OK, i'll start with responding to Salim's review first:…read more
1. Yes, Suanne Meyer is very difficult to deal with. She likes to be authoritative, but i find her to be lacking intelligence. In other words, she likes to rule the roost, but her intellect doesn't match her ruling hand. I don't care for the woman and I'd dare say she doesn't care much for me either. Fine. She is the administrative head. I try not to deal with her unless I have to. With that being said, she isn't unreasonable. She just STRONGLY enforces the rules, even some rules which are outdated or were created for other reasons. I highly doubt she wouldn't pay for a wall to be fixed if they needed to open it for water damage. That doesn't sound right at all. As much as i don't like her personally, she is even handed when it comes to managing the place.
2. Yes, the water pipes in this building aren't the best. We have added insurance because they've been a nuisance. I personally (knock on wood) haven't had an issue, but other units have. But this may be something all high-rises deal with -- not sure.
3. The building was originally built as Legacy apartments -- NOT condos. So the construction isn't A construction, but it's B+. It's not horrendous at all. I have lived here for about 14 years and rarely hear a neighbor from my unit. There is absolutely ZERO wrong with the foundation, so ignore Salim there.
4. This building is the most heterogenous building in midtown and for that reason i wholeheartedly love it! Some buildings are about 70% pretentious queens in midtown --side note, i'm gay. This ain't it. It's mixed with gay, straight Ga Tech grad students, young married couples, and retired couples. You also see a tremendous mix of races: white, black, Hispanic, Asian. Love it! It's like a melting pot! For this reason, our annual Christmas party and July 4th party are so much fun! 8 year old kids and 70 year old adults shooting water guns at each other in the pool! People in this building are also enormously friendly and well educated. I love my neighbors!
5. This building does have 397 units. It is big. But the plus side is that it allows the building to keep HOA fees manageable. At smaller buildings it is easy to see 1 BR units in midtown with HOA fees of $450-$490 a month. This building has fees in the mid $300s for 1 BR and low to mid $400s for 2 BR units. That's nice. Especially when this building has some of the best amenities in midtown: heated indoor swimming pool, outdoor pool, mens and womens sauna, ab room, cardiotheather, free weights, all new machines. Top floor outside patio overlooking the city also a nice amenity. Gas grills by the pool for community use. Gated dog park on premise for walking dogs.
6. As Salim said, the location is fantastic! just one block off the park and one block off of Peachtree. You have the best of both worlds.
7. The concierge staff is largely fantastic. The manager, Chermaine, makes Suanne seem Christ-like; she should be avoided at all costs. Whereas Suanne can sometimes be annoying, Chermaine is down right draconian, getting cheap thrills from any hardship she inflicts. Fortunately, she was "promoted" and rarely works at the property anymore. The acting manager, Cashawna (sp?) is very professional, polite, and fair. She's also very nice. Most of the rest of the staff are quite kind and helpful. But you'd be quite hard pressed to find any friend of Chermaine. A nastier woman has never walked the face of this planet. All of my vendors have commented on how utterly mean she is. But again, ,she is largely gone from the property these days. She only subs in when a key staff member is out for a prolonged period.
