Lived here for 15 months. Maintenance staff works hard and is very prompt. I appreciate how quickly they responded to requests. Concierge is super friendly and helpful. The first 6 months were very peaceful and quiet, but then whoever moved above my unit was super loud. Heard foot steps at all hours of the night and could hear full conversations. Called the front desk a few times and they talked to person but noise continued. Luckily I travelled a lot for work so just dealt with the noise until my move. Would give Aria 5 stars if not for the loud person on the 4th Floor. The amenities are great and I always felt safe walking around the area. read more

This apartment complex is amazing !! My fiancé and I have lived here for a year and are renewing our lease for another year ! The staff is so friendly and the 24 hr concierge takes the time to know the guests. It is also very nice to be able to pick up our packages at any time. Any problems inside the apartment are always resolved in a timely manner. The fitness area has new equipment and is very clean! The other common areas are also very modern and kept very clean. There is coffee stations on the main floor as well as on the second floor ! We live on the top floor and rarely do we hear our neighbors. Most residents here are also very friendly. We have no complaints about this complex!! Recommend it to anyone!! read more

0 stars if i could! I had the absolute worst experience for the brief 3 and a half weeks I lived at Aria. You are probably wondering how that's possible. PLEASE READ. I signed a lease for a two bedroom apartment (apt 203) and was very excited about the amenities and upgrades in the apartment. Within a week I got sick with breathing problems (asthma attack), two pink-eyes (or so I thought - it was an infection under my eyelids) hives and anything else that comes with allergies. I noticed that every time I went into my bathroom and used my sink, I came out a wreck. I had a visitor from out of state who noticed a mildew smell in the bathroom and immediately it clicked in my head. When I was younger I had an extreme allergic reaction to mold and just knew that this might be a possibility. Fast forward I call maintenance and they come right away (never had maintenance come that fast but now I know why). They took a look and communicated to each other in Spanish (didn't know I could comprehend) that there was smell but no visible reason for it under my sink. The next day I meet with Jeana the property manager who begins to tell me that they found nothing but a missing cap to a pipe that could have been left out during construction. I knew right away I wasn't getting the truth because a missing cap could only explain a smell but not my reaction. I go home and see that they opened up the sheetrock in the hallway connected to my bathroom and something tells me to look myself. Lo and behold, there is a big exposed patch of mold on the wood structure of my apartment as you can see in the picture. Immediately I called and emailed Jeana (property manager) who never admitted to lying or apologized and just "cleaned it up" and placed us in a guest suite (remediation takes days and proper removal of sheetrock). It wasn't until I paid $350 for a mold investigator for them to offer us out the lease as well as reimbursement of rent and deposits. I had to push for them to pay for the investigation as well. Another lie. They wait for us to find another place, move out, to then tell us they don't know what's going on with our reimbursement. So as of now I have not been compensated for rent lost, mold investigation, and any inconvenience this has caused. They refused to pay for my medical bills or remediation of my belongings despite letter from doctors and mold investigators. This apartment scammed us and is a true testament to all that glitters is NOT gold. Be weary when renting. I feel as if I was robbed of $2600 and they don't care at all. They love giving you the run around attached with politically correct answers with a lack of compassion for something they caused. Corporate doesn't care as well. After going to corporate and leaving messages no one has contacted my roommate or I. Not to mention a time my roommate was waiting to talk to them in the lobby while they had me on hold on the phone and caught them laughing about the situation. It's been a disgusting experience. Do not rent from Fein communities! They construct and manage their buildings. If poor ventilation and a lack of human compassion is something you can deal with then by all means, be my guest. Alert: Mold can cause severe damage to the body. From irreversible degenerative brain damage, short term memory loss, fungal infections, and lung tumors. read more

This property which in ran by Martin Fein Investments has had about four different changes in management within the last two years and has gone completely down the drain. The current team employed is terrible. They don't inform residents properly of important notices, they throw one cheap event a month with $3 trader joe wine & they're also trying to get rid of the 24 concierge service which will be terrible because the leasing office can barely maintain their tiny responsibilities. I don't understand how they're going to multitask both. Super pet friendly because there will ALWAYS be a pile of dog shit meeting you on the elevator , in the garage, in the hallways like everywhere. My neighbor even got bit by someone's dog & they did nothing about it to ensure future safety or standards. They also leave pets unattended a lot by pet owners since there's a park directly in front of the property which causes a problem because it brings unwanted visitors that don't live in either of the 3 locations. My neighbor actually got bit by someone's dog and management did nothing safety wise to rectify. Constant random water pipe, alarm inspection, searchs where they need to enter your units every month. Don't bother reaching out to corporate for anything they will pass the issue along like a hot potato and find no resolve. They're have been break ins to cars & someone will always be parked in your spot. I don't think the assigned option works well for them. This review is coming from someone who will not renew their lease. I've found more properties worth the bang of my buck in the area with better service & less resident turnover. read more

