Parking is always filled and you have to park across the street which I think is so unsafe. I have set up meetings with management about this, and they told me to buy mace as a solution or pay $125 a month for a garunteed space. That is $1500 a year just to park in a high priced rent already! I thought it was extremly disrespectful to tell me to purchase mace if I was concerned about the parking. You also have to pay to get your place professionally cleaned when you move out- yet when I moved in it was dirty, unclean and the water smelled rotten. So where does that fee go to? Despite some nice amenities and a good location, I cannot recommend this place due to poor management and communication. My first issue arose when my car was towed after I was gone for just 15 minutes. I was charged for a parking pass and late fees without being notified, and when I approached management, Jaime, the property manager, threatened me with hefty charges instead of helping. The second issue came during my move-out process. They require a professional cleaning service, which I arranged through my mom's cleaning company. However, after submitting the invoice, they asked for a receipt, which they hadn't mentioned before. When I provided that, they claimed my mom's company wasn't reputable, despite it being a registered LLC. Jaime later admitted she hadn't done a proper search. Finally, they informed me that there were additional charges for missed cleaning items without prior notice or evidence. Overall, my experience with this management has been disappointing, and I hope my story helps others considering moving here or currently living there. read more

The common areas, hallways, gym, landscape, etc. are not well maintained. I should specify and say other than the lessening office and their corresponding flower bed. The hallways have not been swept in months, easily tracked by the trash, hairballs and other items that remain day after day. The hallways smell horribly of either trash or marijuana. Part of the reason is their "valet trash service " which does not exist. You are forced to purchase their trash can and pay a monthly fee in exchange for them picking up your trash and taking it out for you. What this means in actuality is trash sitting in the hallways, outside each apartment, for days at a time. It is not picked up with any regularity and has even sat for 5 days one week. I am forced to take the trash myself to the dumpster or to my office (when the dumpster is full), yet I still have to pay for their valet trash service. My partner and I lived there for 18 months, and the last half of our lease was a nightmare. We were some of the first to move into our building, but after more people began to move in it became quickly apparent that they had not made enough parking for all the tenants. If you get home any time after 4:30 pm it's almost guaranteed you will struggle to find parking, if you find any at all. There is an overflow lot at which you can choose to park and get a credit towards rent. It used to be you could get a credit of up to $200( $100 for up to two vehicles) for parking off the premises but they've decreased that to $50 for one vehicle only. We had an incident one month before our lease ended where my partner pulled up to a spot in order to pick me up and their towing company passed by, reported him, and got his opt out revoked. He was sitting in the vehicle and had been there less than two minutes. Mind you the lot was half empty at that time because it was early in the day. We were charged $100 and late fees for every day of that month that had passed, since it was put in the system as "late rent", even though the incident was on the 13th of that month and our balance had been previously paid in full. When we complained, the property manager, Jaimey, threatened that if she wanted to she could actually charge us late fees back to the beginning of time to when we chose to opt out of parking because that's how far back the opt out was technically being revoked. She pretended to do us a favor by removing the late fees that we should not have even had in the first place, with the condition that we pay the other $100 that same day. All the other things that have been said are true. The office does nothing about noise complaints, they just tell you to take it up with LPD. The valet trash service is inconsistent at best, and even though tenants pay this service directly through Anvil, they do not want to handle complaints and instead just tell you to submit a form with the trash service company. Their mail room is a headache. I once lost an Amazon package that showed up months later, and the lockers for larger packages would jam. You never know whether anyone is going to pick up the phone at the office. There were days I would try to go during times they were supposed to be open, and they were closed with no notice. I lived on the 2nd floor and it was difficult getting my groceries upstairs. There are supposed to be carts/flat beds available for use but these are often nowhere to be found. The place is poorly built and yes it's true that there are cracks along the walls already. Even the process of moving out and getting our deposit back has been a headache. They require the tenant to pay for professional cleaning and carpet shampooing, and take it out of the deposit if no receipt is provided. This would not be a problem if our apartment had at least been clean when we moved in, but they clearly had just finished building and could not be bothered to hire a cleaning company since we were the first tenants and there was no one before us to pay for the service. Upon move in there was dry plaster on the floor, dust and debris everywhere, paint splatter, and painters tape left in many hard to reach areas. We didn't mind at the time because we knew we could just clean, but now we are being charged for some of these things like the paint splatter and the painters tape. What could we possibly have to do with the painters tape behind the washer and dryer? Why would you think we were painting.. would we not have touched up the paint in the bedroom that we are being charged $175 for? All of this to say, I encourage you all to think twice before signing a lease with Anvil 38. They do not care about their tenants. They care about how much they can squeeze out of them, and I would not recommend living here to anyone. read more

