The online portal and reporting is also excellent and the perfect summary for reporting on my tax return. Very friendly and I recommend to any prospective tenant or owner requiring management of their property!

This company took over from our previous rental company PAD rentals (highly suggest them, great,…read morecaring people) I called them saying we needed a few days for rent as we got the letter on the 30th and rent was due the 1st and they insisted we send them a EMT or we would pay a $50 late fee and interest on rent. I sent my half of rent and a few days later PAD rentals called me asking for rent. Turns out abbey rentals was not our new company and they refused to give me my money back and would not answer any of my calls. When they finally did they told me I had to email support and would not talk to me until I threatened to get the police involved. After threatening the police they sent me my money back. A month later we got another letter in the mail saying they were our property management again, this time they surprisingly were. It took almost 3 weeks to get a response from them about paying rent and I told them about all the repairs needed in the house. About 2 weeks ago we also got a letter in the mail saying we were going to be evicted because we owed $400 of rent. They were trying to charge us $1800 for rent when our rent is $1600 a month. I mentioned about a furnace filter and they said they put in a work order for it. 2 weeks later and it still wasn't replaced and now our AC was broke. I went and got a furnace filter myself. It was a heat wave and it took 3 days for them to come fix it. A few weeks later our AC broke again and someone came to fix it. He came Wednesday and said he would be back Thursday. He didn't come back until the next Tuesday to fix it. It was another heat wave and we were not allowed to turn the AC on the entire weekend. Now, it is the THIRD time our AC has broke. The guy has come once again and said he doesn't have time to come tomorrow to fix the AC so he might be back Monday but we're not allowed to turn it on. We don't have screens in our windows to open them, I have 2 dogs that need the AC and it's a heatwave. We pay utilities and every time the AC stops working it runs for 24 hours straight costing us extra money. The property manager also will come and park her car in your only designated parking spot and leave it there for 2 days and not give any way to contact her. They NEVER answer the phone, take 2 days to respond to emails and refuse to fix anything in the houses they rent. DO NOT RENT FROM THEM.

Had SPM rent out my fully furnished, professionally decorated Penthouse. Informed them that…read morefurnishings / furniture were new including a $3000 world class queen bed, solid cherry kitchen table, electric leather recliner, sectional sofa etc. so required a professional. They informed me that the cousin of the owner and President (60 yr old man) would be a perfect fit and he would be sole occupant with no pets. I agreed to rent to him based on their assurance. I allowed tenant to move in early and after a few months noticed I wasn't compensated. SPM said sorry we missed that and sent me a cheque. About this same time I received a bill for close to $100 for maintenance having to remove tiles to get at the heat pump. I Knew this was wrong because I lived there 7 years and never had this issue as a trap door is there for access. After a year was informed the tenant gave notice and there was a list of deficiencies they were going to go ahead and fix before renting out again. I was very suspicious so said no and that I will inspect and fix myself when tenant out. August 1st tenant was out and i walked into a trashed Penthouse. Talked to neighbours and they informed me that a 60 yr old professional never moved in, but 2 young people with 2 cats. Also, informed they fought all the time, noise all hours of day / night and unit wreaked of drugs. Can only imagine the bill they would have charged me under reasonable wear and tear nonsense to hide this if I gave them the go ahead to fix. Now SPM does regular maintenance checks and never noticed? The unit went from freshly painted to marks on every wall with some smashed holes. Bathroom door smashed through center, closet door busted and lying on the ground, laundry ceiling supports busted with ceiling pieces on ground, place filthy, new flooring scratched up, kitchen crown moulding busted and crap piled on top that tenants failed to remove when vacated. (My building maintenance manager informed me (after they moved out) he kept telling the tenants they cant stack stuff on top of washer / dryer as need access to heat pump) Yeah this is the bs charge I received from SPM who also conveniently failed to inform me why. My bed was scratched up, kitchen table marked up, leather recliner and couch clawed up. $200 each framed prints damaged, flooring damaged, furnishings missing etc. Needless to say I was furious at the state of damage these illegal individuals and cats did. Now the contract SPM and the tenant signed states that if another guest stays there then a charge of $750 per tenant per month will be charged. 2 illegal tenants equals $1500 per month. Brought this up to my lawyer and he agreed, but stated that if I pursued court action he thought I would be disappointed as he felt litigation lawyers and judges would throw out of court. Why have contracts if courts don't support? SPM president informed me that the damages would be fixed in a week, then 2 weeks because took time for 2 doors to come in, then said done except a little paint. I drove back to London to witness that was untrue and wasn't near done. Anyway, took a month to get to an acceptable level. SPM gave me a cheque for $1000 for furniture / furnishings /flooring damages which would have been $10,000 replacement value. Looking back after having shady interactions with Dave Strano (SPM Owner) I believe he presented his cousin Leo Strano for credit check to me knowing the cousin's kid and partner would be moving in. (Maybe they didn't have credit). I live more than 2 hours away so likely would never know too. However, he likely didn't know what destructive beings they were. $10,000 damage to my furniture / furnishings / flooring and he presents me with $1000 and later another $1000 was offered to take my review down. I declined the 2nd $1000 payment because it is more important for me to inform the public of this company. I did inform him that I would settle for $5000 and he declined so here we are. I am not taking them to court because I have no faith that the justice system and judges are working to protect owners. Even under this blatant example of negligence. Beware owners! Terry

