Last year I told them I had a name change and that they should put my sister as the primary person to send mail to because she lives there full time. Well needless to say this year they still sent the renewal letter to me under my maiden name, (and still call me even though we asked them to call her first with issues...uggg) When we first moved in there was some things that weren't ready so they give us an a gift card to a local restaurant. When we went to pay after eating it was a blank card. Last year we decided on a 15 month lease, they still sent us a lease for 12 months, so instead of having to play run back and forth to the office during business hours we just signed it.

On the outside, it looks nice and neat, but heaven forbid you have any issues that require you seek help from the property management, then you're pretty much screwed. Management is either completely apathetic or just biding their time until they retire. I can't decide which. It could possibly be both. However, I can live with apathetic. What I can't live with is why I'm writing this review. You see, I moved down here for a job. I have a dog and I quickly learned that here in Bismarck finding a decent place that accepts dogs is extremely difficult so when I found Cottonwood would accept my dog and NOT charge me an arm and a leg, I was pretty pleased. Sure, it was a bit more expensive than average, but whatever. This is the good part, the part any potential renters should pay attention too. Cottonwood, and by extension IRET, BLACK LIGHTS their apartments but they don't tell you they black light until you're pretty much moved out and they say it as kind of an afterthought, like it's not a big deal. So you wanna know what shows up under a black light? Short list: bodily fluids (urine, semen, blood), anything that contains phosphorus such as cleaning supplies and laundry soaps, Vaseline, white wine, and pretty much anything biological (bugs, spiders, etc..). I did my walk through and the apartment manager was impressed. Basically told me that she had never seen such a clean apartment and would feel comfortable moving someone in the next day. All 5 across the board. So imagine my surprise when I get a big ol' bill and a letter explaining that my apartment has been completely trashed and they had to replace all the carpet, repaint all the walls, and oh, I was also being charged for the 3 days that they couldn't rent it out because of repairs. Yes, I was furious but I was over the place and going on vacation, so I paid it. Then a few months later, I start getting phone calls from a collection agency. Guess what? IRET hadn't received my payment. So after spending nearly 2 hours at my bank, they found the check I had sent them. Guess what? It had IRET's official stamp on the back and it had been cashed. Apparently, they had taken my payment and put it on someone else's account (FYI, they do this a lot, applying payments to the wrong account. Their accounting practices are super shoddy. Keep receipts!) When I sent a PDF to the collection agency, I was told that they would look into it but if they couldn't what account it had been put on, I would still be held liable for the money. Well, it's amazing what the response to the phrase "Not according to my lawyer" gets you. So, rent with caution and remember, black lights and pictures are your friends! P.S. I would also like to point out that I'm fairly confident that the black lighting is so far specific to IRET. I've spoken with friends who've rented from RJR, Goldmark, Gold Star, and privately, and have an uncle who works for Aladdin Reality and they all indicated that they have never been black lighted.

My…read morefamily and I were supposed to move in May 31 from Colorado we paid the $100 holding fee and did the application. We signed the lease and the next day I was supposed to speak with Sonja to pay the first months rent and deposit she never called and I couldn't get ahold of her. I called them first thing the morning of May 10 after signing the lease on May 9 and spoke with Nathaniel trying to get ahold of Sonja to explain our circumstances that we were unable to make the move at this time due to a loss in the family and other issues and needed to figure out options. I was told I couldn't speak with her for the next week because corporate was there but that he would pass the message along and get it taken care of. Here we are on June 12 and I am just now hearing from them stating we need to write a 60 day notice breaking the lease, pay $700 for June's rent and pay $1400 to break the lease. That's 5 months when I never paid a deposit or even received keys. Oh and they have already rented the apartment to someone else! How is this even legal! DO NOT RENT HERE! They are just money hungry and don't care for people or communication AT ALL! I would give zero stars if possible. Please watch out for this company they are sharks!

