in because the pool was unkept. read more

This is a short 4 minute walk to the beach. The rooms are new and very nice and clean. Full kitchen. balcony, and an indoor pool as well as 3 outdoor pools. Lots for the kids to do and enjoy. I want to preface by saying overall this is a nice place. There are a few concerns we had though. This place is 100% not handicap friendly. The doors into the buildings must be manually opened, which doesn't fare well for those pushing wheelchairs. There is an elevator inside the building and ramps once you get off the elevator. The property grounds are nice. Two large outdoor pools, indoor pool, and hot tub. This facility gives guests armbands that "have to be worn in pools" etc. "so security knows you are supposed to be there" Issue 1: they dont enforce this. Several times the hottub was overcrowded. Upon starting conversation with others there .. MANY MANY of them told us they're from new bern or havelock or nearby and that they just ride over when they please and enjoy the facilities. If I am paying to stay here, I want access to the hottub as I desire .. I don't want to be pushed out by locals who come hang out for free. Issue 2: pools: AGAIN NOT HANDICAP FRIENDLY. I have a 7 year old immobile child who enjoys the pool. I typically blow up a float and put her on the float while I stand beside her so we both enjoy the pool. This facility told us (after we checked in) that we aren't able to have large floats in the pools? (You can only have the donut one that fits around your body). So my disabled child had very minimal pool time. Meanwhile, a whole entire family, im talking 15+ people invaded the pool one day, and they were not paying guests. I know this because they told us they were having a cookout across the street and just came over to swim while the food was cooking. The children with them also had to use the bathroom and were told by the adults they would have to go across the street to use the bathroom because they didnt have access anywhere on the resort property to use a bathroom. BEACH ACCESS: the beach area is very nice. But do not be misled by the pictures. Depending on which building you are in, you may have to walk across several parking lots, then through a gate and across a street to access the beach ramp. And of course the beach ramp ends in steps (so if you are wheelchair bound, this is not the place for you) They do not provide beach chairs or umbrellas in case anyone is wondering. They tell you the name of a lady who does rentals. If you don't like loud late night noise, please request a third floor room. We were on the second floor and the first night of our stay all we heard was stomping and running.. It was so loud. I thought it was my children in our unit, only to get up and see them sitting on the couch watching tv. Lastly, the rooms are very nice. Clean, full kitchen, nice bathrooms etc. I was a little frustrated on day 3 when the people next to us checked out. The cleaners emptied all the trash bags from that room and tossed them to the left., which landed under our unit window and closer to our door. Upon exiting our unit, we had to dodge large bags of smelly trash. Later in the day I asked the staff why the trash was there & they stated they were going to get it but they were running behind that day. Overall I would give this place a 6/10. But it really depends on your specific preferences. read more

First of all, it's difficult to determine the name and ownership of this facility. The website noted that it was a Ramada by Wyndham. However, the sign at the entrance indicated that it was Peppertree Villas. Furthermore, the key card said Latour Hotels and Resorts, and the parking pass said Festiva. Confusing! When entering the unit, the first thing I noticed was that it was not very clean. The kitchen counter was dirty; the floors were covered with grime; and the bathtub drain was clogged with hair. I notified the front desk staff, and they were apologetic and sent cleaning staff to correct the issue. While they indicated that they re-swept the unit and cleaned the countertop, much of the dirt remained, and the bathtub was untouched. Upon further inspection of the kitchen, all of the silverware, the silverware holder, and the serving and cooking utensils were covered with what appeared to be peanut butter and jelly. The cabinet doors were also visibly soiled. When contacting the staff again, they were again apologetic but let me know that they were understaffed. Hmmm... In terms of the exterior, there were bundles of siding on all of the walkways near the doors to the units. Perhaps they are starting a remodel? Also, the floor boards on the decks were warped and tripping hazards. Finally, we would have loved to enjoy the indoor pool, but it was extremely crowded and claustrophobic in the greenhouse-like structure, and it felt unsafe during a pandemic. No one appears to believe in masking around this area. The staff indicated that my concerns were presented to the property manager, but I was never contacted by him/her. Extremely disappointing! On the plus side, the facility is conveniently located to the beach and other attractions in the area. However, I don't believe the benefits outweigh the drawbacks. read more

I am a long time peppertree devote, but I have watched things slowly go down hill. This year is the final straw. I wish I could give no stars. The furniture is torn and dirty. The ceiling in the bedroom is falling down. There are no spreads in the beds. The box mattress is there for all to see. The fridge door does not latch. We are spending nearly 800 for the week. If it were not for the beautiful beach and weather, if leave and cut my losses. read more

