When I first applied, I was a little difficult working with and Rich was nothing but kind and gave us the benefit of the doubt and rented to us! Thank goodness! This place is quiet, always clean and well kept, never has there been a problem, everyone is friendly and respectful, and Alejandro is always a text or call away to fix any of your problems or answer questions! This is the third apartment complex I've lived in and by far my favorite seriously this place is a gem - because of this complex, my husband and I would love to settle here in Thousand Oaks. My lengthy stay at this lovely and well-maintained complex is testament to the awesome experience I enjoyed over the years. From the first time I met Rich, the owner, and toured Park View, I immediately felt I found a place that was well suited to my needs. Just strolling around the complex with its gated entrance, Tuscany-theme design containing European-style fountains and a mini piazza, along with a beautiful swimming pool and lounge area, make Park View such an inviting place to live! The apartments themselves are spacious and structurally sound with tasteful Berber carpeting, engineered wood flooring, and high-quality kitchen cabinetry and appliances. Alejandro, who oversees the maintenance of the complex, was always very quick to respond to requests I submitted, often the same day. He ensured everything was in perfect working order. He always made it a point to greet me whenever our paths crossed. I highly recommend you check out Park View Apartments before signing a lease anywhere else in the Thousand Oaks/Westlake Village area.

I moved in late February 2020. I had to call maintenance twice, everything was back in order by the next day. Special shout out to Maintenance Supervisor Victor Gonzalez, whose professional skills will qualify him as the "Swiss Army Knife" of maintenance, was very diplomatic and kind in explaining how I got myself stuck in the handicap lift. I have secured parking plus plenty of guest parking. I have easy access to the Ventura Freeway without the noise and smog. Unlike the Los Angeles basin Agoura Hills provides fresh clean air and a sense of community with an emphasis on healthy living, education and family. My neighbors, of all age groups, reflect those values. I was originally looking into a 55+ community where I could maintain a home office and be close to my grandchildren. Then my son asked, "So Papa, what do you plan to do for the next 30 years?" As long as they are able to maintain the resort atmosphere and excellent staff, I can see myself living at Avalon Oak Creek's truly apartment homes 30 years from now.

When I first moved in, the upstairs apartments had carpet, which helped reduce noise. Since then, the carpet has been removed and replaced with hard flooring. Unfortunately, the staircase leading to the upstairs unit runs directly between the downstairs living room and bedroom, which means every step is loud and unavoidable. If you enjoy constant thumping, footsteps, and hearing your upstairs neighbors move around their apartment all day, then this might not bother you. But if you value any level of peace and quiet in your own home, this setup can become incredibly frustrating. What makes it worse is management's response. They are quick to say they "understand" the concern, but nothing actually gets done to address the issue. The responses feel more like deflection than real action. Just something to be aware of before signing a lease--especially if you're offered a downstairs unit.

Management has not been helpful and if anything, combative to our requests, saying our issues are "cosmetic" and "bad luck". Absolutely abysmal job from management to move people into a uninhabitable unit. Shoutouts to Jennifer and Sunny in particular for this. I would not only recommend people not to live here, but make sure wherever they move is nowhere close to arrive laurie lane.

    I've lived at this property for almost 5 years, and over time I've noticed several ongoing issues…read morethat really need attention. The parking situation is honestly one of the biggest problems. It's extremely limited, to the point where paying residents are sometimes forced to park in fire zones. Meanwhile, there are cars that appear to have been sitting untouched for months without being towed. Management sends out emails about keeping designated parking areas clean, but it doesn't seem to be enforced--people leave trash, old furniture, and even trailers full of junk in spaces, which makes the property look neglected. On a more positive note, the community itself is fairly quiet, and I haven't had issues with neighbors. However, for the price of rent--especially with increases of a few hundred dollars each year--you would expect some level of interior upgrades. Unfortunately, that hasn't been the case. The sinks feel outdated, almost institutional, and the appliances are very old. Unless something is completely broken, it doesn't get replaced or updated. Even the paint quality is poor--trying to clean a small spot can cause it to come off. The patios are another frustration. They're small, and there's no water outlet or proper access point to clean them, so dirt and leaves from nearby trees just build up with no easy way to maintain the space. Another issue is cleanliness around the property. Dog waste is a constant problem, and many residents don't pick up after their pets, so you really have to watch where you step. Lastly, communication with management is lacking. When you email the front office with concerns, it's very common to not receive a response at all, which adds to the frustration. Overall, while the community is quiet, the lack of upkeep, responsiveness, and upgrades--especially given the rising rent--makes it hard to fully recommend living here.

The management team and maintenance team respond quickly to inquiries through the Resident App for general help and also for maintenance needs. The maintenance team here is friendly, professional, communicative, and always have time to listen to what the need is. Wow! Way to go team! Another thing we love is the atmosphere here. The grounds are beautifully kept and generate a feeling of peace and relaxation. Some places in the complex are sunny while others are shady. We love the oak trees that are framed against the blue sky by day and the pink/golden sky at sunset. Speaking of peace, this is a quiet complex, well with the exception of one dog who misses his owner when he is left alone. We used to live in a noisy neighborhood, so we welcome the quiet. At night we hear Great Horned Owls call to each other. Such serenity! Lastly, we want to thank Jenny for her professionalism and also her positive attitude. Jenny is instrumental in making the transition to a new residence very smooth. She makes sure that the new residents get a "lay of the land," so to speak. She is passionate about helping others, and this is reflected in how she interacts not only with the present residents, but also with folks moving in. If you have read this all the way through, then I imagine you are thinking of moving here too. Take the step of faith and move in!