Sometimes you meet a group of folks that are first-class all the way. Professional. Efficient. Thorough and Effective. Innovative in how they do things. The folks here at Aria are that and more - they are nice too. I've seen how they care about the residents. The facilities are clean, well-maintained, secure. The dog park is hilarious - I don't even have a dog but I just love to watch them run around in the huge fenced in area. The resident events that they think up are thoughtful, funny and a great way to meet people. A wonderful gym and rec area. I've lived in another place that Jeana Solano, the property manager, has run. She is the top of the top in my opinion. She runs the place with style. The communications by her team are frequent but not intrusive and always valuable. There is a wonderful resident communication website where you can sell/buy stuff, I've even seen people say they want to mingle on it. She's created a community here, not just a group of people that live in apartments. Never have I seen even a spot on the carpet in the hallways. Never a lost mail or package, never a security incident, never a billing issue. Just a great place and smooth as butter to work with these people. Hats off to the entire team at Aria for the great job they do every single day of the week (and the weekend). From security on up to Jeana, I can honestly say I've never had anything but a wonderful experience. If you are looking for a great place to live, I highly recommend talking to the team at Aria..check it out, you won't be sorry. read more

The housekeeping staff does a great job of keeping common areas clean and making residents feel at home. The amenities are first-class except for the gym which is small in my opinion. This is a brand-spanking new property, so there are growing pains (fire alarm testing, etc.), but overall a great place to live, awesome location, excellent floor plans and amenities. There are distinct special touches which make Aria feel like home; examples are fans in the parking garage (very helpful in the summer), bottled water for residents, extra-large trash chute, and the arching canopy of trees lining Las Palmas Street. Small things make a world of a difference. read more

Looking to become a victim? This is the place for you! Less than 3 months of moving in, my car was broken into inside of the garage. Last week, someone entered my apartment with a key and stole my belongings. The locks were changed per my request but no one has looked into it or has gotten back to me regarding what happened. This is not a safe place to live, I've been here for 9 months and I've been a victim of 2 crimes. UPDATE: I will stop by today. For the record, I reported the incident in person on Tuesday, 1/8/19. I also followed up with a phone call. After not hearing back, I sent an email on 1/10/19. I'll be happy to reach back out but it's unfortunate I have to post a review online to get a response. read more

The Willowick Park properties are a fantastic place to live. The property is gorgeous and well maintained, the staff is incredibly nice and professional, and the amenities are worth every penny. We've been living at Aria for the last two months and we've already fallen in love with our home. The spacious living area is great for lounging around and entertaining guests. The kitchen is huge! I love having a kitchen that I can legitimately work in and conjure up some delicious meals. Aria has a great fitness center with plenty of cardio machines, resistance machines, free weights(!) and a studio for free classes that range from yoga to spinning to kickboxing. The pool is nice, sitting adjacent to a yet-to-be-opened "cabana" area with grills and TVs. Once that spot and the reflection pool open up, you can bet I'll be spending plenty of time down there. Aria even features a spa lounge for some nice relaxation time. While it's still under construction, I can already imagine that it's going to be a major hit once it opens. Even though there are some sections of the property that's still under construction, Aria is a wonderful place to live. I can definitely see myself staying here for a long time. read more

To be honest, after reading about the mold review here, I had the same reaction when I first moved here. There was black mold(black mold is toxic. Look it up) in my fridge where the ice was. They switched it out for another fridge. But I was still so sick!!! I have hives and breathing problems. I'm sure I wasn't the only one complaining about this because they did a mandatory air filter change. Mold can be detrimental to one's health!! I have always had terrible allergies living here but I felt stuck with the lease contract and all. When I first moved in, the toilet was dirty. I emailed them and they never even responded. Gross.. But I did renew my lease and during the second year my allergies got better. Seriously, I don't know what it is. Either I got use to it.. maybe.... or the unit just had to be broke in. Like it was too new from construction before. But it was terrible first few months. Maybe there's something wrong with their air vents. I still do get allergies but not itching and hives all over parts of my body like before. What I hate about their leasing office is that.. they say one thing then takes it back. Even for signing my lease. They tell me I can change to a different unit for $300 in the middle of my lease and my rent stays the same for the same floor plan so I renewed my lease. Then when time comes for me to change unit, they change leasing agents and say "it's $500 to change and it'll be a whole new lease contract with rent of the new unit at market rate. I don't know why they told you it was $300." I feel lied to, to get me to sign another whole 14months. I thought I could trust such a company. A complex that I live in but I guess I couldn't and I needed to have things in writing. read more

We've lived here for 2 years but the management is going from bad to worse. Over the course of the 2 years there have been at least 3 apartment break ins (that we know of), as well as a garage break in where more than 20 vehicles were broken into (including mine and my husband's). It no longer feels like a safe place to live. They are frustratingly slow about maintaining the apartment complex. The elevator by the lobby broke down several times and each time it took more than 3 weeks to fix. The grills by the pool haven't been working for weeks and they still haven't fixed either of them. A leak in the garage ruined the paint on my husband's car. And now we asked to move out, but they are extremely inflexible and will make us pay $1000 extra. Cannot wait to leave. read more

