Terrible apart complex and they never repair anything. Had a plumbing issue and there was shit everywhere in the restroom. I talked with management that I could no longer live in a place in such poor condition. They agreed to not charge me fees for leaving early because of the situation. Seven months later without notice they sent it to collections. This apartment is the worst in Cleburne with dishonest owners. Im charged for something I couldnt even live in. How can you send it to collections without mailing the bill to me. Being charged for a place that was in terrible condition. And full price and cancellation fees. What did they really expect me to so live in a apartment that the pluming leaks everywhere. read more

I do love living at The Arbors of Cleburne apartments just a few issues to fix with the washer and dryers

We have lived here for 3 years. I read some of the complaints and either I don't get it or a lot changed before we got here because we have absolutely no complaints! We are on the side where parking sometimes is difficult but if its full we literally have to walk an extra 20 seconds, no big deal and it rarely happens. Management has always been wonderful! They are helpful, nice and any maintenance issues have quickly been resolved. Our building was having an issue with one renter and once management was notified they quickly resolved the issue. If you're looking for a safe, nice place to live my family highly recommends the Arbors of Cleburne. read more

Great staff, great location, old apartments, old appliances, REALLY bad insulation you can hear everything!! Last time I was at the office I was told everything was good and I didn't owe anything but 3 YEARS later we get a letter from COLLECTOR!!. I also remember their office hours was never right, sometimes I had to wait to see if someone would show up because it showed it was opened or just go back to the apartment because it was closed, and I'm not taking about lunch time. Good location, not a lot of heavy traffic and well kept . Accounting office uses bookie tactics Learned the hard way to keep all your paperwork and don't trust the billing service they employ .... Do to unforeseen circumstances had to terminate lease early . Did the notification process and played nice by continuing to pay the rent till the next tenant took over . They refused to let me just drop one large final payment so had to continue to pay the communal sewage & water bills. In the end both their office and billing service said I was good and current with the finale payment to cover cleaning.. almost 2years later get my first and only notification they are wanting another $700 via a collection service . For an additional clean up fee , utilities and relet fee . My advice is unless you have a good lawyer or don't this mind them attempting to bleed you . Keep going down the road . read more

Been living here for only a few months in a 2bed 2bath and so far I'm very happy with it, although there are a few things I miss/wish they had that I've been used to in other apartments. I pay roughly $780/mo (which includes water, trash, sewer, and stormwater-drainage costs) for their biggest floorplan of 1007 sq feet. Internet/cable and electricity is separate, which kinda sucks since electricity in Texas is so ridiculously high compared to what I was used to in California. That brings my bill closer to $1000 per month....not bad if you've got a two-income household or a roommate. PROS: Good price for the square footage (but then again I just came from California so....) Awesome maintenance crew that respond right away Online rent pay Attractive grounds Quiet Staff gives you your privacy but is there when you need them Close to shopping/downtown, a gym is right next door Two pools $1.00 laundry Four floor plan options Washer/dryer hookups Safe--surrounded by a retirement village, a funeral home, and a church Within walking distance of a school, if you have kids Pet friendly Large walk-in closets CONS: My A/C has a leak or something so has quit working repeatedly (maintenance has been great though...they just need to allow them to purchase the expensive tools to fix it) Outdated appliances, and the same wooden cabinets I've seen in every other apt I've lived in No balcony No covered parking for your car to escape the unforgiving Texas sun No gym (probably the thing I wish I had the most cause the gym next door...meh) Can definitely hear neighbors downstairs in the bathroom when I'm in mine Pet rent each month in addition to a one-time deposit Renter's insurance required or pay a monthly $10 fee Overall though, I would definitely recommend this place. When we first moved in things were great. Nice neighbors, friendly staff, decent community. That's where the good things about this place stopped. It is nearly impossible to find a parking spot at night, dog poop covering the grass areas, homeless people digging through the dumpsters, and an overall poor layout of the complex/ driving area. Do not move here if you have a truck, because it is nearly impossible to drive through here with. On December 18, 2013, we were not in the unit for 45 minutes. When we returned home, we found a window smashed, front door open, and all of our belongings stolen. Everything electronic, every firearm, hunting supplies, and wrapped Christmas presents under the Christmas tree were stolen and all of the cabinets and drawers were opened. Our door was locked and so were the windows. Somebody smashed our window, climbed in, and robbed us cold in broad daylight. Wanna know what management did? Repaired the window. No accommodations were offered at all. We are now trying to move to a SAFER area, and they will not let us out of our lease. In fact, they are charging us 2 months worth of rent to move out. Because 60 days ago we knew we were going to get broken into and robbed and didn't give them a notice when we figured out we would get robbed? Our economy is based on payment for service, so when we signed a lease to pay a monthly rate for 12 months of a provided living quarters, we expected to be provided a residence in which we felt safe. Isn't that the one place in the world you should always feel safe, your own home?!?! We, however do not feel safe at all. And when we apologize to the office for having to break the lease, their response is "sorry this happened to you, but go ahead and make that check out to Arbors of Cleburne." Personally I believe this is an inhuman response to someone else's horrible circumstances. Sorry you lost everything but just make out a check payable to us and then you can go somewhere that actually IS safe! These are facts. We have never caused a problem or disturbance here. We are honest, good people that had a stroke of bad luck. Whatever Management posts as their standard, impersonal response, it is a load of crap. If they actually cared, they would let us move out scotch-free and we wouldn't have to post such a negative review. We would not recommend living here to our worst enemy. DO NOT MOVE HERE IF YOU HAVE LITTLE KIDS, ELDERLY, OR A FAMILY YOU CARE ABOUT AND LOVE. IT IS NOT SAFE. Don't make the same mistake we did. read more