BUYER BEWARE - A Masterclass in Unprofessionalism and Misinformation…read moreI'm writing this review as a cautionary tale for other parents. If your child is considering renting a property managed by Strano Properties, stop and read carefully. You're about to walk into a circus of juvenile unprofessionalism, misleading practices, and unethical treatment of students and their families. Predatory Tactics on Inexperienced Renters: Strano Properties is set up to take advantage of first-time renters, students who don't know how to navigate leases. Their approach is to pressure students into commitments while keeping parents out of the loop. Our experience began with a demand for a non-refundable deposit before we were allowed to see the lease. They refused to share the lease until we paid. Let that sink in: no lease, no terms, but they wanted money upfront. They also requested all parents' driver's license info, but when I asked why, they admitted they don't run credit checks. No real explanation. The process felt like smoke and mirrors designed to trap students in rushed decisions. Rude, Bullying, and Two-Faced Communication At move-in, no one showed up at our scheduled time. My daughter called and was met with rudeness and blame. I overheard it all. When I called back minutes later, the rep's tone suddenly changed. Only after I was blunt did someone finally show up. Strano treats students with blatant disrespect, until a parent steps in. Harassment Over False Complaints and No Support: Strano routinely harassed tenants over unfounded noise complaints. When a neighbor started filming the girls in the pool, Strano didn't defend their tenants. Instead, they accused them of wrongdoing, offering zero support or protection. Lies and Intimidation Around Lease Terms When my daughter gave proper notice to move out using the N9 form, Strano claimed she couldn't leave unless all tenants left. That was false. The university's rent help center confirmed this was a scare tactic they've seen Strano use before. When we brought this back to Strano, they said nothing, no explanation, no apology. Cleaning Charges and Damage Scams: After my daughter moved out, cleaning everything of hers and following the rules, Strano lumped her in with a $6,000 "damage" bill. Much of the damage had been documented at move-in and previously dismissed by Strano. When we pushed back, the story changed. Suddenly the bill dropped to $339 for cleaning and garbage removal. Five months after a tenant followed up, a rep claimed she "forgot to hit send" on a reply. That's the professionalism level here. My daughter, who moved out two months before the others, is now expected to pay $67 for cleaning up after them. Meanwhile, her $30 refundable key deposit? Still MIA. Final Verdict: Avoid at All Costs: This isn't just about money, it's about principle. Strano Properties treats students as easy targets and parents as obstacles. Whether through incompetence or deliberate deceit, the result is the same: stress, misinformation, and unethical behavior. If you're considering renting from Strano Properties, don't. This company is a walking red flag. Stay far, far away.