Five stars to the management and staff at the front desk. We had a strange issue come up when making a reservation online and John, Michael and the rest of the front desk staff went above and beyond not only to correct it but make us feel welcome. Thank you to all of you. Unfortunately their customer service cannot hide the warts of the property itself. Although there are advertised property renovations, most of that work seems to be currently inside the rooms (furniture and fixtures and such). The exteriors are in desperate need of repair. My room had torn screens, difficult to close doors, worn and weathered decking on the stairs, and my building had its elevator go out of order. The walls and floors are paper thin. The laminate flooring in my unit was not flush with the base floor and it felt like one hard step would cause the panel to break. Minor issue, but in my unit the living area TV did not function because it was not a SmartTV (the other two TVs had Roku built in) and it was not hooked up to cable. The two pools and other amenities were mostly good. The larger pool does not have restrooms so you must walk to the other pool or go elsewhere. There is a third pool displayed on their map but it's an indoor pool that as of this review is still under construction. Their fitness center is still under construction. Beach access was ok but if you are on the opposite end of the property you should be prepared to walk about a quarter mile or so to the access bridge. The landscaping is pretty bad. I don't care if all the grass is green or anything like that, but I expect cleanliness and the property in some places had litter that sat for a few days. There are chairs and tables piled up in random places in the buildings. Cigarette butts all around too (mostly because smokers are selfish). We would go back but now we know what to expect. If they can just keep it clean it would go a long way towards making the property pleasant. read more

So...This place wasn't half bad. It was actually really decent for the price and all the amenities that they provide. Tennis courts, play grounds, across the street from the beach, clean, full kitchen with dishes provided and close to restauratns. The ONLY bad thing was that you can only check in at 4 pm and you check out at 10am. You pretty much have to clean up after yourself on check out which is weird. If I have to strip the sheets, clean the kitchen, and take the trash out...why does it take them so long to turn over the unit if we're doing all the work?? Oh well...still would go back. We truly enjoy our stay at this resort and the amenities & spaciousness of the resort. I am only giving 4 stars as the shower curtain had mold forming on the bottom. It needs to be taken down washed and bleached. We clearly stated in reservation that 3 people were occupying the room yet only 2 pillows were left for the pull out couch for my son...no sheets or blankets. Luckily we had a blanket in the car for the first night as we were too tired to go back to security/the office. They could not bring any to us due to abuse from prior guests throwing alleged "dirty sheets" at them which is sad how workers are being treated. The second day we were provided with a blanket and 2 more pillows for the pullout couch no sheets so we went to Walmart and bought a fitted full size sheet for the remaining 2 nights. The screens in unit bldg 19 unit 2A are all ripped it looks like sliced with a knife which is unnerving makes you wonder if someone had tried to previously break into the units or if it's simply from the elements. Lastly there were "hair pins" found on the floor and hair. Housekeeping needs to pay closer attention when cleaning the floors. read more

Very happy with my stay at the Atlantic Beach Resort (Peppertree)!! It was such a beautiful facility and was so clean and relaxing. There are three pools (one indoor), a baby pool, splash pad and hot tub. They have a mini golf area, basketball court, tennis court, grills and fire pits. They have laundry facilities on site for use as well. The condos are beautifully renovated by the apparent new management. It was super close to the beach with private access right across the street. They have luggage carts and elevators which was so nice for those living on upper floors. Extremely pleased by the week away at the Atlantic Beach Resort! Would totally recommend! read more

My family has been coming here since the late 1980s. Truly a jewel on the Emerald Coast. I've watched Peppertree resorts grow from the original five buildings to what it is today and have truly enjoyed watching it expand and take care of so many people. I enjoyed walking the beach I enjoy eating at places like the Island Grill and I like the tranquility that I find when I come to Peppertree I enjoy the amenities I like looking out from the third floor and having a view. I can highly recommend if your family is looking for a place to quietly get away from the hustle and bustle of places like Myrtle Beach or Virginia Beach then you want to snuggle into Peppertree resorts at Atlantic Beach The check in is always easy whether I make it before they close or the security officer that's rolling the grounds checks us in like the elevators all in all a great place to escape to As a producer at an actor I very much get around the country and this really is the place with my family taught me to appreciate and to go to for a nice relaxing vacation. read more

