BEWARE OF Michael Nox!! He sounds professional on the phone; has a great looking website; but does not do a good job at all. He undervalued our house by half and when I tried to explain to him the difference between our house and the ones he used for comparisons; he just kept telling me that he was correct and that he was sorry that my house was not worth what I paid or even worth what it was originally built costing. He said he would review any additional information I sent him, but he would not even reply. He is very arrogant and uninformed. Be Warned - stay away! read more

The worst appraisal ever! They didn't even try to do their job. They gave me an appraisal for $60K less than the sale price of the home. He ignored the fact that we remodeled the entire inside and outside of home. He used old outdated comps. I told him I did not recognize his voice and there has only been two people here at my home to see the property. I asked him why in his comparable he had not factor in the "premium corner lot" the one that I paid $15,000 extra in year 2003? He said he knew nothing about my property! I asked him then why is it signed by you? He literally hung up on me. This house has a 5/4 the two car garage was many years ago converted into a 5th room (PERMITTED GARAGE CONVERSION INTO A ROOM). It is pretty much appalling that this guy is still in business once you discover how grossly incompetent his is. Unfortunately, that was something we had to discover first-hand. When selling our house this summer, we had the misfortunate of meeting Michael (who has all the friendliness and charm of a rattlesnake) when our buyer's agent inexplicably chose him to appraise our home. At a time when the real estate market is smoking hot, this fool appraises our home for $9000 less than what we had purchased it for 2 YEARS AGO. Not to mention that we had added an additional bedroom to the place as well as a great many other aesthetic improvements. His laughably low appraisal was almost $80k less than what we ultimately sold the house for. To add insult to injury, his incompetence threw a wrench in the gears of our selling process and ultimately cost us hundreds of dollars due to the delay in closing. STAY FAR AWAY FROM THIS FOOL! I plan to find out if there's some sort of "board of appraisers" I can report him to and, God willing, get his license pulled. read more

If you want an appraisal by someone that just looks at MLS sales and square footage of your property, this is your guy. If you want a true, accurate appraisal, I would look elsewhere. He doesn't look at condition or anything other that what other homes in the area have sold for with the same rooms, baths, and square footage. He spent a total of about 30 min. doing our property and considered nothing but the basics. His appraisal was about 30% off the price that a national realtor suggested we list the property at. If you don't mind wasting $450+ for something you can basically do yourself, by all means give this guy a call. You get the picture. read more

I should have gone here to read up on their reviews before paying an arm and a leg for an appraisal that was way off. We hired them to get an estimate of how much to sell our house for. They went through the house and provided an appraisal within a few days. Unfortunately, their appraisal was way off. We sold our house for over $210k more than their appraisal. What a waste of $750 and lost of potential from not putting our house at a much higher price. I WOULD NOT RECOMMEND. They do not know the area. We lived in one of the most prestige neighborhood and they commented that it is "actually not that nice". If you are looking for a more accurate appraisal, please look else where. Again, we lost money for hiring them and then lost money again for not posting our house at a higher selling price. I even spoke to the owner and he also has no idea what is going on and backed the appraisal. What a joke. read more

Shocked! the 1st appraiser (a trainee, which I did not know) came to my house, never asked me anything about any upgrades and walked around measuring rooms and taking photos which I thought was normal having had other appraisals done before. After an hour, another appraiser showed up saying he was the appraiser! Come to find out he was the boss, supposedly training the young man! He showed up 5 minutes before the trainee was done...My appraisal came 50k under value!! they used old comps, one in my neighborhood that was 2 1/2 year old when a sale was done less than 1 year for much more, used estate sales and homes that were not comparable to mine in older neighborhoods. the buyer ended up switching their bank to get another appraisal which came in 55k more! do what you can not to have this company do your appraisal! read more

Not sure how this guy has a license. My realtor provided invoices and receipts totaling in $79k worth of renovations done less than a year ago with dates obviously attached and Michael wrote in his report "property has not been updated in 15 years" and appraised our property ONE HUNDRED THOUSAND DOLLARS under what we were under contract for. He also deducted money for "not having a laundry room" yet attached a picture that he took of our laundry room.... Not sure if you call that negligence or incompetence, or both. When my realtor called him to discuss the mistakes on the report he quickly interrupted her and said if she has a question she can email him. Knowing that he didn't bother opening one email providing statements of the renovation, she went ahead to discuss the blatant mistakes anyway and he said she didn't know what she was talking about and he stood by everything he wrote. I'm not sure how she was able to remain professional after how unbelievably rude, disrespectful, and unhelpful he was. We are now having to come out of our own pockets to reappraise the condo and push back our closing date. Every negative review written here hits the nail on the head with this guy. It actually pains me to even give him 1 star, he deserves 0. read more

If you ever see that Appraisals By Michael is coming to appraise either a property you are selling or buying, save yourself the frustration and just find a new lender because the odds are that he'll do a terrible job. Not only did he arrive 3 hours prior to his scheduled time, providing only 10 minutes notice, the sheer number of inaccuracies in his report, including one's that contradict themselves within the report itself, was astounding. You'd think he was appraising a different property if you didn't know better. Even just simple things like stating that a garage is built in versus attached, which there is a distinct difference in the appraisal form for this distinction, should be at least the bare minimum of expectations. Or how about how he took a picture of a wood fence and labeled it as chain link. His inability to actually perform an accurate appraisal will undoubtedly leave your house being undervalued. And should you try to go back with any questions, expect him to double down, often in as unprofessional of a manner as he conducts himself in person. I was fortunate enough to get a second appraisal from another company who actually knew what they were doing and appraised it at a much more accurate market value, which was $70k more than this joke of a company. Did I mention that he was blatantly rude to my 2 year old daughter? Beyond missing the mark on the bare minimum of expectations for even a novice appraiser, his lack of professionalism makes him the worst option for you in either you buying or selling needs. Believe me, search elsewhere rather than waste your time, money, and sanity working with him. read more

