I love this apartment complex! I just moved in and I love how spacious it is. The staff is so helpful the maintenance saw me moving in boxes and went out of his way to help me move in my heavy furniture. The front office is also so helpful with all my questions I have asked ! (PT 2 of Richard C's review) the residents number and I can coordinate with them when I get back. This whole process was extremely frustrating because there was no sense of urgency from the team. I had to call the leasing office multiple times to get updates on when things would be completed. Not once did they call me for an update. The property manager had no sympathy that my unit was not move-in ready nor offered what they can do to compensate my time/frustration. This review is mainly for the management team to understand what the residents are going through upon their first day of living at Aria Victoria. Suggestion, maybe a leasing agent should do a walk through upon move-in day for future residents? Hopefully nobody else has to go through what I went through & high hopes my future time here will run smoother. read more

I had a year lease at Aria, and this is my experience: It is a decent apartment complex but it is way over priced for what you get and there's nothing "luxury about it". The valet trash service is terrible, you can only have one bag and there was multiple times my bag was not picked up (I lived on the third floor so they probably didn't feel like walking up), the pest control you pay for is a rip off, they never once in the year I was there came through a sprayed my apartment, I also had way to many bugs and I was barely in my apartment due to work. I had around four wasp nest in the stairways of my building that got quite large so I'm not sure where the "pest control" money is going. The complex also get dirty with trash in the parking lots and stairways. People let their dogs sit on their balconies and bark all day, the walls are also very thin, in my kitchen I could hear my neighbor playing video games and in my bedroom I could hear my other neighbor watching tv. There is barely any parking, I lived in building 2 there is no parking around that building and you have to park far. The apartment complex is also close to the highway so it can be very noisy at times. When there was power washing on my building and water got in my apartment I put in a maintenance request for my weatherstrip on my door to be fixed and it never got fixed. I also got charged $500 on move out, that says "vinyl replacement - scratches damages" my last apartment that charged me only $200 called me and explained why I was being charged that much, Aria just put it on my statement with no explanation. There was no damage in my apartment because I barely was there due to traveling for work and when I was it was not the best living experience, I wish I lived somewhere else. The only reason it's two stars and not one is because the front office people are very nice and helpful. read more

I do not recommend applying to this complex. They charge you an additional $350 on top of regular application fee. They call it an application deposit. Their own online application states this additional is refundable by check within 30 days if the applicant is denied. Ours was and they are flat out refusing to refund the deposit. Their excuse is they told us it wasn't refundable and we should have known ahead of time that we wouldn't be accepted. First, whoever heard of an additional deposit before applying anyway. Second, their own application states it's refundable. I'm trying to contact their management company, who find it difficult to answer the phone. read more

(PT 1) My move-in experience and first couple weeks have been tiresome to say the least. I drove 2 hours from Houston on move-in day and while I was picking up my keys, I was told somebody is still in there cleaning the unit. It was pouring raining, so we figured we'd swing by to ask them how much longer it'd be. I was told by the cleaning team it would be done in 30 minutes and therefore waited in my car. An hour later, the cleaning team was done and I started to move my things in. As I was moving my things in, I realized the unit was NOT move in ready. To start off, the unit was not clean (there was still things in the cabinet from the previous renter), there were dead bugs/spider webs in the corners, there were multiple dents in the wooden floors, the walls weren't painted after the previous renter (you can still see the patches where they filled their holes), the carpets were stained/not even vacuumed, there's a beehive in the corner of my patio, there's a dent in the front door and to top it off the door didn't lock properly (you could easily push the door to open it when it was "locked"). My sister was with me, helping me move in, and called the leasing office to see if somebody can come by the unit and take a look at the issues & speak with me, since I was moving stuff in through the rain. Instead, Tre'sha (the property manager) stated that she couldn't speak with her because she wasn't on the lease. That's fine. I finished moving stuff out of the rain and called her back. She tells me that the "second cleaning team" still has to come in and clean, the carpet cleaners are supposed to come by today to clean, and she will have maintenance come by to take a look at the other issues. "The second cleaning team" turns out to be the same people who were there earlier and the property manager asked me to point out to them what they missed. It was a very uncomfortable experience to tell the woman and older gentleman what was dirty and just wanted to rush through it. Maintenance came by and was extremely apologetic and stated they needed to speak with the leasing team about replacing the damaged floor boards and stated they could paint the walls, but it would be a different color because they were out of the original paint color. I didn't want to go through having guys come in to paint and live with paint fumes so I said it was fine as long as I won't be charged for it when I move out. Shortly after, the carpet cleaners came in to clean/shampoo the carpets and stated to leave the fans on for it to dry. However, the carpets didn't dry until the next day and I had to set up my mattress in the living room the first night. The next day I realized I wasn't given a valet trash bin and nobody told me my mailbox number. I called and they told me I had to come pick up my valet trash bin at the leasing office (in the pouring rain) and they would give me my mailbox number then. I've never had to pick up my valet trash bin before, it was always in the unit, but okay. I went by and was given a mailbox number, I tried it and my key didn't work. They stated they needed to rekey my key then and it would take a couple days and would call me when it's ready to be picked up. A week goes by and I get a call from the leasing office stating I have packages at the front. I thought it was odd cause during my tour I was told all large packages would be delivered to my door by the carrier if it can't fit in the mailbox. I figured it was a small package because I still didn't get my mailbox key. I went by and there were 4 big heavy boxes. I'm scratching my head wondering why they didn't have the carrier drop it off to my door like my other packages were. I asked if I could get some assistance and they stated they couldn't help because it would be a liability. While I was there, I asked if my new mailbox key was ready and the leasing agent pulled it out like it was sitting there for days. Whatever, I lug the heavy boxes up the stairs to my unit and then tried the mailbox key and it still doesn't work. While frustrated the USPS carrier was luckily there and helped me realized the mailbox number they gave me was incorrect. I went back to the office and stated they gave me the wrong mailbox number and the leasing agent pulls out a binder and states, "oh yeah I gave you the wrong one." So this whole time I couldn't access my mailbox because somebody didn't want to bother to open the binder? On top of that, they probably just rekeyed a mailbox for no reason. I was planning on going home for the weekend, so I just left and finished lugging the boxes to my unit. The next day I get a call from the leasing office stating they think I took another resident's media entertainment center. I stated I took all the boxes they stated were mine and didn't check the label because I was in a rush and was leaving town. I could tell the leasing agent was hinting to get permission to enter my unit while I was gone, but I stopped her and stated to give me read more

