I have lived here for the past 3 years, and they are charging me to replace the carpet. It is at least prorated for the 2 years remaining because they believe white carpet should last 5 years. I am going to ask to see the new carpet I am paying for, how does one know they even replaced it. I took pride in keeping the carpet clean, even though it was the lightest shade of off-white. I now feel like that is their scam, they purposely pick the lightest carpet so they can most assuredly charge you upon moving out. Also, within a week of moving in, my kitchen sink had sewage backup flooding my kitchen and dining area carpet anytime the neighbors would use their sink. It just kept flooding, and maintenance would not respond. Over 60 hours later a plumber came and was shocked they let it go so long. Maintenance apologized and they would have my carpets cleaned which never came. I shampooed the carpet best I could but I'm sure they knew it was another way to charge me for carpet. I do believe it was designed that way to have the current resident pay for the replacement carpet for the new resident. I'm sure an attorney would find a pattern of this egregious behavior. Management will never answer the phone outright; everything goes to voicemail and maybe you'll get a call back within a few days. Up until recently, they weren't even on site, they stayed at another location. Maintenance requests would take weeks and in one case over a month to get a new washer. My washer broke after a few loads. I initiated so many requests, but they would never come. In the meantime, I'm washing clothes at the laundry mat. After this experience I never placed one more request. My heater never worked from day one. I never bothered because I don't like using the heater and having to put so much effort into getting something fixed was exhausting. On another note, they like to increase the rent annually for no other reason than they can. No community improvements, just increase it. They tried to raise mine $200 more than what they were offering the empty apartment next to me. Absurd!!! I called Equity Residential and asked if I could move next door, they said no, but lowered my rent to like $20 more than the new apartment for rent. So please, during renewal, check what other apartments are going for and don't be afraid to negotiate with these crooks. Even upon moving out, they asked me if I would stay if they lowered my rent. Here's an idea, why not raise it in the first place. Learn from my mistakes, read the damn agreement because they will come after you for anything over the deposit and if you don't pay within 30 days of moving out, they immediately put to collections. Also, take pics. I left in a hurry and forgot to take videos. Lastly, the pool is really cold all the time.

    Here's ANOTHER update from my JUST 1yr of living there…read more Another big issue I had there was: MY CAR GOT STOLEN!!! Literally out of the garage! And when I told the office and asked for the footage they were useless as always (I doubt their old dusty cameras even work) Luckily was able to recover my car that had been dumped up the hill in a residential area thanks to having places an airtag in it for this EXACT reason. I even went as far as posting on the RING app and got footage of my car being driven late at night/early morning from a house's camera in the area. Shared it with the cops and of course they did NOTHING. HOLD ON THERE'S MORE! I mentioned this in the app for residents and it turned out there had been a lot of car break ins! And sure enough, within a couple of weeks a neighbor near me had her car stolen too! And I told her where I found my car and sure enough! Telling you if you want to experience horrors from all directions, this is the spot to be! If not, then you know what to do.... And let's not even mention the rude condescending employees who harrassed me and "wrote me up" when they saw me walking 2 steps outside my apt with my injured 10lbs senior dog to take her to go pee. Meanwhile they had a literal pitbull attack and tear thru a small dog right by the office and they did NOTHING. STAY FAR FAR AWAY!!!!

There is a swimming pool, laundry, and bbq grill on site. Street parking can be packed but tenants get a parking spot so it wasn't an issue for me. I also had a storage unit in the garage, which came into great use. Ralph's grocery store and many restaurants are super close to the building. The landscape is well taken care of and everything is kept very clean. You can expect a pleasant stay here with an awesome manager like Jennifer!

The only downside living here is if you have two cars in your family, there's only one parking space available, so you'll have to find street parking for the other car/cars (which can be a real pain since there are so many apartments tenants fighting for the same street parking) All in all, nice apartment complex with a nice on site manager.

The details: I think the apartment itself is fantastic. When we moved in it was clean and overall fully ready to move in with a few minor maintenance tweaks that Fairways took care of right away. We have had no issues in the time we've been here with loud neighbours, our assigned parking spot was only taken once, and a quick call to security sorted it out right away. The real star of the show is the maintenance King, David! I'm glad to see that other reviews are praising him because he really is the best and deserves all the awards and accolades. The facilities such as the pool/hot tub, BBQs, and gym are all nice and generally well maintained. The not so good is really just one thing which is why I can't give it 5 stars: My wife and I like taking walks in the morning and evening and it seems like every single grass patch is generally obliterated with dog poop and it's disgusting. It's gross, carries disease, and attracts vermin. The real reflection is on the dog owners who can't bend over and use poop bags that the apartment complex SUPPLIES all over. I think Fairways needs to step up their game and either hire a full time poop cleaner OR better yet, fine these dumb dog owner who don't have a shred of decency or respect for others.

