EVER. unprofessional & rude. make sure you get everything in writing because they will scam you if not!!! SO glad to now be somewhere where communication and honesty are valued. really gives you peace of mind. i know multiple people who also could not wait to leave. there are sooooo many better options for places to stay. beware.

When I came across Pheasant Run, I spoke on the phone with Shelly who I thought was the absolute most accommodating and nice person I had ever met. Beware: things changed. She had showed me an apartment available for my needs that would be ready for my move in. However their policy prevents them from showing the apartment if people still reside. Being naive, I signed for it anyway. On our move in day, Shelly was conveniently not there. We arrived to the apartment and saw the inside for the first time and immediately realized it was not going to work - it was full of cigarette smoke. This property is NOT smoke free. Being the year 2018, I did not realize there were unhealthy complexes that allowed smoking in the rooms and on the premises. With my SO having a smoke allergy, it was not going to work. Because of this, the only other apartment available for us was more expensive and they did not offer any accommodations due to their inconvenience. We moved in but quickly realized my SO's smoke allergy would prevent us from staying. We got a doctor's note and submitted it to the headquarters in Carmel which was another lengthy and inconvenient process in and of itself. In the meantime, our neighbors smoked in the hallways which seeped into our room. On top of that, the neighbors had people constantly coming in and out, loud noises, kids roaming everywhere, and ankle bracelets on their legs. Being out in the complex at night was an unsafe experience with lack of lighting and lots of shady congregation. All the while we were dealing with this process, Shelly - the person who catered hand-and-foot before you sign the paperwork - was magically no where to be found, did not return any phone calls, and coincidentally didn't recognize us anymore. This place is a fraud and more than that it's unsafe both health wise and physically. There are plenty of great places in Lafayette to find housing but this isn't one of them.

The coffee in the main area became cheap exotic Great Value brand flavors that no one would actually drink (sat for months). The trash compactor breaks...and stinks in summer. The parking lot and shared indoor areas are not kept clean. Poop once sat outside of the back entrance for weeks. They got caught charging tenants different rates for electricity (!). They left one of our neighbors' heat broken for months during winter. Left someone else's AC broken during hot months. They act like richards when you ask them to do their job and they do the bare minimum (i.e. least expensive thing) to temporarily fix issues knowing full well it will just break again. They do shady ish with leases too, so be careful. And they had the audacity to raise the rent despite all of the above. A horrible lazy, cheap group trying to maximize profits at their tenants' expense. Can't wait to hear about baby's first lawsuit. Would love that for them! P.s. Purdue used to go after landlord's on their student's behalf. I wonder if they still do... Just thought I'd mention that. Cheers!

    My overall experience has been poor at Regency Springs. I have lived here for a little less than a…read moreyear and have had a poor experience with management as well as the condition of the apartment complex. I would not recommend signing a lease with Hunter Properties. To begin when I first moved into my apartment it was a disaster. It had been trashed by the previous tenant and never properly cleaned/managed after they had moved out. The apartment reeked of cigarette smoke, mold was found throughout the as well a layer of filth that covered the rooms. Hunter Properties did not inform us of the condition of the unit, but still, however, let us move in. The filth and smell made the apartment inhabitable and we were unable to actually live in the apartment for the first three weeks of our lease. We soon had no choice but to live in the unit in an unfit condition due to classes beginning. We were told multiple times that the problem would be taken care of, however, it was not. It took over three months for them to finally find a solution to the problem that merely fixed the issues. Everything that has occurred in our time of the lease should have been handled before we were even given the keys to move in. The staff was unapologetic and lacked empathy for the situation they put us into (May I even say rude). We were not reimbursed in any way and took over three months for them to find solutions to our problems. They did not communicate effectively and ignored emails as well as phone calls. They placed blame on each other and supply-demand issues instead of finding solutions to our issue. It is now 8 months of living in the apartment and we are still dealing with the smell of cigarette smoke and have two missing cabinet drawers that have not been replaced from the time we moved in. Our belongings are littered with the smell including my furniture. In relation to the apartment complex: Poor management and response time. The hallways, stairwell, and elevator are always littered with trash The layout of the unit itself is nice and spacious. The apartment is within walking distance to the downtown making it convenient. The gate into the parking area is often broken allowing anyone to enter. The neighborhood turns bad immediately south of the complex. The workout room is unkempt. There is no recycling on site.

There are definitely pros and cons to keep in mind however. I will start with the pros: Location: It is a GREAT place if you are a student because it is a 7 min drive to campus and it is literally 2 mins away from downtown. It's also only 8 minutes away from the mall! So the location is absolutely perfect no matter where you want to go. Staff: Everyone is so friendly. Andrew is extremely reasonable and willing to work with you. Jasmine is new but super nice and helpful. Jacob and Wayne from maintenance are really nice and care about doing the job right. Everyone is great. Storage: The kitchen has SO MUCH ROOM to store stuff. Half of my cabinets are only half full because I can't possibly buy enough to keep them fully stocked. The closet in the hall is also humongous. Scenery: The walking trail might be my favorite part. There is a mini forest behind the apartments. If your lucky, you'll get a trail view window and get to see beautiful nature every time you look out. But even if you don't get the trail view, the trail is always there if you want to get in touch with your nature side. Windows: The windows are huge and let in a lot of natural light. Now for the cons: Size: It is a bit small. It's is definitely perfect for my first apartment by myself, but I think I have quickly outgrown it. The kitchen and bathroom are a nice size, but the bedroom is a bit cramped. My living room feels a bit small too, but it might be because it's also my art studio. Design: A lot is outdated. If you plan on moving in, my biggest tip to you is to plan on replacing lighting if you can. It makes a HELL of a difference. The light fixtures in the other apartments is outdated and makes the place seem dim and a bit dirty. New bright lights will seriously help. I cannot stress that enough. The cabinets and refrigerator are also out of date. The bathroom is just downright ugly. Especially the brown tub. AC Unit: Ok so this one is big. They are having an apartment wide issue with the AC units not regulating humidity right (i believe). There is a shelf built into the wall under the window and above the AC. In a lot of units (including mine), this led to a mold problem under that shelf since it was trapping all the moisture. They took out my shelf and replaced the drywall and are currently looking for a solution to keep that problem from happening again, but just know that might be something you want to investigate if you do decide to move in. I would bring a dehumidifier with you.
