I have reviewed my fair share of appraisals before through home purchasing or refinancing, and Mr. Wiseman's appraisal was by far the most inaccurate report I have reviewed in my life. The comps he used in his appraisal were not fair comparisons, it's borderline reckless in my opinion to give such an inaccurate comparison. The properties age, condo floor, and amenities were not taken into consideration, and the comps were not accurate. For example, the the market rent comparison were so inaccurate, there were other rental listings in the same building, and all of the rent/sq ft listed had a higher rate than Mr. Wiseman's appraisal report. The market rent he provide did not show any calculation or methodology on how the estimate was calculated, it simply stated a number, which is much below than all the current rental listing in the same building. The lack of understanding and research is alarming, and he missed the big picture of the current market condition. The worst part of this experience, I have to do my own research to show Mr. Wiseman how grossly inaccurate his appraisal report was, complete a form for the lender to explain why his appraisal report was grossly inaccurate. This resulted in a small change In the market rent from the original report but still not up to current market rate. I paid $900 for this appraisal report!! If I had a choice of choosing my own appraiser, I would not have use this company, unfortunately I did not have luxury of choosing and suffer greatly from this experience.

    My attempt to hire the Appraisal Center quickly turned into a disappointing experience. I can't…read morerecommend this business for homeowners who don't already know the ins and outs of getting an appraisal. The list on Yelp of work done makes it sound like they appraise properties in all sorts of conditions, but there are strings attached (or there turned out to be, in our case). There were some good points: the ability to submit an online request, a fairly quick response time (1 to 2 days), and the possibility of having the work done on a weekend. However, the bad points meant we never got around to scheduling. Communication was unclear. "I must have miscommunicated" Mr. Benn wrote by email, referring to the level of detail he required before doing the job. "Miscommunication" indeed - I'd call that part an accurate assessment. It turns out he requires written assessments for professional work that we weren't planning to have done, and which he initially said "would be best" to get. He hadn't said that he required this. It turns out the telling him the bottom line, round number, of 2 past estimates was not enough and somehow was the last straw (for him). In the same email where he said he must have miscommunicated, he told me to take my business somewhere else, saying he has "no spare time to explain the basic steps in making an accurate appraisal report" because (it turns out) he requires written professional estimates. Maybe what he needs a standard in his field, but we didn't know that. Blaming the (new) customer isn't a good look. A link or attachment with basic information would have been useful, but wasn't offered. We are seeking to have a job done and will pay fair rate, but it will be with a different company.