From the first day of move-in (after driving over 7 hours), my unit and resident access were not properly prepared. Basic systems were not fully functional, my name was not correctly reflected in the call-box system, and multiple essential issues were present that should have been addressed before occupancy. As a former property manager with over 12 years of experience (recently retired), I am very familiar with industry standards for unit turns, pest remediation, resident access, and vendor coordination. Unfortunately, those standards were not followed here. Ongoing Habitability & Access Issues Since move-in, I have experienced: Persistent sewer / plumbing odors Pest activity (including residue present at move-in) Washer malfunction Gate and call-box access failures Extremely thin walls (neighbor conversations clearly audible) I intentionally limited occupancy and delayed moving in furniture due to these unresolved issues and communicated concerns in writing, documenting everything. Pest Treatment, Illness, and Lack of Disclosure A particularly serious incident occurred when pest control entered my unit without my knowledge or confirmation. I returned home unaware that chemicals had been applied. No written notice, no confirmation of what was sprayed, and no safety instructions were provided. Shortly afterward, both my dog and I became sick. My dog's condition worsened to the point that I had to take him to the vet, where his stomach was flushed. My own doctor also asked what chemicals had been used in the unit. I immediately reached out requesting written confirmation of: What chemicals were used Where they were applied Whether baseboards, cabinets, or food-adjacent areas were treated I was ignored. No response was provided to address the health concern. The very next day, instead of receiving clarification or concern, an eviction notice was posted on my door. Office Access & Retaliatory Treatment Because emails regarding access and repairs were often unanswered, I went to the leasing office only when necessary. At one point, after being told to come in with payment to pick up a garage gate clicker, I was denied assistance and told I could not be helped, despite being a current resident and having followed instructions. No court order or written restriction was ever provided. Being denied access to the office while simply attempting to resolve essential resident access -- after months of documentation -- was humiliating and alarming. Pattern of Dismissal What makes this experience especially disturbing is not just the issues themselves, but the pattern: Concerns documented calmly and professionally Requests for clarity ignored Health and safety questions dismissed Escalation only occurring after I asserted my rights An eviction notice immediately following unanswered health inquiries As a Black woman, a professional, and someone who has spent years advocating for tenants in real habitability cases, this experience has been disheartening. I remained calm, respectful, and highly documented throughout -- yet advocating for basic safety, transparency, and access resulted in being treated as a problem rather than a resident. Final Thoughts for Prospective Residents I am sharing this not to attack staff, but to warn future tenants: Each unit can be very different Get everything in writing Confirm pest treatment details before occupancy Verify access systems before move-in Document everything from day one The property may look appealing, but my experience shows that appearance does not always reflect how residents are treated when real issues arise.

Currently, there are only a handful of kids here which is great because kids tend to be noisy. If you want a quiet, decent place to live - this is it. There is no play area provided for kids so I wouldn't say it's kid-friendly other than the pool (which is heated only in the summer months) is very shallow: 5ft max. Amenities: There are washer/dryer hookups in each apartment, but if you don't own a washer and dryer there's a laundry room located on the premises. 1 dollar to wash, 1 dollar to dry and the room is locked to prevent outsiders from using it. Kitchen is equipped with new or new-running equipment, the dish washer, oven and microwave in our apartment are brand new and matching brand and style: Kenmore. You must bring your own refrigerator. Every apartment has a two car garage attached - a priceless commodity in a city that is notorious for car thefts. The garage will also bring in more dirt that usual in the apartment, thank goodness there's tile in the kitchen. Note: The kitchen is not laid out in a logical manner, it leaves a lot to be desired. If you're me and love the kitchen and cooking 24/7, the coat closet will become a pantry and you may invest in a roll-away island. I also recommend heavy duty shelving. Safety: The bushes and trees are trimmed back from the sidewalks, each garage and front door is lit at night. Cops get called if anyone plays loud music, this isn't a party apartment complex. People have jobs and both my neighbors get up at 5am to leave for work. Dogs have a designated dirt area to relieve themselves on the west-most corner of the complex, and you're required to clean up afterwards. The grass is strictly prohibited for pets at all times. These policies help keep this place immaculate and sanitary, I am very thankful for this. Bags are even provided for you! Good Eats: The Albertson's is within walking distance, about 5 blocks. They have an organic vegetable section and a large selection of fresh bunches of herbs, something that is totally needed since not a lot of plants survive out in the desert. There are a couple of Indian market/delis which are so delicious! In-N-Out is on Avenue I, don't go to the one in Palmdale: Hobo central. Health: The apartment complex does not have a gym here, nor are there decent trails to walk around here, the closest one is paved and the almost incessant wind here kicks up dirt and dust like crazy next to the trails. Really unpleasant. There is however a 24 Hour Fitness nearby, about 1.3mi away so your warm-up and cool-down could be walking to and from there. The closest dog park is an hour walk away. The nearest park is a 1.5mi walk, worth it though, as the tennis and basketball courts are plentiful and well-kept. There's a YMCA on the premises there. PROS: Quiet, safe, good management, well priced, green, place is maintained and units fixed up quickly and well, ample parking if you stick to your own garage, quick response times from emergency personnel and law enforcement, washer and dryer hookups and laundry room, pool, vaulted ceilings in the living room, kitchen appliances are top notch, town home layout, adjacent to schools and upper class neighborhoods behind the complex. CONS: NOT kid friendly: there are some CRAZY speeders in the complex at the time of this writing. Your neighbors' garage doors can be heard opening and closing clearly. Dog size limited and breeds restricted. One of the largest security deposits in the area, in my case: $900, that's $1900 for the first month, more if you're wanting to bring a pet. No gym. No hot tub. No movie theater/lounge/club house/common area. Bring your own refrigerator.

I'm always worried about roaches but haven't seen a single one inside the apartment. They've been renovating some of the nearby units for the last few months and even then, no roaches in sight! The manager, oh the manager! Cindy is by far, one of the absolute best managers I've ever had. She goes over an above her job description. She is available by phone, text, and email. I've never had to wait more than an hour to get an answer/resolution from her. Her preemptive checks on the units (smoke alarms, vents, etc.) give all tenants a greater sense of security and comfort knowing that we are being looked after. The rest, Jenn A.'s review hits everything spot on. Only thing I wish the complex had was a jacuzzi and a BBQ at the pool area, but easily overlooked with all the other pluses Park Place Apartments can offer.
