Many if not most brokers are an 8 to 5 job if even that. While we had the same broker for 9 years representing our property, the last two years were not productive at all so we decided to make a change. And did it change! They have shown our property more in the past 6 months than we had for the preceding two years. And she answers her phone after 5 PM and weekends. If I have a question about something and I email her on a Saturday, I get the answer on that day. Bottom line is results and we have three deals working as I write this. CBRE is kind of a big deal, which garners positives and negatives. My wife and I were looking into…read morebuilding a new salon since the place that we were leasing was being put up for sale. VP Shawn Smith met us across the street from where we were at. He was responsible for leasing out the Trader Joe's shopping plaza. When we first met him, he was very nice, punctual, and eager to lease the place out. Dealing with a barebone space, we asked for $10k TI allowance and a key for access to have our contractors quote the work to transform the place. Now, being inside Trader Joe's, you're probably thinking, people are fighting to lease space. No, sadly, not here. Besides Sushi Minato (Now Closed), there are 5-6 empty spaces in a row. Sadly we don't hear from Shawn very much after putting in our financial disclosure and we don't see him anymore as his secretary hands out the keys. May be we are too small of a fish to fry and he has much bigger fish to catch. I would think that if he couldn't close a deal on that location, may be he would send us some information on other properties but we never heard from him again. It's ok because it was probably destiny, we ended up closing on 3,700 sq. ft. space with roughly $50k in TI and we are doing GREAT! I did learn something from Shawn, I need to become a bigger fish.

In addition, Jeff Lowden (the owner of Sky West), is very much in the mix and turns up a lot of interesting deals for us to look at. Plus, he's just a really nice guy!

My encounters with NAI Alliance began around 2001 when I called an acquaintance of mine that worked…read morefor them and asked whether he had any interest in listing two buildings and several acres of industrial land that I had for sale. He explained that their was another broker in the office that would be better suited to represent me and with my permission he would ask him to contact me. I agreed. The next day I received a call from this person. He asked a few questions about the property and frankly was very rude, stating that he would not have time to represent my properties. He also did not provide a recommendation or a referral. I have been in business a long time and had never seen or experienced anything quite like this. Right then and there I decide that NAI would never stake a sign on any property that I sell or have to lease in the future. I found a new commercial real estate agent (who still represents me) and moved on (or so I thought). A few years later, I was looking to lease another building and low and behold the agent was this same person from NAI Alliance that wouldn't give me the time of day just a few years earlier. I know the property well and wanted to lease it any way. So I contacted my agent to represent me in the lease. This infuriated the NAI agent (because his commission would now be less). Later, when it was time to vacate this building prior to the end of my lease, it was my agent that found sub-tenants not NAI Alliance. This again frustrated the NAI agent. Upon move out, my agent represented one of the sub-tenants in a new lease for another property. Again this infuriated the NAI agent. Without going into all the details here, this same agent is now trying to extract a pound of flesh from me due to the fact that the sub-tenant was not out of the building upon the termination date of the lease (the tenant moved out 10 days later). This NAI agent has been punitive in his actions and behavior. But it was his choice many years ago when he so rudely and abruptly exclaimed that he had no interest in looking at the property I had for sale. It was his actions/ not mine that have determined his fate, and the fate of his firm with respect to the lost opportunity of representing me in the past, present and future. NAI Alliance a a predominant player in the local market, so I think that issue is probably limited to this one agent. I can't imagine the entire company treats people this way.

He tried going behind our backs to acquire a pool table he took upon himself to write into the deal without our knowledge with the intent to keep the item, poorly represented us throughout the deal and the kicker was not paying us monies he blatantly agreed to resulting in a small claims case which resulted in our favor as he is once again-A LIAR! Stay as far away as possible from this guy if you're looking for a smooth transparent transaction. His broker isn't any better as he backs his agents whether they are in the wrong or not.
