I lived here for a a year. And everything is difficult. We moved in with someone who was previously living there so there was absolutely no communication because they assumed we knew everything and I knew absolutely nothing. Their excuse to why they had a lack of communication or everything was handled so unprofessionally was because BLANK was a tenant here before. Well, there are three new people who don't know anything about the facility and are moving in so wouldn't you think they would at least offer us a tour or offer to provide the information. We weren't able to see the unit before we signed the lease. Which sucked, because there was a bunch of issues when we moved in including the ice machine not working, the dryer didn't work good, the AC also didn't work well, the sink was leaking, the floor had a HUGE crack in it. When we moved in our ice machine was not working. So I imagine a hot Florida day, going up three flights of stairs (because there's no elevator to move the furniture up - the staircases are outdoor) and not having the ability to cool down. Because there are also no fans in any of the rooms and the ice machine doesn't work. It took maintenance three times looking at the machine to fix it. If anything in the apartment doesn't work plan on it not working for at least 2 weeks. The maintenance team is friendly and they work hard. I just think they're too many issues they're trying to put Band-Aids on instead of fixing. So it's not going to be resolved in a timely manner. If you have pets don't expect them to give you any notice when they're going to come over. I asked multiple times to be notified prior to a maintenance person entering and they never called. The gym never reopened after it closed for Covid. (Even though the entire state of Florida was basically open) And the office area where they have two computers, never really works so you're better off just sending any documents you need printed to the employees email to print it for you. As other reviews mentioned it is located next to a sewage facility so the smell can be bad sometimes. There's usually trash around from the other residences but they do an okay job trying to pick it up quickly. There also usually dog poop around even though they provide bags. So once again the residents are just careless. The dog park is nice. There's no recycling. They never notify the building that they're going to work on. For example if they are pressure washing you have no idea.. no note, phone call, letter, nothing. So be prepared to being awoken to pressure washing, drilling into a sidewalk to do some re-paving, to literally anything. If you're still here - The place is cheap so if that's what you're looking for it's great. Just don't ever need anything. We had a 3/2 for 1400ish. The lakes are pretty and nice to walk around. The pool is nice. Also take plenty of photos when you move out - got UNNECESSARY charges instead of getting our deposit back. Something with our window? There was nothing wrong or damaged with any of the windows. Just just be on point. Cross all your T's and dot your I's folks because they'll get ya. read more

Absolute Scam. They will give you no information on the requirements, take you money, make you feel rushed to move in and then deny you not because of your credit score but your credit history. They will not accept co-signers and do not care if you make 5x the rent. They have no empathy for individuals who survived Hurrican Ian or are currently in their MS program that have student debt consolidation. They will pretend they will advocate for you if you are denied, but will not express the human trials you go through to corporate or to their higher management office in order to help those who work for the community/medical field. **EDIT - NO THEY DO NOT GIVE CREDENTIALS!!! They act like they don't know the corporate credit credentials OR they don't know their in-office credentials. My mother and I have above a 550+ together. She is part time retired and is old school/doesn't have much credit history. Yet we expressed this throughly before wasting $150. Christine was so certain and advocated that we should be fine. I have signed two leases for 18 months each, my current lease will be up at the end of October. I called the office two ago to see about how much my lease was going to go up. I spoke with Nina, who just happens to be the agent that I signed with in the first place. I asked if she could give my a number of about how much my lease would be increased. She told my it would not be $1400 or $1500 like it's stated on line. I received my letter for the increase and it's $1403 or 1503 for 12 months. I called Nina and see denies that she ever said that. We have a 2 bedroom and 2 bathroom apartment at Trinity Palms and I have to give credit to the floor plan, it is pretty big and awesome for the price. I love the closet space and the soaking tubs.... HOWEVER, what is not in the brochure is that the complex is directly next to a wastewater treatment plant. THE SMELL is horrible... it's often hard to go out and enjoy the porch you have because the smell is intolerable. It wasn't until this past summer where the smell became so strong it seeped into the apartment. I have Glade plug ins everywhere. The maintenance team has always been very helpful and we've certainly had our share of things go wrong in the apartment but I can not wait to move out because of the plant next door. Also where many apartments in the area offer valet trash, this apartment does not. There is only one centrally located dumpster which gets over filled quickly on the weekends. It is not in walkable distance and people usually drive to it with their garbage on the hood of their cars. The price is great, but just be aware that the smell may drive you insane. read more

I lived there for one year and could not wait to get out. The smell from the sewage plant was so strong that it was making me sick. My doctor was happy that I moved as well. Walking in the grass is a gamble, because dog feces are in the grass by people taking their dogs out after dark. The electric gates are broken so often that security is ineffective. The garbage dump and the mailboxes are centralized - both being aver 1/4 mile away from my apartment in different directions. There are no garages or covered parking spaces. The outside grills are never working, because they are continually vandalized. On the good side, maintenance is very good. The office staff is very helpful and pleasant. The on-site property management is top notch. The clubhouse is very nice, but the fitness room is too small and not much equipment. None with tv's either. The casual room has several tv's, wi-fi and complimentary coffee and tea. The swimming pool is nice and well maintained, but locals sneak in to swim any time the office staff goes home. And their are no life guards at any time. The once a year Christmas party in the clubhouse is really nice. It's well decorated, and the catering is top notch. Office staff are excellent hostesses. The rent is moderate to high, but they hit you with water and sewer charges that can run $50 to $100 extra. The yearly rental increases are steep. They also charge you a billing charge to mail you your own bill. I think that they use an outside vendor to do their billing and pass the charge on to the renters. And the late charges are astronomical! Watch out! They have online rent pay, but they have a small print clause in there that says that you must agree that it is your responsibility for all electronic communication, received or not! Who would agree to that? Safer to pay at the office in person. Before you sign a lease, ask for a copy of the move-out checklist with their charges. You will be astonished! Be VERY careful when you move out. I had a hot water tank fail in the middle of the night, and I woke up to a flood of water in my bedroom. I was offered no damage or inconvenience compensation, and no adjustment to my water bill. One day, I came home at 9:00pm at night, and they had a notice taped on my door that I must put my fire extinguisher out on the porch for refill in the morning or face a $50 charge! Yes, $50! No prior notice of any kind. Good thing I left and re-entered my apartment that evening to see the notice. And, get this, they always charge you for a new set of range drip pans for the next renter. I never even used mine, but they still charged me! Bottom line. Make sure that you understand ALL of the charges that you will incur before you move in and when you move out. Also, keep some money aside for unforeseen charges. Late rent charges are the highest that I have ever seen anywhere. read more

