Today was a perfect day to write this review. I called the office and left a vmail asking for a tin of paint so I could touch up some walls in my place, after 7 years it's was time lol. They had offered to repaint my whole apartment when I renewed the lease end of last year. But it would be work, moving furniture etc so I politely declined and said I would touch up heavy traffic areas myself eventually. I decided this week would be a good time. So one hour, not even, after leaving the voicemail. Katie the Assistant Manager had returned my call and Dennis the Maintenance Manager had promptly left the paint on my door step. This is how they have ALWAYS treated me here, the team are amazing, friendly, always professional and more than anything make me feel this is my home Always! The neighborhood reflects how it is run, my home and neighborhood is beautiful clean quiet and friendly. If you are looking for a home in Trinity please look no further. I haven't

However, we are no longer making repairs to any washer / dryer units. Is it ok for maintenance to enter to repair the toielt if you are not present? It's in my rental agreement to have a unit with a working washer and dryer. My original lease has an addition of payment for a washer and Dryer. My second and third lease has washer/Dryer included for all units. Are you no longer able to meet these standards? "Reply" Per your lease agreement addendum for 'washer and dryer', it doesn't state that we need to repair the "equipment" during your lease tenure. Yes, it states you must report damages, in which we noted, but like I have previously mentioned, we are not making repairs on the washer and dryer units. As for withholding rent, per the Florida statue, you must provide management with a certified letter via mail or provide written letter with a witness to the office stating issues in the apartment giving responsible time to make repairs. Rent for June must be paid in full and on time to avoid eviction. If you plan on withholding rent, a letter via mail must be sent 12 days BEFORE rent is due. If you are providing letter with a witness, it must be done 7 days BEFORE rent is due. You must also legally withhold by placing in an escrow account to ensure the courts the money is available. Also, to piggyback on my previous email, is it ok for maintenance to enter to make repairs on the toilet that you have mentioned in below messages? He was communicative, stayed late sometimes to accommodate my schedule and was so patient in explaining the process to my father.     I lived here for a a year. And everything is difficult. We moved in with someone who was previously…read moreliving there so there was absolutely no communication because they assumed we knew everything and I knew absolutely nothing. Their excuse to why they had a lack of communication or everything was handled so unprofessionally was because BLANK was a tenant here before. Well, there are three new people who don't know anything about the facility and are moving in so wouldn't you think they would at least offer us a tour or offer to provide the information. We weren't able to see the unit before we signed the lease. Which sucked, because there was a bunch of issues when we moved in including the ice machine not working, the dryer didn't work good, the AC also didn't work well, the sink was leaking, the floor had a HUGE crack in it. When we moved in our ice machine was not working. So I imagine a hot Florida day, going up three flights of stairs (because there's no elevator to move the furniture up - the staircases are outdoor) and not having the ability to cool down. Because there are also no fans in any of the rooms and the ice machine doesn't work. It took maintenance three times looking at the machine to fix it. If anything in the apartment doesn't work plan on it not working for at least 2 weeks. The maintenance team is friendly and they work hard. I just think they're too many issues they're trying to put Band-Aids on instead of fixing. So it's not going to be resolved in a timely manner. If you have pets don't expect them to give you any notice when they're going to come over. I asked multiple times to be notified prior to a maintenance person entering and they never called. The gym never reopened after it closed for Covid. (Even though the entire state of Florida was basically open) And the office area where they have two computers, never really works so you're better off just sending any documents you need printed to the employees email to print it for you. As other reviews mentioned it is located next to a sewage facility so the smell can be bad sometimes. There's usually trash around from the other residences but they do an okay job trying to pick it up quickly. There also usually dog poop around even though they provide bags. So once again the residents are just careless. The dog park is nice. There's no recycling. They never notify the building that they're going to work on. For example if they are pressure washing you have no idea.. no note, phone call, letter, nothing. So be prepared to being awoken to pressure washing, drilling into a sidewalk to do some re-paving, to literally anything. If you're still here - The place is cheap so if that's what you're looking for it's great. Just don't ever need anything. We had a 3/2 for 1400ish. The lakes are pretty and nice to walk around. The pool is nice. Also take plenty of photos when you move out - got UNNECESSARY charges instead of getting our deposit back. Something with our window? There was nothing wrong or damaged with any of the windows. Just just be on point. Cross all your T's and dot your I's folks because they'll get ya.