I received my report within days and was please that the value for the house was much more then the seller was asking. Asked for an appraisal. He came on time and within a week, however he was on the phone the entire time trying to get other business. Did not ask about our 60K updates in the past 3 years or about the neighborhood (which is in high demand) or schools (rated all 10's). The appraisal came back at the price of the house we paid for 10 years ago!! He compared it to other houses similar to ours. Note: the other houses did not have all the upgrades and were not in this neighborhood. I asked him if he could either come back and do another appraisal or give us our $375 back. He refused and basically showed how he was right and I was wrong. I then pulled out an appraisal from 3 years ago when we refinanced our house that was 75K more than the appraisal he just did. I asked him again to either come do another appraisal or give us our money back. He refused again. We listed our house in March and it sold for 100K above his appraisal! I would not recommend getting an appraisal from this company. One thing I learned when working retail in college is that "The customer is always right." (Even if you know they are wrong - you fix it and give them great customer service). In this case, we were correct, especially since we had an appraisal done 3 years ago and it was higher than his. He did not do his research on the school district and neighborhood. Would not recommend. read more

Property has been sitting on the market at EXACTLY his appraised price for 60 days now with not a single offer. Because of lender limitations it cannot be listed or sold below his appraised price. He was given REAL repair estimates and a full home inspection which he said he "might look at" and that "some of it is relevant and some of it 't". I asked him to look at the listing history for indication of market and he said "that's not relevant to what we do". Recently he was asked by the lender to add an REO addendum (an extra charge) in which, despite the reality of the situation staring him in the face, he revised his estimate UPWARD in the REO addendum. If you want an inflated, unrealistic, price for your property this is your guy, it's still 2006!! In this case though he has really screwed things up with his very poor valuation. Oh, and my favorite part was after he agreed to a $25 lower price (approx 7% less) than his asking but when it came time to pay, right after the site visit, he commented that "Oh yeah, you're the guy that wanted to haggle, you know what they say never negotiate with your Lawyer or your appraiser." "Are you really going to burn me over $25?, I always negotiate!" I said. To which he replied "I just won't be able to spend as much time on your file" In hindsight I should have put my pen down at that moment and just gotten in my car and driven away. read more

DO NOT USE THIS GUY! There should be an option to give less than 1 star. This is the worst customer experience I have ever had. We only used him because he was the only appraiser we could find that could come quickly. We should have known then that the reason he was available was because he does not take his time to do a good job, so he can probably knock out appraisals quickly without doing the research required. First, Michael was late arriving, which was not that big of a deal, but when you take off work to be there it is a little annoying. Then the appraisal was a day later than promised. The appraisal came in FAR below what we had expected and what other houses were selling for. Upon reviewing his report, he had used comps that were significantly smaller than my house and far less updated. And one of the comps did not even have pictures of the inside available for comparison. It just happened to be on the same street. When asked how he came to his number he was unable to answer but agreed to look at some comps I knew of that were for some reason, not included in his report. When I sent the comps over, he said that he did not use them because they were significantly smaller than my house. Which made no sense, because ALL the comps he used were much smaller. When I explained this and asked for clarity he refused to respond to my email, probably because he had already been paid. We ended up getting another appraisal and realtors to evaluate and all came back with numbers at least $50,000 higher (a significant percent increase). Unless you are looking for an appraiser to low ball your home and provide a terrible customer experience, pick someone else. read more

I was the buyers broker on a deal with this guy and the only way I could even give him a rating of one star is because he showed up at the property. During the process this guy was sloppy and not accurate. Both the listing broker and I the buyers broker are filing complaints with the State of Georgia. In addition to his horrible attitude the information he provided was so far off he nearly ruined the deal. If you are considering using this person I would think again. I agree with the other recent posts. Michael spent most of his time telling how long he had been in the business and how much experience he had. He didn't ask any information about the property during the process, which seemed slightly odd at the time. Upon completion, he requested that payment be made out to him personally and not to a company. In the end the appraisal was sent late and not in the 48 hours promised. In addition to this, the appraisal figure made no sense whatsoever. The logic and comps stated on the appraisal don't make any sense to anyone who has reviewed the document. Probably one of the most arrogant and self-infected individuals I have ever met. The only conversation that he had any interest engaging in was about how great of an appraiser he was. He has no empathetic sense of urgency and as he says, doesn't really care about how the sale goes. He will tell you about how long he has been doing this and how much business he 'walks away from'. Although he said that he would have the appraisal back in 2-3 days, it took him over a week. When it was received, it was 21% less than the next higher appraisal, and approximately 32% less than the 2 existing contracts on the property. Because the bank was actually surprised by his appraisal and because of it being an FHA sale, they asked for an 'appeal'. His response time was pathetic and irritating to all parties involved. It was a first time purchase for a young couple that truly meant nothing to him. The bank apologized profusely about using him and stated that this would be their last time. Had they read the Google reviews on him beforehand, they would have never have used him. He is just a very smug and affected individual who does not deserve to have a business. read more
