    Tips from a commercial real estate developer background to get RTI permit in LA County…read more 1) Be persistent following up with your architect, permit expediter, contractors and plan checker during plan check 2) Budget 10% of total Project Cost for Plan Check, Permit and Other fees It took me 5 months to get RTI for adding bedroom and bathroom in a single family home. I want to give helpful advice to homeowners who don't have experience in getting through plan check. I do this all the time in my commercial office experience for $2M-45M projects, and it's generally the same process as residential projects. You need to start that clock in submitting into the City and getting that plan check fee (important to pay asap) then after paying you get assigned a plan checker. This is essential, as the plan check review process doesnt start when you submit, it's when you get assigned a plan checker. This starts the plan check review clock. Your architect, contractor or permit expediter who is submitting into the City need to make sure the city administrator reviewing your initial submission is satisfactory enough to provide a plan check invoice. Plan check for approvals take typically 3-9 months depending on the complexity of your project. Not only do Building and Safety department approve but depending on your scope of work, other department will need to approve like planning , county health, sanitation etc. Please note that during plan check, expect to get 1-2 correction rounds. You need to get a status update on architect on turnaround to comment on city corrections. Ask the plan checkers what other items need to get paid. You as an owner control that timeline. You can push the architect to respond quickly and pay whatever fees that need to be paid. You can get permit fast if you push your internal team and call the city. Be nice about it. They are people too. But as a client, if you put urgency and being persistent on following up on asking if they need anything else, it will help the project so much. Just final comments of getting through plan check, you need to be nimble and persistent. If you have a gut feeling that there is another way to do something, follow that gut and talk through with it to your team. Know that you will get permit but just follow these tips. Good luck.

    2100 new laws get passed every year…read more Cities like Arcadia somehow believe we have to know them all and they are entirely immune to being logical and putting up signs. Case in point: I was helping a friend with her moving (a hellish experience to begin with) I have to pay a $65.00 "overnight parking" ticket. This, despite none of the neighbors parking their cars on the street getting ticketed, AND despite my friend who has lived there for years not knowing anything about any overnight parking regulations, AND despite she had roommates and NONE of them ever got ticketed. Adding inconvenience to injury, heightening my anger, and tainting what should have been an easy, restful, pet sit gig in Los Angeles, is the fact that on Saturday for 30 minutes (before I gave up) the Arcadia ticket pay-site froze "processing" my card information. I could not "refresh". I was warned, or it might charge me double. Which forced me to go through VM hell. I TRIED TO CALL THE NUMBER ON THE CITATION. JUST GOT VOICEMAIL. WORSE, I KEPT PUSHING THE BUTTON, IT TOLD ME TO PUSH FOR THE DEPARTMENT AND IT WOULDN'T TAKE IT. I HAD TO HANG UP AND CALL AGAIN. THIS TIME IT TOOK IT BUT INSTEAD OF GETTING SOMEONE I GOT MORE VM THAT TOLD ME IT WAS AFTER BUSINESS HOURS. IT IS NOON! MUST BE NICE TO HAVE SUCH A CUSHY JOB THAT YOU CAN BE CLOSED ON A SATURDAY WHILE THOUSANDS SWEAT OUT MENIAL JOBS 24-7, AUTHORITIES GET THE LUXURY TO CLOSE ON WEEKENDS. NOW I WILL HAVE TO WAIT TILL MONDAY AND THEY WILL SAY "OH, YOU ARE NOW LATE AND HAVE TO PAY A LATE PENALTY. SUCH A SCAM!!! AND THESE TICKET AGENCIES MIGHT EVEN BE A FRONT FOR THE MAFIA!!! (it's a thing, do the research) An hour wasted. Day has been ruined. I am warning all of my journalist, video production, acting and writing friends NEVER to do business with Arcadia. I give all of you the same warning. Do not shop there. Do not live there. Do not do business with them. They are actors of bad faith and every red flag imaginable is in plain view and proudly being flown. Today I got a call from City Hall FINALLY returning my call after the fact and the destruction of my Saturday. I knew the call would be completely unproductive. Instead of explaining why they give out overnight parking tickets in secluded cul de sacs that have zero warning signs. They explained it is a city ordinance and it is marked on a sign on the entrance and exits of the freeway. They expect you to know this and to seek out the sign in the jumble of signs in the 5 seconds you have entering or exiting a freeway. More to the point, the law obviously exists, as most things, because the wealthy are so worried about the homeless parking in their neighborhoods. If the city REALLY wanted people to know, they would issue warning tickets. The fact that they don't, means this is really a covert cash grab by the city as well as a homeless deterrent. Because logic only points in that direction. There is no other reason that this law exists except for fear and hatred of the homeless. Once again I urge you not to do any business with Arcadia.