This place is expensive, and in a superb neighborhood. Unfortunately, the management and ownership are abhorrent and light years below even a corporate management group like Greystar, et al. The amenities are negligible compared to other properties at the price point and in this submarket. The service is very sub-par. Pricey, administrative errors on tenants' bills are the norm. Common area facilities are frequently offline, and the actual construction of the facilities is well below market standards. The management is terrible, but not because of the employees on site. The leasing professionals and third party "concierge" employees are only restricted by the terrible corporate structure that will not allow them flexibility to do their best work, and won't allow a positive living or working experience for the tenants. They are all friendly, but do not end up working at the building more than a few months. This place is terrible. I have lived here for 2+ years begrudgingly. The turnover in employees and concierge services has been alarming and upsetting to the community. The ownership company is responsible for these items, and I truly hope they are able to fix it. It really could be such a great community, especially given what an excellent location they have built in. read more

Solid place to live. Not too expensive and it is located in a very quiet area. It gets the job done. Only downside is it is not in a very walkable location. You can walk to Central Market and a few other spots but in general, you need to drive ( like most of Houston). read more

Pros: * Great location. Beautiful, old live oak trees shade the surrounding streets and it's a lovely neighborhood. * New construction, nice finishes. However, I've had two cabinet doors and a drawer front literally fall off in my hands, and two appliances malfunction in 6 months. They definitely cut some corners. * Maintenance responds quickly to requests. They have fixed all of the problems quickly and usually respond within hours. They're very friendly and helpful. I have zero complaints about maintenance or the concierge staff. Cons: * Parking. While residents have assigned parking in the garage, there are only approximately 12-15 visitor spaces for about 300 apartments. The visitor parking spots are only available from 7 pm to 7 am, when the management office is closed. If you park (legally) on the street, there's an excellent chance that you'll have a nasty note taped to your windshield by an angry homeowner who lives nearby and is irrationally pissed about all the street parking. Edited to add - pray your car never breaks down inside the garage because no tow truck is getting inside the 7' clearance. My car had to be pushed out. This could be seen as a positive, though, since you know you can feel free to park illegally and never be towed. * Trash and bad smells. I know you're thinking "bad smells??" but it's REALLY bad. Some of this is the fault of residents being lazy slobs; leaving their trash in the hallways, not cleaning up after their pets when they pee or poop in the stairwells, piling up bags of trash in the trash rooms instead of putting them down the trash chute, etc. Some of the overall grossness is management's fault; the hallway carpets are funky. They used to clean them fairly often, but then the carpets were wet all the time and started smelling like mildew. I guess the solution was to stop cleaning them as often because now they're stained and look dirty all the time. There is a constant FOUL odor by the main elevator on the 2nd floor. They repaint the area about once a month I guess to try and cover the odor, but it never goes away and it's disgusting...like rotting onions or body odor. Someone told me it's mold in the walls but I have no proof of that. (Although there are frequent leaks all over the building.) * Water. So, about that "unlimited hot water on demand" they list as an amenity...it may be unlimited but the "on demand" part is laughable. It takes a minimum of 4-5 minutes to get hot water from my kitchen faucet and even then, it's not really hot. The bathroom faucets are slightly better but not much. * Loud. There is little to no soundproofing between floors. As a result, I can hear every step my upstairs neighbor takes and unfortunately for me, s/he is a heavy walker. My dishes rattle in the cabinets when this person walks in their kitchen. When people walk or run down the hallway above me, it sounds like a herd of stampeding elephants. It's mildly annoying if I'm trying to watch tv or study; it's maddening when I'm trying to sleep. The courtyard style pool and fountain are lovely, but if you happen to face it, it can be extremely loud if there are a lot of people at the pool or using the outdoor kitchens. The concierges and courtesy officers are good about shutting things down if the noise gets out of control or goes on very late. * Office staff. It's hit or miss whether or not they will respond to email/voicemail. There was also a major issue with my move-in; first being told I couldn't move into the apartment I had signed the lease for and then changing the story several times. I ended up getting the unit that I leased, but it wasn't ready when I moved in - it was dirty and needed to have nail holes patched and painted, etc. Overall, the location is great, the apartments are pretty, but the noise, lack of parking and poor management ensure that I will be moving when my lease is up. read more

I wrote a poor review of this apartment previously after my experience with signing my lease and moving in. I do know that the leasing agent I was mainly dealing with does not work here anymore. I haven't had to deal with the leasing office much since so I can't really speak for how they operate now. I've had a much better experience actually living here over the last few months. It's a very nice apartment, everything is clean and maintained well. The units are very good quality. The 24 hour concierge is convenient. Previous apartments I've lived in have always had some annoying things that you don't notice until you actually spend time living there (thin walls, annoying parking garages, slow maintenance repairs, etc.) but I can say that Aria doesn't have any of these issues. read more

Just recently got caught up in the Scam at this Apartment complex. Just now reading Ashley J. review below and behold its "Apt 203". I recently got laid-off and was not able to move in the Unit. I would advise to run as far away from this place as quickly as possible. They appear very kind and they really do not honor their word. They have stolen $500 dollars from me as a benefit of me being laid off. I did not occupy the unit. UNBELIEVABLE!! I will get a lawyer. Again, I would advise you NEVER look this way.
