First, Gerald Elwood Brown Jr appraised a…read moreduplex for us in July 2024 on Rosedale St and put the ARV value $90k below the market, the AMC disputed it at that time but Gary rudely rebuffed that attempt. Two weeks later, another appraiser corrected his error after we ordered a new appraisal. This August 2026, the same Gary appraised another new construction project in a gated community at Hollytree area and put the completed value at $950k. His appraisal report were littered with many errors cos a separate local investment bank in Tyler ordered a fresh appraisal report with a different appraisal company and they put the appraised value at $1.15M. Gary dropped the ball on that deal by $200k and tanked the deal with the intial lender, making them walk away! A margin big enough to tank the deal. In my opinion, I think this company needs to take a good look at themselves and reflect how their errors affect people's businesses. In any case, if you are using an AMC, please specify that you do not want this company doing your appraisals. You will save a lot of time, money and efforts too. Totally unprofessional conduct as well when the AMC wanted to dispute this appraisal report as well. He put up the same dismissive attitude. So full of himself!