I wish that I could give this place zero stars. We were at this property for a short term travel…read morenurse assignment during the winter months. The staff is the rudest and most incompetent group of ladies I've ever encountered in my entire life. They haven't the slightest clue what customer service is. On most days, any of them look like they just rolled out of bed without a care in the world and came into the office half asleep. Professionalism is non-existent in the office. We were given less than 24 hour notice for a showing to take place before we moved out of the unit, and this is common practice as it happened a second time before leaving. We escalated the issue all the way up to the regional manager in Fargo. He was just as useless as his staff, and it comes as no surprise that they are just as piss-poor as he is; Poor leadership typically trickles all the way down to the lower level employees. The manager at this location doesn't seem fit to run a lemonade stand! The facilities are disgusting! There was dog poop in the stairwell for almost two weeks before the turds miraculously disappeared one day. The mail room is a sloppy mess anytime of the day or night. We lived there during the winter months and the fireplace was never on even once. The common areas are disgusting (nothing like the photos on their site) and the Keurig station is always empty. I wish that we had given more consideration to the negative reviews already on their corporate site, and on this particular apartment complex. It was a horrific experience and we will never rent from IRET again as we travel through the country for future work assignments. STAY AWAY. AWFUL AWFUL AWFUL!!

I have rented from K & L Apartments for almost 3 1/2 years. I rented a lower unit with a one car…read moreattached garage. When I moved in, there was no garage door opener. I was told I could have one if I paid half the cost of the opener and I would not receive a refund when I moved out. I did have them put one in for convenience, which cost me $134.50. I put my required deposit down and on the agreement it indicated I needed to give a month's notice when moving out, but would have to be out 3 days before the end of the month for them to clean and get ready for the next tenants to move in; which I did. I have never rented from someone without receiving my whole deposit returned. I cleaned the apartment better than it was when I moved in, yet they held back over $100 indicating it was for carpet shampooing, touch up painting walls and for cleaning. It almost took a whole month to receive part of my deposit back. I feel I should of at least been reimbursed for being out 3 days before the end of the month which I paid for the whole month's rent. While living there, I asked management if there would be any way they could install a storm door, so I could open the door to let more light in. They said sure, if you pay for the door they would install it but you would not be able to remove it when you left and would not be reimbursed for it. There were several units that did have storm doors on their units. So, as you can see they want the tenants to pay for any upgrades that they should be paying for. The lower units are nice and roomy, but are very dark, since they have large pine trees blocking the light from coming in the windows. There was an elderly couple that lived above the unit I rented, you could hear them walk around all hours of the night and hear them talk and raise their voices all the time. The units are not very sound proof at all. It is nice that it is now a gated community, but I feel they need to concentrate more on keeping the lots cleaner. There constantly was garbage, sand from the winter and leaves blowing into the parking lot and then would accumulate on my patio which I would continuously have to clean off without any reimbursement. Parking was also a big issue that was brought to management's attention several times. The tenants that lived above, would constantly park in front of my garage to unload groceries or whatever and leave the vehicle unattended where I would have to wait for them to leave before I could get out of my garage. This too was brought to managements attention, but nothing ever was done about it. They are very good about snow removal from the parking lot, but be prepared, you will need to shovel in front of your garage and your patio. Hopefully, this information will help you in deciding to rent from them before searching elsewhere.

The cooperate office is run by two very unprofessional women who have actually threatened to evict me over the phone for their own mistakes (I filed with BBB). They've gone through three managers in two years and two repair men- and now don't have one. They couldn't fix the heating in my apt, and one manager said "it's normal for the bedroom to be cold." The construction is poor and the walls are so thin I can hear people talking in the stairwell. Don't waste your time looking at this place.

There have…read morebeen 5 different sets of resident managers ( I am now the longest tenant) and every one of them rolls in with the attitude 'there's a new sheriff in town' attitude. A new set of nasty threatening notes get posted to the walls and doors every time the management changes. The newest manager came knocking at my door three different times because he said he was worried about the pipes freezing. I had my window open in sub-zero weather because its less than 300 sq feet apt and the radiator heat is not well controlled so its all I can do to keep the temp down in the 70's even if it's sub-zero outside. Several residents tell me they have the same problem. But new sheriff had to be told three times before he decided to leave me alone. IDK.