    My experience at this apartment community was terrible from start to finish. Upon moving out, my…read moremovers pointed out heavy mildew and rust in the utility closet, which explains the constant musty smell I dealt with throughout my lease. The AC and water heater were severely corroded, and all the pipes were a disgusting rusty brown, indicating long-term neglect and poor maintenance. On top of that, I had multiple issues with the AC not working, often going for days without proper cooling before anything was done. Walkways were constantly full of trash, food, debris, and dog waste. Most residents do not pick up after their pets, and maintenance does nothing to address it. Broken sidewalks created hazards throughout the community. Many neighbors sit on their doorsteps smoking, so walking along the single sidewalk in the community exposes you to constant secondhand smoke. The community is technically gated, but many gates are broken, have holes, or are left open, making the "gated" aspect meaningless. There are no security cameras near the gates or mailboxes, leading to frequent package theft. Mail carriers will often leave packages and letters on the ground in front of mailboxes, and I ultimately had to get a PO box to ensure my deliveries would arrive safely. The units are outdated, the water quality is awful, and overall, the buildings are in rough shape, very thin walls, you can hear your neighbors watching tv. Most definitely an overpriced community. On top of that, the leasing staff is very misleading when providing information and just refer you to the corporate MAA if you have any problems. When the hurricane hit last year, management completely disappeared. They went silent for days and took an unreasonable amount of time to clear the property. The apartment across from me had a shattered window with large pieces of glass hanging over the walkway, which all residents had to pass by. Broken glass kept falling onto the sidewalk, it stayed that way for a month, putting everyone at risk. I would never recommend these apartments to anyone. Save yourself the stress, money, and health risks, and look elsewhere.

The toilets also served their purpose but were not Chair Height. (When I moved in a year ago, there were barnacles on the inside of the tank, just owing to the previous tenants not caring.) The carpets were probably new (Mar 2024). The location of the apartment was awful. 50 feet from US19. Traffic noise 24/7. You don't need an alarm clock since the increase in rush hour traffic will wake you us every day. Semi-trailer trucks, diesel trucks, rice burner motorcycles, modded out mufflers will become your nightmare!! One advantage of the unit, it does not get any sunshine except in the morning, therefore keeping the unit "cooler" in the summer. The Maintenance guys are FANTASTIC!! The office folk, no opinion due to the fact we had no reason to interact with them directly. We did send in a couple complaints about the upstairs tenant pertaining to the bouncing of balls and jumping off furniture during late hours of the evening, sometimes until midnight. We never used the pool, occasionally used the small exercise room. The complex has a 'gate'. There were MANY days that the gates were knocked off by cars either piggy backing or just ramming it. I believe the website mentions gated community however the feeling of security was not there every day. They should consider gates that do not break away forcing visitors to call who they are visiting to open the gate. The trash concern. There are tenants who will bring their garbage and PLACE it on the edge of the chute instead of throwing it down into the compactor. That leads the next tenant, when they open the door, to think "oh, its full, I will leave it here on the ground". Everyone then leaves their garbage on the ground. There were several times the area was covered in garbage bags leaving it for the maintenance guys to clean up. Offer to renew the lease ... plus $300

I was with a complex for two years. When I first initially moved in, nothing was ready they kept trying to prolong me signing my lease then, after signing the lease, they told me to go have dinner somewhere until the apartment was ready which was ridiculous. I had all my things in a U-Haul truck sitting in front of the apartment complex with waiting an hour I got frustrated and told him to just give me my keys when I went into the apartment was not clean at all. There was still food in the cabinets and fridge raider. I had to get my family to help come clean because I was bringing a one year-old with me in the apartment. I was highly disappointed in that. On top of the agreed to give me a discount on my rent or gift card. The people end up leaving the office or finding a new job and I never got my discount and the apartment has been vacant for six months before me moving into it. No one had been in to clean it out. That is the only problem that I had other than that. Everything else pretty much went smooth there, I can't complain too much. That was the biggest problem that I had was moving in and never got refunded for anything when they are supposed to pay for cleaners. for the apartment... I also have recordings and proof of them saying they would do these things I never did. i just moved out we will see how this deposit will go. He parked in visitor parking, got his friend who is a resident there safely in there home bc they were too weak to walk and came back out and the vehicle was gone. He panicked called the police and thought it was stolen and later learned that the truck was towed. Evidently they have a rule where you can't back into a spot to avoid being towed. There were nooooo signs indicating this information providing awareness to visitors immediately to avoid being towed! My son spoke with the officer AND A-1 towing who BOTH informed him to wait until the office opens to speak with someone to provide the tow company with permission to release the vehicle. My son did just that and was informed that they WON'T do that and don't have the authority to do so. I then got involved and was informed of the exact same thing. Management was extremely rude and not compassionate what so ever and LIED to my face. I ended up calling the police who were very helpful but couldn't force them to do what's right! Shame on this apartment complex for how they treat people visitors and residents. After talking to people in passing who over heard what was going on and the resident that my son helped said the same things. I work for Hillsborough County deal with children and families on a daily basis and don't rest people the way I was treated with this one and only encounter with this complex. I will be contacting corporate about this matter all the way to the top if needed.
