    I have had problems from the day I moved in and six months later things have gotten progressively…read moreworse. Although I took the necessary steps to see and walk through my apartment before hand, there were things that still needed to be done a week prior to moving in. I was assured they would be handled before my move in date, they were not. I had to put in six maintenance request and the apartment was not cleaned sufficiently. The garbage I saw during my apartment tour, laying all around the the gated dumpster area was an eyesore to say the least. The leasing agent stated she knew this was an ongoing problem and they were working to resolve this issue by sending out an email to everyone about placing their trash inside the dumpster. Nothing was sent out and the problem still persist. No one picks up after their dogs. There is a pest problem! Even after requesting pest control these things are still around. The amenities we had when I signed my lease were removed. This is a major disappointment when you are one that actually uses them regularly. I had to reach out to the Regional Director just for some sort solution, which wasn't much. I cannot wait for my lease to be up. I considered doing early termination but you have to pay rent until the apartment is rented, and with all the vacancies there's no telling how long that would be.

    God no .you would do better living under an bridged than living here. It flood like crazy to where…read morethe parking lot look like a lake. Let not talk about the trash for an example it been trash bag , soda can , paper and etc ;under the stairs way in my building for about two or more months now. I'm sick of seeing it so I clean it up myself as of May 20 2017 @10am . also their are dog or dogs that are always off the leash nor with their owner . number 3 the fact that parking is number cause their are cars that don't run and never move;for example there are three I see every day one in the front an white(ford)SUV or and in the middle an light color gold or silver (Chrysler )300 with an trash bag on it or maybe the blue (Chevrolet) Jimmy that is halfway in the drive way of the parking lot just to name an few!Also in the building I'm living in trash is everywhere with Roach crawling on the sideway and on the stairs railing yuck. The sign that show the number on the building is about to fall off the building . the manager treated all different for example if you are friend with her she allowed you to live here four months plus months behind on your rent like she did this old lady not to long ago cause she was sick or how she allowing unit 98 to stay here for as long as they need but cuss me out because of an housing authority error which she was told to handle by little rock houing authority I may added I never been late on my rent but can pull up my payments history and see all kind of late fee or maybe the fact we used to get changed $75.00 for trash bag by your door cause we didn't have any place to put it due to the trash can being full all the time.my apartment unit has flood multiple time more like 3 since January up to March it some time would take a days or some time weeks to fix or be halfway clean or fix. I feel the piss poor maintained come from the fact the complex manager has her family member work under her some she don't care what her brother does.which my carpet still has been clean since the last flood in March. If the Gable of maumelle don't get it together I can see them get an big lawsuit or close down do to the code violence I have name . and yes I have spoking with the regional manager ms.smart about almost all these complaints but nothing has been done so far be she ms.smart email me and the attorney General office saying since I'm unhappy with the Gables I can move which to me show that dominium dont care nor respect their residents. What should have been said was we will fix all those problems you have point out. I feel that the CFO and the boards members should do an special visit to see how this apartment complex is being run. PS I will never recommended no one at all. One more thing I don't understand was why does the complex manager tell us how to pay our rent like for example she said not to pay online or in checks but pay with money order but has never give an reason why not to weird to me . thus for come December I will be going and will not have to worry with any of this nor all the code violence

These Ladies Elizabeth Williams, Zaneta Williams, Deandra Summers, and Jalessa Prichett are absolutely amazing! From when I first entered the office, they all were so professional and knowledgeable. They showed me nothing but respect and kindness. Today on May 20, 2025. I can proudly say I'm home. First sight of seeing my new super cute apartment, I fell in love with it. I've never met anyone that can do it better than them. I applied today, I got approved today and I paid my deposit today. I recommend them 10/10. I'm highly satisfied! Come on Move to The Fountain at Maumelle!!! You won't be disappointed! The atmosphere here is Fantastic!