HORRIBLE!!! Please do NOT rent an apartment from this complex. The management team does NOT have customer services skills and do NOT work with you. They ignore your complaints about the complex. There were problems from the very start, application process was delayed. Had multiple issues with leasing agent not running application and the manager Tre'sha not taking over our applications until 4 business days before our move in date. First issues were with emails and phone numbers. Then we paid using their system online, charged a ridiculous convenience fee and our funds were collected from the bank account but was told by the manager the next day it didn't match to our account. So they had our money but it wasn't where it wasn't in our account. Then my husband was mistaken for another person when the applications were finally run, as such we were denied. They are now refusing to refund our money. Have been trying to get ahold of the Regional Supervisor Lara Melancon since I spoke to the manager. I've left multiple messages on multiple voice-mails. None of the extensions I input lead to a person to talk to just another voice-mail, have tried different numbers to no avail. The manager continues to hang up on me when I have called to try to get things figured out and at least get some answers and my money back. She accused me of falsifying our applications and refused to listen to anything I have had to say. I would not recommend this property or the office staff. My family loves living here. I've lived in Victoria my whole life and this place is by far the most family AND pet friendly complex I've come across. Any time we have an issue, big or small, they all make it their top priority to get it taken care of asap. From the ladies in the office to the gentlemen who work maintenance, they all go above and beyond. Oh, and the resident parties/functions they throw are awesome and fun for everyone! Great place to stay! Amazing staff including Cory with maintenance and Patricia & Elaine in the leasing office! I recommend this property to all of my coworkers moving into the Victoria area. Great place to live! I've only lived here a short time but have enjoyed the spacious & tall ceilings of the apartment & the amenities of the community. Elaine, the assistant manager went the extra mile to show me several apartments until I decided on the right apartment for me. The other staff members were helpful and assisted me with a smooth transition. I've enjoyed the resident get together / parties. First of all, I would like to state that the apartment have a great living space and amenities. Now, what concern to the management is the worst experience you could have as a renter. Everyone there feels like they are entitle of some kind of privilege to over look other over the shoulders. The assistant manager Tre'sha Bugbee is the worse, she even act like she is the manager, she will send you rude emails blow your phone with calls, honestly I don't know what her motivation is. In order to get some thing fix in the unit you need to wait for at least 2 weeks or go and course them out. Next, looking a the extra and hidden fees you will be charge let me tell you about mine: while entering the apartments they will charge you some $350 fee on top of the application fee which they do not apply to your prorate rent, my rent was around $900 + valet trash of $25 which they barely collect + your utilities will be as high as they can charge you even you don't use them minimum $63 + pest control $5 which they never come spray and $50 renters insurance never hear of that. utilities option for cable only suddenlink in some units and ATT in others no option to choose. Do not fall for the great look of the apartments is a hell place because of the management. read more

Worst apartment complex I have ever lived in. First of all the management team is not in my opinion qualified to run the complex. Secondly, I've submitted complaints and issues I've had and nothing. I've had the same air filter for 14 months now. I've tried to buy my own but no one has the size, and when I called and asked they said they didn't have any and they were on order. The pool wrist bands are a joke. People throw parties and half the people and their kids do not live here. If you have a dog the dog park is non existent my 12lb dog can barely run around in there. My car has been damaged not once, not twice but three times. I've filed police reports as well because of it. Their security lights have been out since the hurricane almost a year ago. There is a tenant in my building who reported and never heard back. Also their trash service SUCKS!! They say put it out by 8pm Sunday through Thursday which I do, sometimes the people don't collect till close to midnight. Most people just throw the bag out now in my building. Then we get a note on the doors stating to put trash out in the provided trash can. Why?? So it can sit out till morning which it does most days. What am I paying $25 a month for. I've walked my trash to the dumpster more then they've collected it. They should be paying me $25. Overall the experience living here has been the worst, and would NEVER recommend them to anyone. Once again my opinion. Luxury living my a$$!! I agree with the other 1 star review on here about ignoring the complaints. read more