I met their Police Chief a long time ago, but I am sure she is retired now. I do not know who their new Chief is now, but Arcadia has let me slide with fix it tickets in the past. Station is right by the Santa Anita Racetrack and San Teresita Hospital. But anyway, I like to Yelp Police stations I have had good or bad experiences with sometimes. Arcadia turns out to be another good one in my opinion.

We are extremely grateful to Officer Ha for the way he handled the robbery case that day. He was very patient while taking our statement and took the time to answer all of our questions in detail. To our surprise, just as we walked home, Officer Ha called to tell us that he had found our stolen scooter and asked us to come and identify it! We were truly amazed and impressed. This experience completely changed our perception of how cases are handled we honestly didn't think the scooter would be recovered and reported the incident with only a "let's see" mindset. During the process, I called several times to ask for updates, and Officer Ha always responded patiently. On one occasion when my call didn't go through, he even called me back. This made me feel that he took my case very seriously. We are deeply thankful to have such a responsible and dedicated police officer in our community!

    I went here a few weekends ago for a pancake breakfast at the Sierra Madre Fire Department. It was…read moreso lovely. All the firemen were so nice. You could view the trucks and the children could take photos inside the cab of the truck. It really was cool! They even had balloon animals for the children. My family and I went together, we were greeted by several people while handing out tickets to them. Then you proceed to the food line! We received some monster sized pancakes and sausage. All VERY delicious. Everyone sat inside the pristine garage where the trucks/engine are kept. Several of the Captains were present at the pancake breakfast. Which was really cool! So everyone could meet the Captains, the Engineers, the Firemen, and the Medics that work with them as well. If you ever get the chance to stop by at an event they are having, I highly suggest doing that! They are all very nice and welcoming.

We saw the fireman from unit 41 climb the steep trail later we saw search and rescue both teams like it was nothing. I should say now that I am terrified of heights and this was my first time on this trail with my boyfriend and our two dogs. (Not involved in the dog bite incident). On our way down I was paralyzed by fear. This is no joke at this elevation. I was panicking and crying but trying my best to forge on because I knew if I didn't keep going I would be stuck there for hours. We see a helicopter leave and a minute later we see them decending behind us. We try to let them pass and they ask me if im okay. I tell them I'm scared but I'm ok physically. They offer to walk down next to me and I grab the chance without hesitation. They took their time walking next to me and making me feel at ease. I was in full panic and anxiety attack mode but with the help of my amazing bf who never left my side and these dedicated and compassionate men who took time out of their day we made it down the trail safe. I have the utmost respect and gratitude beyond measure for their help in immediately creating a shield of the edge and blocking my view of the steep drop down. Advising me on how to properly manage the terrain and calming me down with small jokes along the way. Their patience is outmatched and the call was above and beyond their duty. I cant say I will ever hike that trail again but I have a newfound appreciation for the men and women of service who are dedicated diligent kind compassionate and empathetic. My hats are off to you guys!! If my memory serves me right especially to Diaz Turner and Arroyo sorry if I got it wrong but you guys are epic!!! Thank you for assisting this "timid" hiker the nicest way of saying terrified and panicked beyond belief. Lol