    Under the new management I had yet another leak in early September that was causing pretty…read moresubstantial water damage. I couldn't get any help. I finally go to the office to get some kind of follow up to my issue since the ladies in the office apparently have had plenty time to make TikTok videos but not respond to me. After closing the ticket and telling me maintenance had been there to fix the issue (which clearly hadn't been resolved) I resorted to leaving reviews of my disappointment hoping I could get some help from SOMEONE. Finally, corporate office calls me but it wasn't to resolve my issue, it was to threaten me that if I didn't remove the reviews, THEY WOULD EVICT ME. Granted, legally can they do that. No. Did I have somewhere to go at the time and being under lease? Also no. So to keep the peace I agreed to take them down. Mostly because even tho they couldn't evict me, I knew the staff would make my remaining time there very difficult and undesirable. So I took it down. Let's fast forward to now. Oct 23 I advised the office of yes; another leak. Nothing. I submitted a maintenance request form. Nothing. I go back to the office on the 27th to let them know the coverage area of water in my bedroom floor was growing substantially and I still hadn't seen anyone. They send someone out that afternoon. Once he determined where the leak was coming from which was the fire sprinkler that joined the wall of my bedroom and living room. On both sides, of the wall, bedroom and living room I had to completely Move all of my furniture to the opposite side of the area. Upon doing so they discovered a massive area of mold that was behind my couch from the leak. Another guy came, cut the moldy base boards out. Didn't say one word, came in and sprayed some chemical all over the infected areas, said, "hope you ain't allergic to bleach," and walked out. That was Monday. My girlfriend and I both had to leave because the smell was so strong and causing nausea in us both. Tuesday the 28th I emailed and called the office with no response trying to get a follow up on their plan of action. You'd think they would have tested the apartment for mold, but they didn't. Instead they came in and cutout drywall and didn't cover anything in my apt when they did it so I got drywall all over my stuff and clothes and bed. I call to address this, nothing. On Wednesday, Thursday and Friday of the 29, 30, and 31st. Nobody had been to my apt yet still to do anything about the molded areas, carpets, painting the holes they cut out, nothing. I left Monday the 27th from feeling ill and didn't return until Friday of the 31st. Stopping in periodically off and on to check if any progress Was made through the week after leaving. It hadn't. Well I had no choice but to stay in my apartment that Friday night of Halloween. I woke up so sick. I'm assuming from the mold since id felt fine all week. Unable to get any help yet again with this situation I evacuated the apartment and moved my things. It was torn apart, causing health issues, no progress was being made; and for all they knew I'd been there the whole week because nobody set any expectations for me or would return my call. But they've been really busy that whole week promoting a Halloween party instead of showing any concern about the safety of their residents, because black Mold can be very dangerous. Since nobody was in the office over the weekend I returned today on Monday, Nov 3 to advise them of my evacuation of the property and asked for written confirmation I had notified them and turned my keys in. (Which she didn't give me). The kicker is "Deandra," the property manager and probably one of the worst managers I've ever experienced in my life then proceeded to tell me they needed a 60 day notice and that they would be sending me a final account statement after doing a walk through of the apartment. I basically told her the conditions were uninhabitable for going on over 12 days and no progress was being made, nobody had even been there. Even today on Nov 3 before going to the office i looked; nothing. I felt that was unfair to expect a 60 day notice considering the conditions I'd been forced to either stay in or stay somewhere else to be safe and that I'd contact Corporate to discuss that with them because I also wanted to inquire about reimbursement paying for all of October and not being able to live there the last week or the month. She cut me off and just kept saying, "have a good day," and didn't wanna hear nothing else while basically in a round about way letting me know she really didn't care. Good thing I've gotten everything good and documented with picture for proof of how my last week here went. As I was leaving I saw a lady taking pictures of the dumpster who called out to me sayin how ridiculous it Was, in which I then started sharing pictures of taken as well. Anyone you ask who has stayed there will probably say the same.