Atlantic beach is beautiful... however, you need to stay at another resort. I would never recommend this resort to anyone. We had traded our Marriott condo reservation for this for the week, and this resort was a huge letdown. First, management truly needs a training course, or to be replaced. "Micheal" who is the manger is extremely disrespectful. He yelled at my father, put his finger in his face & spoke very disrespectfully - in front of a lobby full of people!! Everyone was staring shocked, including us.. In my experience working in hospitality, the client is always right. Michael was very insulting and was adamant to prove that we were wrong and e was right. Whatever the reason, acting in that manner was NOT acceptable. The rest of the front desk staff with him also were rude and sub par. In the guest rooms, they were poorly renovated and seemed dirty. We saw a cockroach in the room. I stayed here on a business trip due to limited lodging in the area. The location is decent; it's situated nearby the beach and other restaurants on Atlantic Beach. The cleanliness of the room and property needed some work. The parking lots and grassy areas in and around the building had trash laying around. I was there for a few days and it never got picked up. ( beer bottles and broken glass in the parking lots ) The room had some mold in the tub areas and while I appreciate the thought of having a jet tub in the room, it was nasty! I wouldn't think of using it anyway. Hard water stains and hair were found in and around the tub. The indoor pool was packed every time I was in my room. It was obvious the people in the pool were not staying there. The public were coming in and using it right up until closing... 10 pm. They weren't quiet. While the front desk was manned 24/7 for the most part, after hours it is the security guard. While she was friendly and attentive, she cannot provide you a receipt. After checking out I had to call for 3 days before someone could email me a receipt for my travel claim. If it wasn't for business I would not have stayed here. Def will not be back. read more

It was clean upon arrival and nicely decorated. Would rate higher as the facilities were very good. The issues were : we arrived about 8:00 pm. We went to check in and guess what, the office closes at 7:00 pm. After frantically googling and dialing all located phone numbers to facility, we reached the emergency number. We explained the situation and a parking lot guard strolled up in about 10 minutes and gave us a room key. So check out is 10:00. am, I mean 10:00 am sharp. So at 9:56 am I hear a loud knock on the door. Before I can get to the door, a young male is already in the hallway inside our unit. I tell him we need a few more minutes. A 2nd loud knock again at 10:02 and another young male enters the unit I tell him we are almost ready and basically get out as GF is trying to get dressed. So now I wait by the door and at 10:08. the first young male shows up again. I stand in the doorway until GF exits at 10:09. Once a good resort..... was a really good resort for a long time till 2 years ago when the place had to demolish half their buildings due to not being up to code and condemned for being a danger. My favorite building the round ones that had 3 beds have been torn down making the place look fairly empty. It essentslly is a half demolished resort and the owners were reported to have been bankrupt thus not affording new buildings. The room I'm in is dated and needs renovation. However they messed up which rooms we had , and result today they gave us a extra room to make up for not having the requested second 2 bedrooms. We have the whole first floor of building C to ourselves which is cool. Still I suggest you not go here. It is not worth the money. Oh , the major pro is the private beach access and the indoor pool is nice. read more

Expect you to strip your own linens and take out your own trash. Which is another reason people pay to stay somewhere on vacation, just saying. They don't want to do housework. read more

My mother booked us at Peppertree for a few nights following Christmas. The buildings are very dated, some are blocked off with "condemned" signs. Many of the picnic tables were broken and the grounds very shabby. We paid $80 per night because it is off season. The staff was extremely rude at check in because our dog was in the car since we had to wait until 7pm to drop him at the sitters. They don't allow pets, and all the kennels in the city were booked. If they are concerned about how a few dogs might bring the place down, this place is already shabby and grimy. We would have gladly paid a pet deposit or fee. As a result each day of our stay we spent two hours round trip picking up and dropping our dog at a sitters well away from the island. That's not even the worst part. The beach access is unlocked and separated from the property by a broken chain link gate. If you walk the beach and decide to walk back to your room through the town, you are screwed if you accidentally forget your room key. My husband was stopped on the property and told to produce a room key which he didn't think he needed since three people were still in the room and he was going for a short walk. The guard was extremely rude, called us to confirm that he was staying with us as a registered guest, and caused a lot of anger on my husbands part. He was treated like a criminal for going on a walk. There was glass in the hot tub despite signs saying no glass in the pool area. Earlier that day a lady's baby pooped in the pool so it was closed. This place seems to attract a lot of run down people as well. Check out is at 10am and they come inventory everything in the room, further assuming everyone is a criminal. We will not be staying again. You get what you pay for. read more

I bought a groupon to stay here in April. Got a 2 bedroom, 2 bath condo with full kitchen, plenty of towels, and had a living and dining area. My room had a very nice view from across the street from the ocean. Everything was clean and in working order. I especially liked the private balcony off the master bedroom. This resort smelled so awful, my wife and I left early. Being on the third floor with a pregnant wife normally implies we'd take the elevator. At this resort, the piss and sewage smell in the elevator made us gag every time we tried to take it. The rusty liquid running from the elevator AC was likely leaking freon or mold from the fluid they never clean up. Letting the front desk know about it did nothing to fix it as its still there 3 days later. Our room smelled awful too but was more dill pickle smelling than the pee smell in the elevators. Between the elevator and our room you cant help but see bird's nests amongst the rusty lights on our floor. The rooms have paper thin walls so good luck sleeping if you get a loud neighbor as we did. The walkway from the smelly elevator to the smelly room is made of wood so carts and running children are very loud in the rooms which face them. The walk to the beach from buildings 26/27 was a winding mile round trip with no signs to direct you to the private beach. The only sign on the property is how to get to the beach from the check in. From our bldg, there was no signage leading through several paths, through a gate, across a street, and finally to the beach. There are no life guards on duty so be sure to watch your children. After my pregnant wife realized how far the walk to the beach was, we tried to go to the indoor pool but couldn't swim because of water aerobics classes kicking everyone else out of the pool. No life guard is there so be sure to watch your children. On the positive side, the suite was spacious and had lots of TV channels. Rooms had fans and tubs with jets. Nonetheless, we couldn't handle the awful smells or risk to our health breathing this mold-freon and are heading home early. read more

