This company took over from our previous rental company PAD rentals (highly suggest them, great,…read morecaring people) I called them saying we needed a few days for rent as we got the letter on the 30th and rent was due the 1st and they insisted we send them a EMT or we would pay a $50 late fee and interest on rent. I sent my half of rent and a few days later PAD rentals called me asking for rent. Turns out abbey rentals was not our new company and they refused to give me my money back and would not answer any of my calls. When they finally did they told me I had to email support and would not talk to me until I threatened to get the police involved. After threatening the police they sent me my money back. A month later we got another letter in the mail saying they were our property management again, this time they surprisingly were. It took almost 3 weeks to get a response from them about paying rent and I told them about all the repairs needed in the house. About 2 weeks ago we also got a letter in the mail saying we were going to be evicted because we owed $400 of rent. They were trying to charge us $1800 for rent when our rent is $1600 a month. I mentioned about a furnace filter and they said they put in a work order for it. 2 weeks later and it still wasn't replaced and now our AC was broke. I went and got a furnace filter myself. It was a heat wave and it took 3 days for them to come fix it. A few weeks later our AC broke again and someone came to fix it. He came Wednesday and said he would be back Thursday. He didn't come back until the next Tuesday to fix it. It was another heat wave and we were not allowed to turn the AC on the entire weekend. Now, it is the THIRD time our AC has broke. The guy has come once again and said he doesn't have time to come tomorrow to fix the AC so he might be back Monday but we're not allowed to turn it on. We don't have screens in our windows to open them, I have 2 dogs that need the AC and it's a heatwave. We pay utilities and every time the AC stops working it runs for 24 hours straight costing us extra money. The property manager also will come and park her car in your only designated parking spot and leave it there for 2 days and not give any way to contact her. They NEVER answer the phone, take 2 days to respond to emails and refuse to fix anything in the houses they rent. DO NOT RENT FROM THEM.

This management exceeded their hand at the number of neglectful expenses a unit owner should have to forfeit. A flood 4 units above my unit, a neglected main building pipe flood, living with no flooring for 6 months. a sequential special assessment to counteract a mismanaged reserve fund. Larlyn ignored and deferred me and single handedly robbed me of my first home owning experience in a condominium.

The building is a new build and yet it seems Iike there is a different issue with my unit every week. Window screens that pop out when a hard wind blows, no cell service in my unit (and I work from home sometimes). Oh, and if you expect a response to an email sent to Larlyn...you will be waiting, and waiting, and waiting. Sadly, I now hate where I live and it is because of Larlyn Property Management. ​

I called to request information in regards to condo fees and what was included. I was met with…read morehostility, rudeness and blatant disregard for any level of customer service. I was told that she would not give me that information over the phone and if I wanted to know I could order a status certificate. This is not private information it is public. I was clearly imposing on her day and whatever she was doing because I could tell she was very inconvenienced by my call and questions. She didn't even answer the phone with her name and I can see why because she has probably received a vast amount of complaints due to her crusty and rude attitude.
