    If i could give no stars i would. The company switched to american ave now. company is bs, they…read moredon't even have anyone to call on the phone, they only do everything through email. Their maintenance is even terrible they do half-assed work, also their maintenance either takes too long to come, or they don't come at all. My last complaint is with the utility company they merged with for the water bill, called conservice, they didn't notify anyone of this might i add. I just started randomly having bills from months ago (that i already paid) added to my rent. What conservice does is combine 3 months worth of water bills and add them to your rent last minute so then you're fucked paying the rent and then an additional $250-$300 from a water bills. Save yourself time, and do not even think about applying for anything they have. Spread the word to others to avoid them at all costs.

However, it wasn't until after we paid the…read moreapplication fee and got access to the lease that we were told we had to pay a high pet rent fee. I understand pet rent is becoming normal. We pay it at our house now. However, it's more than double what we pay now and also more than the other 3 homes we applied to in the surrounding area. To the point that it makes the rent higher than similar homes that included a garage. We were told the pet rent was in the listing, but I printed off the entire page and the only thing there was the pet fee and a sentence that said to check tenant requirements. When I check those requirements, it said nothing about pet rent, only that additional requirements may be included on the listing AND the lease. It was only on the lease after we paid the application fee. We also called about an addendum in the lease that says they have the ability to use the smart lock on the home at any time for self guided tours while we are living in the home. When asked about this, we were told they don't practice just letting people in the home, which I believed, but refused to put that in the lease because it's a national lease they cannot change. i believe they do not practice just letting random people into your home unattended, but the way the lease is worded would allow them to do so. I'd like it to say they retain access to the home at any time because I understand it's their house, but we must be given a 24 hour notice if someone is coming over for a tour and that they won't do this until we give our notice or they won't do it at all until we move out. We decided not to follow through with the home because of those two things and that we have found homes in the area with a garage and with their pet rent it was only $10 more a month. BUT also it was a pain communicating with someone to voice those concerns. We had a total of 5 individuals from the company message us and it was all through one number that when you call takes you to a call center that can't do anything except tell the real person you need to contact to call you back when they have a chance. That didn't sit well with us having to make a bunch of calls through a middle man to reach our leasing agent.

Their leasing is a scam.

    My family and I were tenants of M.C. Real Estate, so I can only address their property management…read moredivision. Our experience as tenants of theirs was a very negative experience, and our issues with them seem to all stem from what seems to be their goal of maximizing profit at all costs, especially at their tenants expense. We got the impression that they also had more properties to manage than they could competently handle. We would like to share our experience so that others might consider it before renting a property from them. Our biggest problems with them were regarding their lack of response to our maintenance requests (and also their lack of action on the work they said they would do when we moved in). The worst example was that we started to see these black deposits that were coming out of the bathtub faucet and getting all over the tub sometimes after we took a bath or bathed our baby in the tub. We put in a maintenance request shortly after noticing this, concerned that it could be harmful to bathe our baby in this tub and that he might ingest the deposits. Instead of getting a plumber to look at it, they asked us to contact the city water department and see if it was coming from the city's water. The city came and determined that it wasn't because of the city and that the landlord needed to get a plumber to look at it, so we contacted M.C. with another maintenance request to address the issue. After a few months with the issue still not addressed, we asked again for them to get a plumber to look at tub faucet, and still nothing. Five months after we sent the initial maintenance request (!), they still hadn't sent a plumber to look at it, so we contacted them again and they said "There really isn't much to do about the tub...it's just a blizzard thing that may not ever be resolved." This was a very strange thing to say when they hadn't even had a plumber look at it! It was only after we then started to take legal action against them did they finally bring a plumber to look at the issue! Another time, we had a leak coming from behind the toilet where water was coming out steadily and wouldn't stop. We calling them and asked for them to have someone come over and address this issue immediately, as we had every towels we owned all over the floor trying to prevent the whole unit from flooding. After a half-hour without anyone coming, we called again only for them to say that the their maintenance people were "really busy today" and "might get to it later this week". Only after calling again and getting angry at them did they finally take this emergency seriously and send someone over! Additionally, when we moved in we were told they would fix a window in the kitchen that wouldn't stay open as well as paint the back porch. The window was never fixed, and they sent people to paint the back porch literally the morning we were leaving after our year lease was ending! Despite the seeming lack of care of the condition of the unit while my family was occupying it, they seemed to care a whole lot about us leaving it in absolute pristine like-new condition when we left it. We have rented around ten apartments in the past, and never have we had landlords with anywhere near the strict and perfect cleaning requirements that M.C. had for us. Of course, we only learned about how strict these were after they had taken out more than a 1/3 of our security deposit to pay for all cleaning and maintenance they wanted. I'm not saying we left the unit in perfect condition, but general cleaning and maintenance needs caused by normal wear and tear is NOT supposed to come at the tenants expense! We left it in good condition with only a couple minor issues beyond normal wear and tear (nowhere near justifying $550 worth of cleaning and maintenance), just another example of how they didn't want to pay for something they are supposed to.