Okay, so I've been coming for most of my life, and this year was a total disaster. To start it off, they kick us out of the room we've been coming to for over 30 years and give us some cruddy room smaller than our old room. Before this year, we've been kicked out 2 times due to the building being condemned. The first time we were given one of the newest rooms in the newest building. We were happy. The second year we were given an older room, but still bigger than our old room. This year, however failed to exceed my expectations. We were all expecting one of the newest rooms from building "A". Instead, were put in a building were almost all rooms have a yellow sheet of paper next to their door that say "CONDEMNED". The bathroom was incredibly small, when you tried to shut the door, the door would hit your knee. We had no washing machine in our room and the one we could have used was junky and old. We ended up doing the laundry in our sink. The staff were just rude and never really happy to see guests. When we tried to go to the laundry exchange to give them a gift for saying thank you for your work, we waited about 20 minutes for the people in front of us to get all their stuff done. Obviously they might need new staff in the Check-In and the Laundry Exchange. After we finally gave them the gift (a cake), they didn't seem appreciative at all. So we tried to be nice and say thank you, and we don't even hear a thank you for the cake? Ridiculous. We have been coming every year to Peppertree and we watched the place get bigger, better, and then go down-hill. I don't recommend staying here. read more

We stayed here for Memorial Day weekend and were very impressed. The resort staff was very friendly and helpful. The room we stayed in had a great view of the ocean, was very clean, spacious and had every amenity that we could need. If you the have to option ask to stay in building 32 or 33, they have the best views and seem to be newer. The location of the resort is perfect. Right next to the beach and within a 5 minute drive of many of the island's best attractions. If we have the chance to visit Atlantic Beach again this will be our first choice! read more

We last stayed at "Peppertree Atlantic Resorts" on an exchange. We checked in with the security guard because it was late. He was very helpful. While the location of the unit was nice (decent beach access) the facilities were less than adequate, the head maintenance person asks you how to fix things, and some of the front desk staff need to attend classes on customer service. The only one of three people at the counter (other than Lloyd, the very nice security guard) who was helpful was a young lady, who I unfortunately did not get her name. We stayed in a two bedroom unit. Regarding the facilities, the sofa bed was absolutely unuseable, so to advertise that the unit sleeps 6 is false advertising. Thanks to the younger front desk lady, she found and delivered to us a single mattress that my son used. The master bath had a jacuzzi bath which had an uneven bottom in it that would not be safe for people with balance issues. When my daughter attempted to take a jacuzzi in this tub on our second night there, the water came out green. Thinking that there might be an algae problem in this jacuzzi tub, I ran the other bath and that water was also green. The next day at 11am, the head maintenance guy and two other men knocked on the door and said they had to fix the water heater. I asked how they knew something was wrong with it and the maintenance man who actually fixed the water heater (not the head guy) was nice enuf to call someone and he found out that the people who stayed there before us had complained. Turns out the element needed replacement. They weren't there long, but instead of fixing it while we were there it would have been much better customer service to take care of it before we got there. At the very least I would have been fine with it if they would have just explained to us before they had the repair men come to the room that the work needed to be done so that they could have set up a time that would have been more convenient for us (like when we might have planned to go out). I mentioned to the head maintenance guy at this time that the water in the tubs was green. The maintenance man did not offer any help, so i went to the desk to see if someone could look into the green water issue. A few minutes later the same maintenance man came up. By this time I had filled both tubs. His answer to the situation was to go to the tap and fill a glass of water and hold it up to the sky to look at it asking if i saw green water as if a smaller amount of green water would be less disgusting. After discussing that his demonstration did little to correct the situation, he actually threw his hands in the air and asked me what I wanted him to do. I told him that at this point, if it was me I would like to find out if this was an issue that was confined to this unit (maybe because of the faulty hot water heating element) or if it was building-wide. He threw his hands up in the air once again and walked away, never to be seen again. We bought bottled water and didn't use the tap water again. I called the local water company to see if they had had any complaints about green water before and they said no. Two days later, another maintenance man woke us up at 10 am because he needed to change out the air conditioner filter. Really? You couldn't change that when we left? or maybe a little later that day? Or, again, arrange a time that was convenient for us? As it is we left a day early. Wouldn't go back.