    If I could give 0 stars, I would…read more I've lived here for over 2.5 years, and my experience has been a constant cycle of unresolved issues, poor management response, and living conditions that no tenant should have to tolerate especially at the price this property charges. To be clear, everything I'm sharing below is based on my direct experience and documented communication with management over time. Major ongoing issues: * Severe noise problems due to poor construction: The building has little to no soundproofing. Everyday activities from neighbors walking, dropping objects, opening doors are amplified to an extreme level. Recently, new tenants moved in next door with multiple animals, resulting in frequent, prolonged barking early in the morning and throughout the day. Despite repeated complaints through the official app and direct communication, there has been little to no effective resolution. Windows and doors might as well be open all the time. It makes no difference to the sound coming in from outside. That's how old and cheap these windows are. * Excessive number of animals in neighboring unit: At one point, I observed multiple dogs and cats being kept in a small 2-bedroom unit next door. The noise and disruption from this has been constant and significantly impacts quality of life. This has been reported, but enforcement appears inconsistent. * Water intrusion and mold concerns: There have been recurring issues with water intrusion around windows, which led to visible mold buildup. I was advised to clean it myself with household cleaner, despite having a child with severe asthma. This is not an acceptable or safe long-term solution. Please note photos and videos of different events. * Pest problems: There have been multiple instances of rodents causing damage, including wiring under appliances. This has happened more than once, indicating an ongoing issue rather than an isolated incident. Twice I've had to repair my car due to rats chewing out all the electrical under the hood. Each time costing me around One thousand dollars. I wouldn't recommend putting any plants on your patio, squirrels will tear them apart almost immediately. * Maintenance and safety concerns: Frequent problems with lighting being out, general upkeep, and delayed maintenance responses contribute to an environment that feels neglected. Parking and all walkways were pitch black for over a month. I have video of me tripping over pavement and falling into bushes hurting my arm while trying to document it. This was at 9:35 pm! * Parking and general management inefficiency: Parking issues are ongoing, and communication with management often feels one-sided. Requests are acknowledged but not meaningfully resolved. The system in place (including their app) gives the appearance of organization, but in practice, it has not led to timely or effective solutions. Once I was forced to park my car in the Kaiser parking lot for over 2 months until they were finally able to get the neighbor not to park in the middle of 2 spots. The bigger issue: What's most frustrating is not just the problems themselves it's the pattern. Over 2.5 years, concerns have been raised repeatedly, documented, and followed up on, yet meaningful, lasting resolutions have been rare. This review isn't based on one bad incident it reflects a long-term experience of feeling unheard and dealing with issues that directly affect daily living conditions. Final thoughts: If you're considering moving here, I strongly recommend doing thorough due diligence, asking current tenants about their experience, and paying close attention to how management handles ongoing concerns not just initial leasing. I genuinely hope management takes tenant concerns more seriously moving forward, because no one should have to deal with this level of ongoing frustration in their own home.

From the front of the building you can't even tell it's an apartment complex of 65 units, pool, with a court yard that makes you feel your on vacation. From the first day I meet with Leah ( Property Manger) she made me feel at home ! Leah spent over 3 hours taking me to different units all over the building, I couldn't make up my mind which floor , what side of building I wanted . Leah was so patient and from that day I knew this was home for my family . This past year with everything that has happened, Leah has made sure the community here stays safe and happy . Leah lives on site and it's nice to know that if I or my family ever need anything she is only a phone call away . A perfect example is I work 38 miles away from home . One day my daughter called and needed help, and I called Leah and with any hesitation Leah was in my house helping my daughter. There have been times when Leah has checked on my dogs . Like I said in the beginning you can't judge a place by a review . Come down or call and see what you and your family missing out on.     Fraud Warning - Extremely Unprofessional and No Transparency…read more My experience with this property management company was extremely disappointing and concerning. Communication was consistently poor--multiple emails and phone calls went unanswered, and meaningful responses were rare. After move-out, funds were deducted from our security deposit without clear justification. We repeatedly requested itemized documentation and physical evidence to support the charges, which tenants are generally entitled to receive under standard tenant-landlord practices. Despite multiple requests, this information was never provided. We were charged for items and installations that were not present at the start of our tenancy, and the deductions appeared to exceed what would typically be considered normal wear and tear. Based on what we observed, the charges seemed more consistent with property improvements or upgrades rather than tenant-caused damage. We offered photographic evidence of the unit's condition, but it was disregarded. What was most troubling was the complete lack of transparency and good-faith communication throughout this process. I interacted with two individuals named Cindy and another named Hope, and despite repeated attempts, no one took responsibility for addressing these concerns or providing proper documentation. Given our experience, tenants should proceed with extreme caution. Security deposits are meant to be handled according to clear standards and accountability, and that was not our experience here. I am in the process of reporting this matter to the appropriate consumer and housing authorities for review. If you are considering renting through this company, document everything thoroughly and think carefully before trusting them with your deposit.
