    DO NOT MOVE HERE!!! Let me start by saying that I have never written a bad review for any of the…read moreresidences I have lived in. My daughter and I moved here two months ago from out of state due to a job opportunity. I hadn't seen the apartments in person, only on their website, so everything was done over the phone until the day we moved in. At that time, they didn't have an assistant, so I communicated with Ashley, the assistant manager, who was extremely nice and helpful. However, things changed after we moved in. I informed the office that I had received my first electric bill after just 17 days, and it was significantly high, especially since we consistently keep our thermostat at 78 degrees. They sent maintenance (Ryan) over to investigate, and it turned out I needed a new A/C unit outside. They replaced it, which was great, but Ryan ordered and installed the wrong size, so it had to be replaced again. After the new unit was installed, I continued to experience issues with the A/C short cycling. I reached out again, and they told me Ryan had checked the inside unit (located in the bathroom). This turned out to be a lie; he never came past my front door, which raises concerns about the integrity of their staff. Additionally, they left both broken and old A/C units next to the apartment building. When I notified them that these units had been abandoned for the past two weeks, they finally sent someone to remove them. Why did I have to bring this up? They also have a problem with trash being left everywhere. Regarding my A/C unit, I received another electric bill that doubled the cost of the first one. So far, I have received two bills. I contacted both Kim (the manager) and Ashley (the assistant manager). They hired an outside contractor who confirmed there is an issue with the A/C--the thermostat is in the wrong location. Instead of moving the thermostat, they want to replace a vent that faces it (HUH?). At this point, I stopped pursuing this issue with them. Finally, let's talk about the "valet trash" service. You pay a significant amount of money each month, yet the service is inconsistent. My trash sat outside my door for four days this last time. Are you kidding me? I sent an email regarding this issue, but overall, my experience has been frustrating. I only received a request to come into the office to discuss my concerns. In my email, I mentioned that I overheard some negative comments about me, which upset me, especially since I have always treated them with the utmost respect. I didn't want to have a conversation about it; I just wanted to document that I had reported the issue. Fast forward to today, August 15, 2025. When I arrived at my apartment, I found a truck parked in my reserved parking space, which I pay for. No one should be parking there. I had to exit my vehicle to find the new residents who were moving in. When I asked them to move their truck because it was in my spot, the woman responded, "We're moving in, and Ashley told us we can park anywhere we want." I explained that it shouldn't be in a reserved parking space, but she refused and said, "NO! I'm calling Ashley." Feeling frustrated, I decided to call the front office. This was the first time I had reached out since last week and since sending the email, and I was understandably upset about my encounter with the new resident. Kim, the manager, immediately began to gaslight me, asking why I was so upset and telling me to calm down. She informed me that, as a courtesy, they allow new residents to park anywhere while moving in. I tried to reason with her, pointing out that if they could park in my reserved spot, where would I park when I returned home? They couldn't provide a logical response. Two minutes later, Kim walked over with Ashley, the receptionist, and someone I assume was their security. Ashley told me, "You're the first person in the four to five years I've been here who has a problem with someone parking in their spot while moving in." I replied that it wasn't my issue where they parked, as long as it wasn't in my spot. I felt that Ashley was being unprofessional for coming over to confront me in a group. When I called them out on their behavior, Ashley started yelling and walking toward me, as if she intended to instigate something. Then she suddenly said, "I'm going to walk away before I lose my professionalism." To me, that sounded like a threat. As she walked away, I approached her and asked if she was threatening me. At that point, the "bodyguard" stepped in front of me and yelled, "Back up," while pointing his finger in my face. I responded by pointing my finger back at him, saying, "She just threatened me, but you're yelling at me." He then took out his phone and walked to the back of my car to take a picture of my license plates, which are from out of state. I reiterated that Ashley had threatened me, but the "bodyguard" said, "No, she didn't. In the state of Texas, that is not a threat." SWIFT JUDGEMENT!

    I absolutely love living here! The staff is always so nice and the community events are very…read moreenjoyable. I rarely have any maintenance issues but when I have they fixed it quickly and it's done right the first time. This community is safe and they love their residents.

    I haven't even lived here for a year yet and my rent has been raised by $125 more from my starting…read morerate and when I asked why they told me "marketing rates" and because they're a "tax property". I feel that $125 difference is way to much being that it's an income based apartment complex. when I got my notice for a renewal lease I checked the website for a 2 bed 1 bath (which I have) and it was going for $832 and than checked it again in a couple of days and it bumped up to $903 ???? seems like a scam to me especially since theres people who have been living here longer than me and pay way less or close to what I was paying. At that they never have any stable stuff members in the leasing office and have two new employees in the office that just started yesterday. if they're always having to fire and replace people inside the leasing office doesn't that say anything ? everytime I call the phone to try to talk to someone or leave a voicemail they never answer so once I walk my way to talk to someone they are doing nothing inside that office so why aren't phones being answered ? but the audacity for a rent raise that much is insane and to be exact when I left a review the first time I moved into these apartments the "regional manager " called me off an unknown number and left me voicemail with no call back number. maintenance is very good here when I need something fixed and done they come right away but it's the people inside the leasing office and all around whoever comes up with these ridiculous price ranges

    My grandma has lived there 20 years. They have yet to replace the carpet that got ruined during…read moreHarvey, and they did nothing to dry it out right after. She did it all. There are zero safety lights that work in the complex. It is complete darkness. They refuse to spend the $30 on a lightbulb to have working safety lights on the property. There are a few motion lights randomly scattered. It's a complete safety hazard. The controlled access gate sits wide open and has for years. Management on site as well as Richman Property are a joke. There is no follow up, no work being done and absolutely no care for their residents. They use the cheapest grade material possible on the few repairs they have done, and done haphazardly at best. Some of the exterior doors to the apartments aren't steel, but just foam and corrugated cardboard inside. There are MULTIPLE apartments that are sitting empty, with the doors unlocked or even open. There are windows left open on empty apartments for months at a time, even during rains and horrible weather. There is no way mold isn't growing inside many of those apartments' walls. The entire property block smells of animal urine. The so-called amenities are a joke. And none of this is just post Harvey. It's only gotten worse since then though. I don't know where the money they received for Harvey recovery has gone, but it certainly has not gone to this property. They are putting the residents at risk daily with the living conditions and safety hazards in their complex. They've lied to the state inspectors after Harvey and need to be looked into and penalized.