Pros and cons for sure. Never had parking when I would come home in the evening. The small markets were nice but the fridges were always locked. The apartment is really nice overall but the management is not that great. They never pick up the phone. The only person that was genuine and nice was Kurtis. Every time I brought up an issue they would tell me they can't do anything about it. I would maybe recommend this place if parking was always available and the water didn't smell bad. Shower always smelt like eggs. Their water is the most horrible water. Common areas and amenities in the building were overall solid. Mail room is actually terrible and they charge late fees for having a package in there for 3 days. I travel every weekend so I got charged late fees every single week. Decent prices for off campus housing if you're a student. Pets are allowed which was great as well. Moved out and they charged me for cleaning fees even though the apartment was basically clean. Why require a cleaning service to come when you can do it yourself? They're lazy! I liked the apartment but I'm glad I was only living there for half a year. Heavy emphasis on the parking aspect especially if you're a woman. It's unsafe to park so far from the building in the middle of the night with no sidewalks. read more

Only giving this a one star rating since it's located in a good area but otherwise I wouldn't give them any stars! Everything in the new building was rushed. Upon moving in our unit, it was NOT clean. There was still tape everywhere, plastic half ripped off, stains on the floor, cracked cabinets, loose shower heads, huge crack in bedroom corner wall, dust, door hinges not fully secured, and overall just messy. Remind you my partner and I were the FIRST to move into the unit. The walls are so thin you can hear everything your next door neighbor is doing and upstairs, and I mean EVERYTHING! I complained to management before and they seem to "care" but in reality they do not. I have never been with an apartment with such money hungry management. They never answer the phone. They FORCE a $35/45 fee for valet trash even tho it's barely available and on top of that they make you go throw away your own trash on days they "can't" pick it up. What's the point of charging for it if it's not available all 7 days of the week and make YOU take it out yourself. Their parking space is horrible. They built a whole new building with barely any parking space so some days you have to park at the community college behind them. There's good people that work for Anvil like the maintenance guys, they're great! BUT the manager Jaime is as bad as they come. She has a "I don't care" and"that's not my problem" attitude! I would NOT recommend Anvil to anyone. There are WAY BETTER options. read more

