This was the most thorough home inspection I have read. Not only did it cover the traditional home inspection elements with written and photographic descriptions, but Mr. Sanderson details and photographs interior and exterior abnormalities that nearly rival a construction punch list! We paid the average rate for home inspections ($400-$500 for medium sized home) and he spent over 7 hours at the house. The home inspection report was submitted to me within 1 business day after completion of the inspection. His observations were succinct and he offered reasonable solutions without giving undue prejudice to areas of concern. I found that he was consistent throughout his report and neither embellished nor diminished findings which gave strength to the overall integrity of the inspection report. Since I live out of the area of the home, all communication with Emerald Coast Inspection Services was via electronic signatures, emails, telephone and through real estate agent. I would higher Emerald Coast Inspection Services again.

I received a call from Brandon, on Tuesday as scheduled, he was on his way. When Brandon drove up. I looked at the service vehicle. Clean, well maintained, says al lot before the technician steps out. Brandon stepped up to the door dressed in company shirt, introduced himself with a smile. He was clear, he could explain everything very intelligently and quickly. He's a fast thinker and a very smart person. It's great talking to him. He's knowledgeable and he looked at some other things which we might do in the future and also explained how to alleviate the problem. I found that by taking both the nozzles off of both of the hoses where they were leaks, It solved the problem because it stopped the water from coming out of the pipe bib. Considering how bad the economic times are in the prices of today they are pretty reasonable or at least decent and not extreme. Everything else is out of control. I feel safe having them in my home and leaving. I know everything will be fine and I really enjoy having them as my plumber because I feel like I have someone I can trust if God forbid there's ever a real emergency. In the process of selling our home, the inspector had noted "possible bio-organic growth" in attic…read more I knew there was no way this was possible, as I am up in the attic very regularly, and it is in very good shape up there (the roof is also newer as well). To satisfy the buyer however, I had an inspection done by ServPro so that they could write something up for me to give the buyer saying that it had been addressed and that there was no mold. The technician who came out was a very friendly, nice guy. He explained to me that what he saw in the attic was nothing more than discoloration of the wood, and there was definitely no mold. He told me they see this all the time in Oregon, and it's not a very big deal, but inspectors have to list it as "possible growth" just to cover themselves from potential lawsuits. He told me they would treat it with something (though he didn't mention what), take photos of it, and write-up a report to give to the buyers. He was out here for probably 30-45 minutes, including the time it took him to do his thing in the attic. The cost for all this? $500. Truth be told, I'd be leaving 5-stars if it wasn't for the cost. I personally would have expected something like this to cost around $300. I figure his time is probably worth $100-$150 an hour (including driving to my house), plus spraying the product, and writing up the report. So I do feel the price was greatly inflated as they know that in my position as the seller, I really have no other choice but to satisfy the buyer. That being said, if it wasn't for the outrageous price for 30-45 minutes of his time, I would be leaving 5-stars. However, I'm going to leave 3-stars because of this. I have no issues with this company as they were all very friendly, responsive, and polite. I just think that $500 is a bit of "price gouging" for something so simple. I would have had no problem doing this myself, I'm just not an official company, so I couldn't give my buyer a nice letterhead saying there was no mold.