This place used to be a fantastic place to live. My wife and I have been great residents here. We are quiet, pay rent on time, etc. They were recently bought out by a larger company, and boy have the tables turned. I have had two major issues within the last month. 1. My wife and I owned a double stroller that cost $150. We left it under the staircase as we live in the 3rd floor, and it is very heavy. We were given a notice to clear the staircase by the upcoming Monday. We officially needed to make room for it in our apartment. We failed to do so by the required timeline and our stroller was taken and locked up. Fair enough. I went and retrieved it, and within 24 hours it was taken again. I told the maintenance guy to give me 24 hours to make room for it. The very next morning my stroller was gone. I woke up at 7am to take it inside and it was gone. 2. We just had someone leave our apartment after replacing our blinds. I just received a phone call from the property manager Collette(spelling?). The maintenance guy reported we had a "ton" of trash on our porch which is apparently in direct violation of our lease. Again, I have 2 children, and live on the 3rd floor. I had literally 3 bags and some cardboard. Collette was very rude and insisted until I could make a trash run tonight when someone could watch my kids, I needed to keep my trash inside because it was unsanitary. When I refused to do so because I don't want bags of trash around my kids, she threatened to fine me $25 for each piece of trash on the porch. With all of this said, please use extreme caution when deciding to live here or not. I have been here for approximately 18 months, and 16 months of that we're great. Ever since they were bought out by a larger company, things have been horrible. I can not wait to get out of here! read more

We moved here after college for my husband's job. This is the best complex we have ever lived in. They feel more like homes than apartments as they have crown molding, faux granite countertops, and are huge in size. After 1 year in a 1/1 we upgraded to a 3/2 and are still very pleased. We intend to stay here until we buy a house. Clean, safe community and all of the staff including maintenance are friendly. We love it here and the price is right! read more

I do not live there, but I visit a friend there - frequently. There is a sewage treatment plant directly behind the complex. The units were built as condos, but the condos didn't sell. They were turned into apartments. The treatment plant processes the raw sewage every other Saturday, and the smell is horrible. At times, especially if there is a breeze, it's so bad I've had to cover my nose and mouth until inside. There were times I'd get a drink of water in the kitchen, and the tap water smelled like methane. It's hard to enjoy yourself at the pool and cook outs when that smell is so overwhelming. I don't know how much it is to rent there. It must be very inexpensive. read more

Beware, stay clear of this complex as it is located next to a sewage. As a former resident, I used to always get sick and I couldn't quite figure why and then later discovered it was from inhaling the sewage whenever the wind was blowing from the back of the complex. Also from time to time I would wake up to my car window shield covered with watery goog, which was coming from, yes you guess it the sewage again. When I asked management about it, they deny anything other than from garbage smell. Also, the place overrun by unsupervised kids, so that when you're driving to your apartment, it impossible to get back w/o honking these kids out of the parking lot when they are constantly player. There is a smell that turns my stomach, its worse in the summer. There are big dogs that live here n loose all the time with poop in walk way. The staff in the office are the rudest ladies for no reason, even over the phone. Stay away from the headache. Every month there are issues with paying your rent. Their portal is down so you have to rush to the office to pay by check. Their portal is down most of the day, so you go pay in person and they tell you they won't accept a check and you have to mail it. Even worse is the fact that they threaten you with late fees, treat you in a rude manner, and have no consideration for the fact that most people work during their office hours and it's no easy to leave to go pay your rent just because their system is down. I love the apartments themselves, they are spacious with high ceilings, large front porches, a small but we'll kept gym, and a pool with hot tub. They neglected to tell us about the water treatment plant right behind the complex which smells all the way up to the road often and you can't always leave windows open. The gate breaks all the time so it's pretty pointless and the hot tub also breaks often. If something goes wrong in the apartment itself, maintenance is usually quick and most of the staff are very friendly. They also give a discount to cops who bring their patrol cars home, so that helps deter crime a bit. Horrible place! Coffee machine is always broken, gate never works, complaints are never filed unless you speak to a manager, noise level is bad when trying to sleep cause the bedroom was right next to the stair well and it sounds like elephants coming down. Plus they don't follow up even after a bad online survey to the main office. Dishwasher also didn't seem to work well either. Plus people were doing drugs and I reported it the next day and they said I should of called the on staff cops that night and never did any follow up. Plus people who don't live here use the pool cause it's not locked they just park at the club house and walk in. I see 5 cars parked there on the weekend and talked to people who say they don't live here all the time.