One Star for this place is too many stars. If you're thinking about renting from here RUN. These are the most unprofessional group of "managers" (and I use that term lightly) I've ever seen. I'm listing only a few of the "major" problems we've had. If I listed them all, we'd be here all day. First, the noise is out of hand. There is no peace when you're in your apartment. Dogs bark 24/7, doors slam, people yell and fight. Several complaints have been made both formally and informally and I only get met with rudeness from management. Their answer is to call Lafayette Police Department. We all know LPD has lots bigger issues than dealing with things that property managers should be handling. Second, there is often dog waste in the hallways or elevators for extended periods of time. There was poop in the hallway and urine in the elevator for days! The upstairs neighbor lets their dog go out on the balcony and pee and the urine runs down onto where we sit. Also they threw a puppy pad with dog poop on ir down onto our balcony. The dog barks non stop all day and all night. Again, I've complained and nothing gets done. Third, it's very poor construction. There are large cracks in the walls in the bedroom. I went to go outside one day and my door handle completely fell off. The internet isn't reliable. Fourth, the parking is atrocious. Maybe even worse than that if there is such a thing. They try to pressure you into paying to park. There are not enough spots for the amount of tenants they have. They have a "contract" with a shady towing company to come tow tenants cars and then charge them over $300 to get it back. In other words, they are in the business of stealing cars and then holding them for ransom with the tenants hands tied and forced to pay $339 to get their vehicle back that was taken from their own home. I have zero doubt Ironman Properties and/or Jamie the manager is benefited financially from this. This happens to tenants who have the correct parking permit AND who have it displayed according to the terms of the lease. If you try to contact them about it and they happen to bless you with their reply (which is doubtful), they give you the runaround and change their story as to why it was tied. I have them both recorded in person/on the phone and in email in so many lies it's hard to believe. Fifth, they force you to pay for valet trash service (instead of taking out your own trash)- only the service is so hit or miss you're definitely not getting your moneys worth. IF they show up, it's rarely in the designated times that are stated in the lease. I am not kidding when I say this place is a total nightmare. We have filed complaints with the Indiana Attorney General and the BBB in hopes to warn others and keep someone else from the same horrible experiences. I am sure I'll get some generic AI generated reply about how they're so sorry, but do yourself a favor and RUN from Ironman Properties and Anvil 38. You'll be glad you did! read more

Terrible place to live. Does not keep up with the buildings infrastructure. Loud beeping sound coming from the elevator outside of the hallway all night that is very disruptive. When trying to contact emergency maintenance they were rude unfriendly and unhelpful. You are also most likely going to receive mailing issues as many different tenants have complained about not receiving their mail at a timely manner or at all. Claims there is a valet trash service but limits the hours for pickup which can be inconvenient to people. Overall I would not recommend living here with the constant noice disturbances and mailing issues it's just not worth it for the price. Definitely leaving after my lease is up. read more

This morning, a few days after the Thanksgiving holiday, I was cited for "excessive waste.". I had two bags of trash in each of the tiny trash bins they provide. We had no trash pickup Wed-Saturday over the thanksgiving holiday and now we are being cited for having "excessive" waste. Further, the rules stipulate that two bags in each bin is acceptable. This is just another Trumpian capitalist scam by the owners who like to make a quick $25 off their residents for breaking "rules" that they change and hold no accountability to their vendors. They don't care about their residents, they care about getting rich. A disgusting predatory place. read more

My experience as a tenant at Anvil 38 has been very very poor. The apartment was very dirty when we moved in with our baby. The apartment management has also opened our USPS mail box without our permission. The noise from upstairs apartment is relentless. Despite us bringing this issue with them multiple times we are yet to notice improvement in the sound levels disturbing our sleep and health especially during night(s). Elevators also have broken down (multiple times) in the past forcing us to take the stairs. Moreover, several times I have noted wrong charges on my rental account. The outside sidewalks / premises have been slippery in the morning(s), at times making it dangerous for me to navigate. Rent was increased by over 35% in just 6 months of our stay. They even charged me hundreds of dollars " as cleaning fees" though the apartment was cleaned by us and left in excellent condition. On my rental portal I have noticed several deductions from my deposit for frivolous reasons. Overall very very disappointing experience. Addendum(s) below are in response to the property manager's reply. Addendum1: The apartment was very dirty when we moved it. It is documented in emails/ pictures sent to property manager when we moved into. Addendum 2: The reply from the apartment management claims that my USPS mail box was opened to place my mail. My USPS mail box was actually opened without my permission to place an incorrect late charge notice directly by the property management. All of this is already documented in an email that I sent to the property management at time of the incident. Addendum 3: The property management has failed to address the multiple noise complaints satisfactorily. The landlord has the responsibility for resolving noise disturbances especially when these are at odd hours and are consistent and incredibly loud and are impeding on a tenant's right to quiet enjoyment.
