I'm not somebody that likes driving in cities, but he wasn't far from the freeway, the garage made parking easy and he was worth the drive. Great value! I have been to three of this company's sales now and have never purchased one item. Her asking…read moreprices are at least 30-40% over most online estate auction final prices. The quality of the photographs for their advertising is washed out by flashes (this is not a hard setting to figure out), they make you sign a waiver when you enter, and they don't take cards for any purchases under $100, cash only (checks are accepted if they know you-- who even carries a checkbook anymore?!?!) Oh, and most estate sales have a 50% off day, but not these folks, it's "discount day" and the discount is just some random lower price. Example, a tchotchke little porcelain tray was listed as $15 and on "discount day" she was so generous to offer it for $12. Same tray would be about $6 at Goodwill. Most big items in the sales are antiquities, and if you are a collector or connoisseur of such items, then you might be willing to spend the amount asked. However, I have seen vintage African trade beads at bead stores identical to the ones at a recent sale, listed for 1/10th (or less) of the price. I have seen antique furniture at antique malls for much lower than these prices. She had a piece of carnival glass listed at over $100, with a tag describing it as "rare," meanwhile, I have seen the exact same piece (not a reproduction) sell several times online at local estate auctions, for around $24. I think because she's serving a high-income set, those are the target audience for the sales, so acquiring the item is more important than the price paid for the item, if that makes sense. This is not a circumstance most of us are in. The way the selling world works now, is a lot different from how i imagine it must have been when she began her estate sale business. This is a very OLD SCHOOL operation. I absolutely appreciate that K Bailey is an antiquities expert, but pricing made-in-China, Christmas decor at prices more than retail seems like a mistake. $10 for one coffee mug seems like a mistake. It's like she and her team don't put in the effort to see that they could sell the "non antiquities" for a much more reasonable price initially and then she doesn't need to have 8 days of sales. For an average Joe off the street, going to poke around to see if there's something fun or unique to purchase for a deal, these are NOT the sales you are looking for. I will not be checking out any of their sales again.

Then when the houses were well above the square footage of this house, she used a much smaller square foot cost than the comparable house was worth. For example, the first house was was $328.42 sq'. It is 1045 sq' more than mine. That sq' value would be $343,198. Yet she only took off $190,000. Another Comp home. WAY different and on a corner lot with a huge sound view, built in vacuum system, 12 years newer, A massive rooftop deck with that sound view. She was also instructed that the value needed to be based on Dec 2024 values. She artificially inflated everything by basing this off of Jan 2026 numbers and sales. The attached photo was of the garage. The roof, the furnace, and the hot water tank are 23 years old. The attached picture is of the garage and I asked her "what decrease in value did you assign from the upstairs deck leaking through the ceiling into the garage? She said what leak? I sent her the attached picture because she never stepped foot into the garage. Yet with all of this, she stated the house was in "very good condition". How can she write a detailed appraisal when you didn't even go into the garage?
